Didn't stay here because they require 2 months rent in advance. My encounter with the owner was pleasant and she was not at all rude, as others have claimed. She was truthful and honest in her dealings with me. Seemed like a quiet, decent place to be.

Please read very carefully on each paragraph before signing. She like to rush you to sign the lease. And very sneaky on putting extra things you will have to paid. Like mowing your lot thats not on the lease. Or paid for a 50 amp 300.00 that's her responsibility not the tenant. Harassed you untill you want to leave before the 30 days. So will not paid you back the last month rent. She a horrible mean sprit and miserable lady. Also the street up front of the park is very busy road state road 92. So you will hear traffic specially at night and weekend's that's not her fault but she will tell you is very quiet area which is untrue.

Will never go here and I suggest anyone thinking of coming here should seriously steer clear.

When we arrived she didn’t like the look of our RV or vehicles (even though the RV was a 2009) and she had received photos of it before we drove 2 days to get there, and she verbally accepted our reservation. Also told her we had 2 vehicles and she denied that info when we arrived. Anyway, we were told that it is a month to month only rental, $700 per month rent. She relented and finally accepted our tenancy after some discussion, but she was very “rough” in dealing with. We gave her $1400 to stay. After 2 weeks there we decided that the area was not for us…. Seffner is very congested and this park is adjacent to Rt 4 so the noise was annoying. Told the owner that we wanted to move on, at that point she claimed that we broke the 30 day notice & we defaulted on the contract. After trying to explain that it’s a month to month contract and a 30 day notice is moot, she still insists that we defaulted and she was only willing to reimburse us $300 or so dollars. We were more than willing to not expect any funds for the 1st month, but fully expected to receive the $700 for the 2nd month that we did not stay. We left anyway, it then took about 3 weeks of constant conflict & threats for her to reimburse us the $700 she owed us. Thankfully in the end she did do the right thing!
