Southfork Mobile Home Park is located at 1301 N Scott Ave, Belton, MO 64012, USA. This address places it squarely within Belton, a city in Cass County, Missouri, known for its balanced blend of suburban tranquility and convenient access to urban amenities. Belton offers a comfortable small-town feel while being part of the thriving Kansas City metropolitan area, providing residents with the best of both worlds.
The park's location on N Scott Avenue provides good local accessibility. Residents can easily reach various essential services and recreational opportunities within Belton. The city offers local shopping centers, diverse dining options, and community facilities, ensuring that daily needs are met conveniently. Belton is also served by the Belton School District, making Southfork Mobile Home Park a consideration for families with children. Furthermore, residents can enjoy local parks such as Wallace Park, which offers family-friendly amenities.
Beyond Belton, the strategic location offers excellent connectivity to Kansas City. Downtown Kansas City is typically a drive of approximately 30-40 minutes, depending on traffic. This means residents of Southfork Mobile Home Park have ready access to a wider array of employment opportunities, major shopping districts like Crown Center and the Country Club Plaza, diverse entertainment venues such as the Starlight Theatre, and cultural institutions like the Nelson-Atkins Museum of Art. This blend of local convenience and metropolitan access makes Southfork Mobile Home Park particularly appealing for those who desire a quieter community life without sacrificing urban opportunities.
Southfork Mobile Home Park, like many communities managed by RHP Properties, aims to provide a comfortable and engaging living environment for its residents through various services and amenities. Based on publicly available information and common features of such communities, residents can expect:
- Lot Rental: The primary service involves the leasing of individual plots of land where residents place their manufactured homes.
- Utility Connections: Sites are equipped with hookups for essential utilities, including electricity, water, and sewer. Residents are typically responsible for their individual utility bills, though some sources suggest specific arrangements may vary.
- On-Site Management: Professional on-site staff are typically available to manage the community, address resident concerns, and ensure the upkeep of common areas.
- Community Amenities: Southfork advertises a range of shared facilities designed to enhance resident lifestyle, which include:
- Clubhouse: A central gathering space for residents.
- Swimming Pool: An outdoor pool and kiddie spa for relaxation and recreation, especially during Missouri's warm months.
- Playground: A children's playscape for younger residents.
- Basketball Court: For sports enthusiasts.

- Planned Social Activities: The Project Access center offers child, adult, and family-friendly classes and activities, fostering a sense of community.
- RV & Boat Storage: A convenient feature for residents with recreational vehicles or boats.
However, it is crucial to address conflicting feedback regarding management responsiveness and transparency, particularly concerning deposits and communication. One review states, "NOBODY answers the phone. But they will email you back a week later. Management is ass! If you move into this place, HAVE AN ATTORNEY READY AT ALL TIMES! These people are crooks!" This starkly contrasts with another review that states, "they are making it super easy and stress free to get the process going!" These disparate experiences highlight the importance of direct communication and due diligence from prospective residents to clarify management practices.
Southfork Mobile Home Park presents several features and highlights that are promoted to attract residents, offering a vision of community living with amenities. These points are worth considering for those looking for a manufactured home:
- Comprehensive Community Amenities: The presence of a clubhouse, swimming pool, playground, basketball court, and even nature trails and a pond provides a rich recreational environment for residents of all ages. This is a significant draw for families and individuals seeking an active lifestyle within their community.
- Pet-Friendly Policy: The welcoming stance towards pets is a major highlight for many prospective residents, acknowledging the role pets play in modern households. The availability of areas for walks and play is a benefit.
- Planned Activities & Engagement: The mention of a "Project Access center" offering various classes and activities suggests a commitment to fostering a vibrant and engaged community, moving beyond just providing lots for homes.
- Strategic Location in Belton: As previously noted, the park's location in Belton provides both local convenience and easy access to the extensive amenities of Kansas City, offering a balanced lifestyle.
- Variety of Home Options: The park reportedly offers "charming homes and lots for every need and every budget," suggesting flexibility in finding a suitable living arrangement.
However, it is critical to address the significant negative feedback concerning management. A former resident explicitly states, "Management is ass! If you move into this place, HAVE AN ATTORNEY READY AT ALL TIMES! These people are crooks!" and mentions difficulties getting deposits back and unresponsiveness regarding communication and property issues ("can’t have a stick or leaf laying in the yard, then when you sell out, GOODLUCK getting your deposits back"). This direct conflict with the positive review ("making it super easy and stress free") underscores a potential inconsistency in resident experience. While the amenities are appealing, issues with management responsiveness and perceived unfair practices are major drawbacks that prospective residents must thoroughly investigate.

Given the conflicting nature of resident reviews, it is paramount that prospective residents utilize this contact information to directly engage with the park management. It is highly recommended to inquire specifically about the park's rules regarding yard maintenance, deposit return policies, and the typical response time for maintenance requests and general inquiries. A personal visit to the community to observe its current condition and atmosphere firsthand is also strongly advised. This proactive approach will enable you to gather the most accurate and up-to-date information directly from the source and to assess whether the community's operations align with your expectations for a living environment.
In conclusion, Southfork Mobile Home Park in Belton, Missouri, offers a community-oriented living option for individuals and families in the Missouri region, particularly those seeking manufactured home living. Its advertised amenities, including a swimming pool, clubhouse, and playground, coupled with a pet-friendly policy and planned activities, create an attractive vision for a vibrant community life. The park's location in Belton provides a convenient balance of local accessibility and connectivity to the greater Kansas City metropolitan area.
However, for locals considering Southfork, it is crucial to reconcile the positive promotional descriptions and some smooth move-in experiences with the significant concerns raised by other residents regarding management's responsiveness, communication, and issues with deposit returns and property upkeep. These contrasting perspectives necessitate a cautious and thorough investigation. While the amenities and location hold appeal, the reported operational challenges are critical factors that could significantly impact the living experience.
Therefore, Southfork Mobile Home Park is potentially suitable for locals who are prepared to conduct comprehensive due diligence. This includes direct communication with management to clarify all terms and policies, a personal visit to assess the community's current condition and management's active presence, and perhaps even seeking independent legal advice regarding lease agreements and tenant rights in Missouri. By taking these proactive steps, prospective residents can make an informed decision about whether Southfork Mobile Home Park truly aligns with their expectations for a secure and well-managed home in Missouri.

Feb 12, 2025 · Tryston McconkeyIn the process of trying to get moved in to the area and so far they are making it super easy and stress free to get the process going!
Mar 09, 2025 · amber lainI lived here for 2 years. I did have to move because every year the lot rent and the trailer rent goes up. But never had an issue with anything. As long as I lived here. They make good landlords as long as you pay your rent on time. They like you.
Jun 28, 2024 · Minnie “Mini” OffieldI just moved into my home at Southfork last week and my experience has been wonderful. The manager (Beckie) and Krystal have been very kind, accommodating and responsive. I applied on a Monday afternoon, I was approved by Tuesday and moved in on Thursday. The neighborhood is quiet, neighbors are friendly, the grounds are well kept and I feel safe walking my dogs at night. I absolutely love my home and am thankful to have found this community.
Apr 11, 2024 · IlonaWe just bought our home here and we’ve had nothing but a positive experience. Everyone is so kind and welcoming in the office and that made this so much easier. This will be an adjustment for our family as we are downsizing by a lot, but this process has been a breeze. Thank you again for helping us and being so genuine. Keep up the amazing work!!!!
