Somerset Mobile Home Park, situated in the village of Somerset, Ohio, aims to provide an affordable and community-oriented living experience. One perspective highlights it as a "great place, affordable rates," boasting "A+ customer service" and a "great atmosphere" with "friendly neighbors." This resident specifically praises the park manager, Sherry, as a "wonderful person and a great friend" who "treats everyone equally regardless of race, color, or background," emphasizing a non-discriminatory environment. This view suggests a positive and inclusive community where residents feel valued and supported. However, another long-term resident paints a significantly different picture, describing the park as "run down and trashy" and expressing deep dissatisfaction with the same park manager, alleging mismanagement, selective enforcement of rules, and issues with trash collection. This conflicting feedback indicates that while some residents experience a highly positive and equitable living situation, others face persistent challenges related to park maintenance and management practices. These varied experiences underscore the importance of thorough personal investigation for prospective residents.

The park's location offers a blend of small-town tranquility with reasonable accessibility to larger amenities. Somerset itself is a historic village, providing local shops and services. For broader needs, residents would typically travel to nearby larger towns such as New Lexington or Zanesville, which offer more extensive shopping, dining, healthcare facilities, and employment opportunities. While Somerset is a smaller community, its location allows for a quieter lifestyle away from the immediate hustle and bustle of major metropolitan areas, while still keeping essential services within reach. Based on typical mobile home park operations and the provided reviews, Somerset Mobile Home Park offers fundamental services for its residents, though their execution and resident satisfaction vary according to feedback:
- Affordable Lot Rentals: A primary service highlighted by a positive review is the "affordable rates" for residing in the park, which is a key appeal for many seeking mobile home living. For context, median mobile home prices in Ohio are around $145,339, with average lot rents at approximately $942 per month, demonstrating that mobile home parks can offer a more budget-friendly housing solution compared to traditional homes.
- Utility Provision: The park provides essential utility hookups for water, sewer, and electric. Residents confirm that they "pays for there trash and water with every monthly bill they receive with there lit payments each month." However, one critical review notes issues with trash not being picked up due to unpaid bills by the park, which is a significant concern regarding the reliability of this service.
- On-Site Management: The park has an on-site manager, Sherry, who is praised by some for "A+ customer service" and treating everyone "equally regardless of race, color or background." Conversely, another review describes the manager as "worthless" and alleges selective rule enforcement and lying to prospective tenants. This conflicting feedback indicates inconsistency in management services.
- Community Upkeep: The park is responsible for maintaining common areas and roads. One resident notes "great atmosphere," implying satisfaction with shared spaces, while another describes the park as "run down and trashy" with "overgrown lots and yards" and "infested with stray cats," indicating significant dissatisfaction with upkeep.
- Rules and Regulations Enforcement: The park has lease rules regarding bonfires, vehicle limits, trash dumping, and unauthorized residents, as well as policies for animal fencing and utility trailers. However, a critical review alleges that these rules are selectively enforced, particularly for the manager's family members, leading to frustration among some residents.

- Non-Discriminatory Environment (Positive View): A key positive review specifically highlights that the park manager "treats everyone equally regardless of race color or background" and that "there is no discrimination," which is a commendable and important feature for any community.
- Community Manager Accessibility (Positive View): For some, the park manager, Sherry, is seen as a "wonderful person and a great friend," implying a supportive and approachable point of contact for residents.
- Local Small-Town Charm: Being located in Somerset, Ohio, the park benefits from a quieter, small-town atmosphere, appealing to those who prefer to live outside of larger, bustling cities.
- Concerns Regarding Maintenance and Rule Enforcement (Negative View): Conversely, significant concerns are raised about the park being "run down and trashy," with issues like "stray cats," "overgrown lots and yards," and alleged selective enforcement of rules regarding vehicles, trash, and fencing.
- Management Effectiveness Concerns (Negative View): A long-term resident's severe criticism of the manager ("worthless," "will lie," "not doing her job") and allegations of issues like unpaid trash bills despite resident payments, point to serious inconsistencies in park management effectiveness.

Somerset Mobile Home Park Reviews
Great place affordable rates a+ customer service great and affordable place to be friendly neighbors great atmosphere highly recommend if ever interesting contact Sherry really a wonderful person and a great friend treats everyone equally regardless of race color or background there is no discrimination in this trailer park everyone is treated equally again highly recommend
Oct 14, 2020 · John HamiltonRan down and trashy. Infested with stray cats. Been the same park manager who is worthless (Sherry) for at least five years now that I know of and she will lie to new inquiring tenants about who they will let in the park to live unless it's her family. Furthermore, she only enforces the new lease rules or any rules in the park like no bonfires, more than 2 vehicles per lot, excess trash dumping in dumpster, depending on who or what it is, new people living in lots with current tenants unauthorized or approved, as well as trash and over grown lots and yards. I will also add the fencing policy for animals, many have outdoor cages, houses, fences and leashes that are not allowed in the new lease. Let me not forget the no utility trailers even if they are tagged and registered in the mobile home owners or renters name. I have witnessed the mismanagement from her for years now and she is still there doing the same as she has for years even with new park owner now twice and now a new park management company working with her. One new problem that has been noticed besides the park manager Sherry not doing her job and not siting her family members for violations that currently live in the park, is the trash not being picked up cause the bill wasn't paid. Evem though every lot pays for there trash and water with every monthly bill they receive with there lit payments each month. The first step to improving this park is to rid of the trash that has been there running it for years now. Sherry, Sherri Cherri however you spell it needs to be gone and new maintained crew as well. I could fix and do things better than they all have in this park for years. Sad when they are fixing things and have to ask the owners of there property to borrow tools to fix things that are broken. So sad and that is just a part of what is wrong with this mobile home park.
