Sagebrush, Family Friendly Community Introduce
Sagebrush, Family Friendly Community, nestled in the highly desirable South Reno area, offers a premier experience in manufactured home living for individuals and families across Northern Nevada. Formerly known as Donner Springs Village, this established community provides an attractive and affordable alternative to traditional stick-built housing, combining the stability of home ownership with a lifestyle enriched by resort-style amenities.
As an all-ages community, Sagebrush is explicitly dedicated to fostering a welcoming and safe environment for every resident, from young families to retirees. Managed by a professional corporation (Cobblestone), the community emphasizes connectivity, outdoor activity, and convenience, capitalizing on its exceptional location in the “Biggest Little City in the World.” Residents at Sagebrush purchase their manufactured homes and subsequently lease the land, a common and popular financial model that helps make home ownership attainable in a metropolitan area with generally high housing costs. This structure allows residents to enjoy spacious, well-appointed homes while benefiting from maintained common areas and community features.
The community strives to provide a platform for an active, social lifestyle. The vision for Sagebrush is to offer more than just a place to live; it aims to be a vibrant neighborhood where connections are easily made and where the conveniences of a modern city are easily accessed, all set against the backdrop of the stunning Sierra Nevada mountains. Prospective residents are encouraged to look into the variety of homes available, many of which feature modern amenities and spacious layouts, providing comfortable living spaces that rival traditional single-family homes.
The location of Sagebrush at **4465 Boca Way, Reno, NV 89502, USA** places it in a prime position within the South Reno area, known for its mix of suburban tranquility and immediate access to major city arteries. This neighborhood offers residents an ideal balance—the peaceful setting of a cohesive community alongside the excitement and opportunity of Reno.
The 89502 zip code area provides excellent connectivity. Residents benefit from quick commutes to key Reno destinations, including the downtown core, major employment centers like the Tahoe Reno Industrial Center (TRIC), and the vibrant retail and dining districts of South Meadows. For outdoor enthusiasts, the community is conveniently located near the foothills, offering easy access to hiking, biking trails, and, of course, a manageable drive to the world-class recreation found at Lake Tahoe and the surrounding Sierras.
Local amenities are abundant, with top-rated schools, parks, and major shopping hubs all within a short driving distance. Specifically, the community is served by the highly-rated **Donner Springs Elementary School**, which is less than half a mile away, reinforcing its status as a family-friendly environment. Furthermore, the community demonstrates a commitment to inclusivity, featuring a **Wheelchair Accessible Parking Lot**, ensuring that access to the amenities and community office is manageable for all residents and visitors. The convenient location and established neighborhood infrastructure contribute significantly to the high quality of life experienced at Sagebrush.
Sagebrush Mobile Home Park provides an extensive range of services and facilities intended to simplify daily life and maximize recreational opportunities for its residents. These amenities are included as part of the monthly lot lease agreement, contributing to a high-value living experience.
- **Community Clubhouse:** A central hub for social activity, the clubhouse is advertised as an upgraded space for residents to connect with neighbors, host events, and participate in community gatherings.
- **Recreational Water Amenities:** The park features a refreshing **Swimming Pool** for relaxation and exercise during Nevada’s warm seasons. Additionally, some records indicate the presence of a **Spa** and **Sauna** for added health and wellness benefits.
- **Sports Courts:** For friendly competition and active living, the community boasts a **Pickleball/Basketball Court** and historical listings mention **Tennis Courts**, catering to various athletic interests.
- **Pet-Friendly Environment:** The community welcomes residents’ furry companions, featuring a dedicated **Dog Park** where pets can socialize and play off-leash in a safe, designated area. Policies allow for up to two small pets, subject to breed restrictions and management approval.
- **Practical Resident Support:** Essential practical amenities include **Laundry Facilities** on-site or nearby for resident convenience, as well as space designated for **RV Parking** for residents who require temporary storage for their recreational vehicles.
- **Professional Management:** The property is professionally managed, with on-site staff intended to handle resident needs, maintenance, and community oversight. However, prospective residents should inquire directly about current office hours and management stability to ensure consistent service.
The most significant highlights of Sagebrush revolve around its strong community vision, its ideal Reno location, and the functional spaces provided for residents.
- **Resort-Style Living:** The combined offering of a clubhouse, pool, and sports courts provides a true "resort-style" atmosphere, transforming the concept of affordable housing into a premium lifestyle experience.
- **Affordable Home Ownership Pathway:** In the competitive Reno housing market, Sagebrush offers the crucial feature of attainable home ownership. While lot rents are substantial (with current rates typically over $1,075 per month), the combined cost of a home mortgage and the lot lease often remains more favorable than comparable apartment rents or traditional home ownership costs in the same area.
- **Dedicated Pet Space:** The inclusion of a dedicated **Dog Park** is a major highlight, reflecting a true commitment to the needs of modern, pet-owning families, who often struggle to find suitable housing that accommodates their animals.
