Located at 1451 Cedar Crescent Dr, Mobile, AL 36605, USA, this park has served as a residence for various individuals and families over the years. When considering any residential community, especially a mobile home park, it's crucial for prospective residents to gather comprehensive and current information to make an informed decision that aligns with their housing needs and expectations.
Mobile home parks offer a unique living solution, often providing a more affordable entry point into homeownership or long-term rental, particularly in desirable areas. They typically involve renting a lot space where a manufactured home is placed, allowing residents to enjoy a sense of community and access to shared amenities. The appeal of such communities often lies in their potential for a stable and neighborhood-oriented environment.
However, like any living arrangement, experiences can vary greatly depending on management, maintenance, and adherence to regulations. It is essential for individuals to conduct thorough research, ask pertinent questions, and, if possible, speak with current residents to gain a holistic understanding of the community's current state and operational practices. This proactive approach helps ensure that the environment meets one's standards for comfort, fairness, and safety.

Based on the provided information, the services offered at Sea Pines Mobile Home Park Sales appear to primarily revolve around providing mobile home lots for rent or potential sale-to-own arrangements. It is important to note that the review highlights significant concerns regarding the delivery and management of these services. Here's a breakdown of what is implied, alongside the reported issues:
- Mobile Home Lot Rentals: The park provides spaces where residents can place their mobile homes, which are then rented on a lot-only basis.
- Potential Rent-to-Own/Sales Options: The name "Mobile Home Park Sales" suggests the park may facilitate the sale of mobile homes within the community, possibly including rent-to-own programs. However, the review expresses strong concerns about the transparency and fairness of these arrangements, implying residents "never get there the way they run the numbers on paper" for rent-to-own, and that management may scheme to "repo" trailers.
- Utility Connections (Water): Water service is evidently provided to the lots, as indicated by the "outrageously high" water bills mentioned in the review. This suggests a metered or billed water service is part of the rental agreement.
- Maintenance Services (Implied): There is an expectation of maintenance and repair services for park infrastructure. However, the review explicitly states, "you can’t rely on anyone to fix anything only when they could possibly be getting in trouble is when they want to apply any rules." This indicates a significant issue with the responsiveness and quality of maintenance.
- Rules Enforcement (Inconsistent): While rules are presumably in place for community order (e.g., regarding parking/towing cars), the review suggests they are applied inconsistently or unfairly, often "last minute" and only when management might face consequences.
Given the severe negative feedback, prospective residents should exercise extreme caution and independently verify the nature, reliability, and fairness of any services advertised or implied by Sea Pines Mobile Home Park Sales. It is crucial to obtain all agreements in writing and understand the terms thoroughly.
Based on the provided customer reviews, the features and highlights of Sea Pines Mobile Home Park Sales are described with significant concerns. It is important to present these as reported by customers, offering a factual overview of the park's perceived attributes:
- Community of Residents: Despite the negative experiences with management, reviewers noted that the "people who actually stay here are very kind and helpful," suggesting a supportive environment among fellow tenants.
- Sales/Rental of Mobile Homes: The park is involved in "Mobile Home Park Sales," indicating opportunities to acquire or rent mobile homes within the community.
- Water Utilities Provided: Water service is available to lots, although billing practices have been a significant source of contention ("water bill being outrageously high").
- Laundry Room On-Site: A laundry room is present for resident use. However, a review explicitly states it was "infested with roaches," indicating severe sanitation issues.
- Flexible Payments (Allegedly Deceptive): One review mentions management acting like they are "working with u if u are behind in rent" but then "scheming on how to repo it," especially if the tenant owns the trailer. This points to alleged deceptive practices regarding rent arrears.
- Allegations of Overcharging: Reviews claim that tenants are "over charging for the water" and that "if u rent she will over charge you." This is a major highlight of concern regarding financial transparency and fairness.
- Allegations of Unsafe/Unhealthy Conditions: Explicit mention of "roaches" and "conditions people have been left to live in" points to severe sanitation and habitability issues.
- Allegations of Mismanagement and Legal Issues: Reviews accuse the management of being "out of control," sharing "private and false information on the tenants," being "liar," and engaging in "scheming." There are also mentions of seeking legal action and involving government and immigration authorities due to alleged "laws that she has broken."
Prospective residents should take these reported features and highlights very seriously and prioritize thorough independent investigation before considering any move to Sea Pines Mobile Home Park Sales.

Based on the provided customer reviews, Sea Pines Mobile Home Park Sales, unfortunately, presents significant concerns that would make it highly unsuitable for locals in Alabama, or indeed, any prospective resident. While mobile home parks can offer affordable housing solutions, the severe allegations raised in the reviews point to a deeply problematic environment that falls short of acceptable living standards and fair practices.
The core issues highlighted, such as alleged overcharging for utilities, a severe lack of maintenance responsiveness leading to issues like pest infestations ("roaches" and "infested laundry room"), and accusations of deceptive practices regarding rent-to-own agreements and repossessions, are critical red flags. For Alabama locals seeking a stable and fair housing situation, these reported conditions represent considerable financial risk and a compromised living environment. No resident should have to endure "conditions people have been left to live in" or fear being "ripped off" or taken advantage of due to limited options.
Furthermore, the allegations of unprofessional and unethical conduct by management, including sharing false private information, dishonesty ("liar"), and general "out of control" behavior, create a hostile and untrustworthy atmosphere. A safe and comfortable home requires transparent and respectful management, which appears to be severely lacking here. The concern for the "Spanish people" being "ripped off" due to their vulnerability is particularly alarming and suggests predatory practices that should be investigated by relevant authorities.
While the positive note about the "very kind and helpful" fellow residents offers a glimpse of human connection, it cannot outweigh the fundamental issues with park management and conditions. The responsibility for a safe and fair living environment lies with the park's ownership and management, and the reviews strongly indicate a failure in this regard.
For any Alabama local, it is paramount to prioritize safety, financial security, and basic living standards. The overwhelming negative feedback suggests that Sea Pines Mobile Home Park Sales, as described, does not meet these fundamental criteria. Prospective residents would be well-advised to "save your money" and "do more research" into other local housing options that are transparent, well-managed, and genuinely prioritize the well-being of their tenants, potentially exploring other mobile home parks in the Mobile area that have consistently positive feedback and are known for ethical practices and good living conditions.

Jun 14, 2024 · Farrah LashaySlum Lords. They are robbing those people of their money using the ole numbers game on paper. They say rent own but you'll never get there the way they run the numbers on paper. It's so it's sad. The lady that I helped begged me not to say anything because she was too embarrassed about them taking advantage of her.
Jun 18, 2021 · Deirdre McDonald Cruz-ReyesWhen Mrs Linda was running the park long years ago when I lived there it was a very nice place, Mr Will end up leaving and after that the WHOLE trailer park need to be thrown in the trash, it's filthy with old run down nasty looking trailers, the grass haven't been cut in months, furniture and trash laying around, the two men that did work there were lazy along with that lady that worked the office, she lied day in and day out, they cheated you out of water saying you went over your free gallons and the lot rent kept going up. THROW THE WHOLE PLACE IN THE TRASH, I couldn't believe what I was looking at
Jul 07, 2022 · Bronxi AllenOnly ride through to pick someone up but the place looks decent, and is massive..never even knew it was back there for it to be as big as it is.
Jul 16, 2022 · Amanda PorterThe office staff and management team and maintenance is rude, discriminating against those of their choice. They share your personal info with their friends they make within the trailer park. They make special rules for their favorite renters. They want a copy of your key so they can come in your trailer whenever they want. They also try to tell you who can visit you or stay a night or two with you.
