This article aims to offer a factual and informative overview of Smith's Mobile Home Park, highlighting what makes it a practical choice for locals in the North Carolina region, based on available public information and resident feedback.
The appeal of mobile home parks in North Carolina often lies in their ability to foster a sense of community, combined with potentially lower living costs compared to traditional housing. Smith's Mobile Home Park appears to cater to individuals and families seeking a long-term residence within a structured environment. While some aspects of community dynamics can vary, the park's foundational services and stated policies create a defined living experience. We will delve into its specific location, the services it provides, and the key aspects that define residency here, offering a comprehensive look for North Carolinians considering this community for their next home.
Smith's Mobile Home Park is located at 2947 Orbie Cir, Fayetteville, NC 28306, USA. This address places it within Fayetteville, a large and historically significant city in Cumberland County, North Carolina. Fayetteville is a hub for military families, students, and a growing diverse population, with Fort Liberty (formerly Fort Bragg) being a major influence on the local economy and community. The park's location on Orbie Circle suggests it is nestled within a residential area, offering a more settled environment away from the direct bustle of major commercial arteries, yet likely still providing convenient access to essential services.
For North Carolina locals, particularly those in Fayetteville and surrounding towns like Hope Mills, Spring Lake, and Raeford, the accessibility of Smith's Mobile Home Park is a practical advantage. While not directly on a major highway, its location within a well-established part of Fayetteville means residents can easily access critical amenities. This includes grocery stores, retail shopping centers, healthcare facilities, and educational institutions within a reasonable driving distance. The park's placement within the broader Fayetteville area ensures that residents are connected to the city's resources and employment opportunities, making it a suitable choice for everyday living for those who prefer a neighborhood setting over direct roadside frontage.
Based on resident reviews, Smith's Mobile Home Park offers specific services that streamline the living experience for its tenants. While comprehensive details on all amenities are not extensively public, the feedback highlights core provisions:
- Water and Trash Inclusion: A significant convenience is that water and trash services are included in the rent. This simplifies utility management and can contribute to overall affordability for residents.
- Optional Lawn Mowing Service: The park offers a lawn mowing service for a charge, providing an optional convenience for residents who may not wish to maintain their own lawns. This can be a valuable service for busy individuals or those with physical limitations.
- Lot Rentals: The primary service is providing mobile home lots for residents to place their manufactured homes. This implies essential utility hookups (though water is included, electricity and possibly sewer might be separate responsibilities, which is common).
- On-Site Management Interaction: There are personnel ("guys in park," "lady that helps you get in," "owners") who interact with residents regarding rent payments and other park-related matters, suggesting an active, albeit sometimes strict, management presence.
- Strict Rent Payment Policy: The park has a firm policy on timely rent payments, emphasizing that they "don’t play when it is time for rent to be paid unless emergency." This indicates clear expectations for financial responsibility.
It is important to note that one review mentions "water n trash is included," which is a clear benefit. However, the same review also indicates a charge for mowing, and another review highlights issues with management control over guests and noise, as well as an owner's son's behavior. Prospective residents should inquire about all charges and policies, and potentially visit the park to assess the community environment firsthand.
Smith's Mobile Home Park offers several features that could appeal to potential residents, alongside some points to consider based on customer feedback:
- Inclusive Utilities: A notable highlight is the inclusion of water and trash services in the rent, which can simplify budgeting for residents.
- Convenient Location in Fayetteville: Situated in Fayetteville, the park offers access to the city's amenities, job market, and military installations, which is beneficial for a broad range of residents.
- Established Community: A long-term resident noted living there since 2020 without issues of "out in street nonsense," suggesting a generally stable and orderly environment for some.
- Optional Lawn Care: The availability of a paid mowing service is a convenience that allows residents to opt out of lawn maintenance if they choose.
- Clear Rent Payment Expectations: For residents who prioritize clear financial guidelines, the strict rent payment policy ensures consistent park operations.
- Helpful On-site Staff (Initial Stages): One review specifically praises the "lady that helps you get in" for being "very helpful" and working with them, suggesting a supportive process for new residents.
- Affordable Living Potential: Mobile home parks typically offer a more affordable housing solution compared to traditional homes in the area, making it an option for budget-conscious individuals and families.
However, it's essential to acknowledge the critical feedback regarding management behavior, noise, and issues with the owner's son. These points suggest potential challenges in the community atmosphere that prospective residents should carefully consider. The perception of "nice neighborhood" in public data might also vary based on specific experiences within the park.

Smith's Mobile Home Park Reviews
Been living here since 2020 never had issues with any out in street nonsense. They have guys in park to mow for you but it is a charge for that. One thing is they don’t play when it is time for rent to be paid unless emergency now the owners might work with you just depends but that’s everywhere you don’t stay no where free. The water n trash is included. When I move I’ll still give good rating
Apr 30, 2025 · JanetThe people that run the park are very noisy and try to control who can stay the night with you and also if you have kids the owners grand kids say bad words I don't even say. I don't recommend this place at all. The owner has one son that stays drunk and will knock on your door or side of your mobile home at the wee hours of the morning. Its just to much to deal with. The lady that helps you get in is very helpful and they work with you she has been very good to us but there is to much that goes on that they say they can't do nothing about.
Oct 03, 2017 · Melissa CardenasThe trailer park is well kept up. The owner works with the deposit if needed. She's a Christian lady and understands what having a hard time is. The park has changed from being rough and rowdy to calm and clean. Come check it out. Ms Vadis McDonald is the first lady to talk to about the rentals. She has other places for rent also.
Dec 27, 2021 · Rhonda rigsbyWhen I signed the lease, I was promised they would run electrical for a washer and dryer and they reneged on that. Even without having a washer, they raised my rent $40 when my wife moved in citing “extra water usage.” One day I went to remove the cover from the panel box to look at it when my receptacles went out and I almost died when it blew up in my face. Still they blamed me and charged me for the damage.
Nov 17, 2020 · Paul HarrisI have been at night and that's usually how you can tell if it's bad. It wasn't. I felt safe and it's not trashed up. The people I did encounter were all real nice!!
