Shady Lane Manufactured Home Community Introduce
Welcome to **Shady Lane Manufactured Home Community**, a vibrant and established neighborhood offering a practical and affordable pathway to homeownership or rental in the highly sought-after Denver Metro Area. Located in Commerce City, Colorado, Shady Lane is an all-ages community dedicated to providing modern, quality manufactured homes just a short commute from the state capital. Situated at 6791 CO-2, this community positions residents ideally to enjoy the urban amenities of Denver while benefiting from a more economically sensible housing option.
Shady Lane operates as a versatile hub for manufactured housing, functioning not only as a residential park but also as a **mobile home dealer** and a **mobile home rental agency**. This comprehensive approach means they can assist Colorado residents with various needs, whether you are looking to purchase a new or pre-owned manufactured home, or seeking a short-term rental solution. Many of the homes in the community are noted by residents as being fairly new, and they are generally well-maintained, contributing to a clean and appealing aesthetic that makes it stand out as being on the "nicer end" of manufactured home parks in the region.
The surrounding Commerce City location is highly appealing for Colorado families. The community is situated within a quality school district, and its proximity to major recreational areas—including a large adjacent public park—adds significant value for residents seeking outdoor activities. However, as is common with manufactured home communities, there are specific, and sometimes strict, rules regarding lot maintenance and vehicle parking. While some residents find management's enforcement of community standards, particularly on parking and property access, to be challenging and overly rigid, these policies are often in place to maintain the overall order and appearance of the neighborhood for the benefit of all. Prospective residents are strongly encouraged to thoroughly review all community rules and communication protocols before committing.
Ultimately, Shady Lane offers a compelling value proposition: the chance to live in a modern, pet-friendly community near Denver at an accessible price point, complete with essential on-site services.

For a Colorado user considering a move to the Denver metro region, **Shady Lane Manufactured Home Community is worth choosing primarily for its exceptional balance of modern, affordable housing and outstanding recreational access.** In a state with ever-increasing housing costs, securing a clean, well-kept manufactured home—with many units being fairly new—just a short, seven-mile drive from downtown Denver is a major advantage. This community truly delivers on the promise of accessible homeownership near a major urban center.
The community's biggest differentiator is the adjacent large park. This offers residents immediate, high-quality outdoor amenities, which are highly valued in the Colorado lifestyle, without the added cost of private club fees. For families, the combination of a quality school district and the nearby Denver Zoo and Museum of Nature and Science makes the location exceptionally desirable.
However, the decision to move here requires a recognition of the operational realities noted in resident feedback. The community's strict enforcement of rules, especially regarding parking and property access, suggests a management style that prioritizes community standards and regulations, sometimes at the expense of neighborly flexibility or personal property privacy. Therefore, Shady Lane is an ideal choice for the local user who:
- **Prioritizes affordability and modern home quality** over the high cost of traditional single-family homes near Denver.
- **Values easy, immediate access to large, public recreational green space** for walking, sports, and outdoor activities.
- **Is a rule-abiding resident** who understands and accepts strict community policies regarding parking and property lines as a means to maintain the community's overall clean and organized appearance.
If you are seeking a clean, pet-friendly home with great location-based value and you are prepared to adhere strictly to community guidelines, Shady Lane offers a smart, practical solution for living affordably in the thriving Denver region.

Shady Lane Manufactured Home Community Reviews
The worst trailer park in management I’ve ever experienced very rude. You can’t even park your car in front of your trailer without getting a tow sticker on it. There’s nowhere to park in the community is no parking signs everywhere management and employees that run the trailer park are very unprofessional, rude, and have vandalized property I have asked them to move the meter to the front so they don’t have to go in my backyard and vandalize the siding of my trailer. Still haven’t moved it. Very excited to move out of this community. Do not move here. I tried to negotiate with the management. They hung up on me were speaking over me, and wouldn’t even let me talk. they just walk in your yard and don’t even knock and ask before going in your yard. Leave your gate open if you have one or pets in the back, you might lose them.
March 18 · Dj CatanzaroI have friends that live in Shady Lane and it's on the nicer end of mobile/manufactured home parks. This is a very quiet community with a large park besides it with walking trails, a baseball diamond and basketball court, amongst other amenities. The manufactured homes are fairly new, with a few exceptions, and generally kept very clean. There were no spaces available so if you're looking to move out regime you're until, you'd best look elsewhere.
January 21 · Marquist Spencer (M)In general I love this place. however there are some things that kind of still hurt my feelings about this place. I'm in the process of selling my trailer and I hope to get it sold soon. The neighborhood looks really great. Very clean. It looked upscale even I would say.
May 03 · Katherine ThompsonIts fun you get to go to the park almost every day if you live in the front I'm #6 so I go there every day the trailers may be small but I don't care because I'm out until 8:00pm I love singing out side do there is life at shady lane