- **Strategic South Reno Access:** Residents are minutes away from the excitement of Downtown Reno, but benefit from the quieter, more family-oriented suburban setting of the Donner Springs neighborhood, offering the best of both worlds.
- **Community Focus:** Management actively advertises the "family-friendly" nature of the community, emphasizing opportunities to connect with neighbors and foster a sense of belonging, a key appeal for many seeking a stable, long-term residential environment.

Choosing Sagebrush, Family Friendly Community is an excellent consideration for any Nevadan looking to establish a stable home base in a highly convenient Reno location. The greatest reason to choose Sagebrush is the compelling value proposition: the ability to own a spacious manufactured home with modern features, surrounded by extensive community amenities, all within the coveted South Reno area. This affordability, when compared to the escalating costs of apartments in the 89502 zip code, is a significant draw.
The community’s official amenity package—including the clubhouse, swimming pool, and sports courts—is robust, promising an active and engaging lifestyle for all ages. However, as with any purchase involving a lot lease in a corporately managed community, prospective residents must exercise prudent due diligence. It is highly recommended to contact the management team directly to confirm the current monthly lot rent (which has shown a significant upward trend and stands over $1,000), clarify the current operating hours for all community facilities (such as the pool and gym), and verify the park's rules regarding maintenance enforcement. Ensuring that current amenity access and the promised family-friendly environment meet expectations is crucial. Ultimately, Sagebrush offers the infrastructure for a great lifestyle; a direct conversation with the current on-site management will ensure that the day-to-day operation aligns with that vision, making it a smart choice for long-term home ownership in Reno.

★ 5★ 4★ 3★ 2★ 1- Notice how the good reviews are years old. This place has become unbearable. The space rent is $1,220 currently and continuing to rise by at least 9% every year. Most of the homeowners in this park are paying a lower amount than the residents that came in after Cobblestone took over. They are paying $700/month. There are no additional amenities for the residents paying almost double what the existing owners are paying. The NRS says lots alike are supposed to pay the same amount, but this place doesn’t care about following rules. Unless they like you. They do not uphold every resident to the same standards and play favorites. They put rules in place and do not enforce them.Especially Tracy the Maintenance guy. I do not understand why he is still employed here. This guy drinks and drives through this family park every day. Also, drives out on the public road drunk. Be careful in this area. He was sleeping with the last manager Tonya and even hit a parked car in this community and refused to pay for it. Tonya was our 4th manager in less than 2 years and now we are waiting on another one. We’ll see how long this one lasts. Tracy closes the pool early so he can go back home to drink when there are several people still in the pool enjoying their summer. He also drives the maintenance golf cart around and parks and sits in it when he should be working on landscaping. The last maintenance person Della was the best. She worked very hard and made this place look beautiful. Tracy has to sit on the ground to do any work. He even fell in front of everyone at one of the Food Truck events that they used to put on due to drinking.Last summer there were a lot of events and Food Trucks supplied by the park every month, including holiday events and Karaoke. They stopped doing those things but still charge almost $1,300/month. They also used to help with community events and supply drinks and snacks in the clubhouse and now it’s empty. There is so little communication from upper management, even when they fire a manager, they don’t send out any communication for weeks, sometimes never. There is no one we can contact higher up when we need help and no one ever works in the office during their posted hours, even when we have a manager working here. There is not one person in this company that knows how to send a properly written email. And accounting, forget about it. They constantly mess up rent charges and deposits. I do not have a problem with corporations but this one should definitely be out of business. This used to be a wonderful place to live.. August 15 · Mary
- Couple years ago when I bought this place the park was run by elderly couple and the rent was $590 few years ago greedy Corporation bought the place and now the rent is over $ 1,200.... they introduced bunch of stupid rules and regulations and they kick you out of the gym and swimming pool after 7:00 p.m. most people work till 5:00 or even 6:00 p.m. we pay all this money and we are not able to enjoy the facilities this was a great place to live now it sucks July 13 · John
- Used to be an affordable way to live for those on fixed incomes and lower incomes with families. Now, like many mobilehome parks in the country, the place has been taken over by corporate money grabbers and subsequently the rent has been raised astronomically high. Been here for 10 years and now wish I never would have bought my place...miss you Helms family..(the previous owners) May 30 · David L
- Jenny has no respect for elderly individuals, she yells and harasses several and has no regard for hospice situations. All she does is drive around and give people a nasty time when they have to park outside when in an emergency situation.Being the manager does not give her the right to represent your company in such a nasty unprofessional manor. She remarks about this area being nice yet she cuts down trees that have been part of its beauty. There are trees that are the new owners responsibility and she does nothing to have them removed and the new owners are responsible for damages they do.She’s rude and ignore and she also needs to change her drivers license her insurance and her registration to the state of Nevada. It’s $1000 fine which maybe she’s gonna make you pay. November 18 · Deborah Frenzi
- You is the owner now? The previous owners were just terrible . I am unable get out due to iced streets . The only snow plow is to the the office went rent day comes. February 01 · Kathy Koffroth
