Royal Estates Mobile Home Park Introduce
For many Kansans, finding a stable and affordable place to call home is a significant aspect of establishing roots. Mobile home parks often serve as a vital option for individuals and families seeking community living at a more accessible price point than traditional housing. Royal Estates Mobile Home Park, located in Kansas City, KS, is one such community that residents in our state might consider. This article aims to provide a comprehensive and factual overview of Royal Estates Mobile Home Park, drawing upon available public information and crucial resident feedback to help Kansas locals make informed decisions about their housing needs.
The choice of a mobile home park is more than just selecting a lot; it involves understanding the management's philosophy, the quality of infrastructure, and the overall living environment. While the idea of a tight-knit community and a path to homeownership is appealing, it's essential to consider all aspects, including potential challenges that residents have experienced. We believe in providing a balanced perspective, allowing prospective residents to weigh the reported benefits against any concerns. This will help ensure that expectations align with the realities of living at Royal Estates.
Royal Estates Mobile Home Park is conveniently located at 90 Royal Dr, Kansas City, KS 66111, USA. This address places it squarely within Kansas City, Kansas, a vibrant urban area that offers residents access to a wide array of amenities and opportunities. The park's position provides good connectivity to major roadways, making it convenient for commuting within Kansas City and to other parts of the broader metropolitan area. For those working in the city or needing regular access to urban services, this location can be quite beneficial.
Being in Kansas City, KS, residents of Royal Estates can benefit from proximity to various shopping centers, dining establishments, healthcare facilities, and entertainment options. The area is served by the Turner School District, which is an important consideration for families with children. Furthermore, the park is reportedly a short drive from Amazon's Fulfillment Center, potentially offering convenient access to employment for some residents. While located in an urban setting, the specific address on Royal Drive suggests a more residential pocket, aiming to provide a degree of tranquility within the bustling city landscape.
Based on information gathered from the park's online presence and resident comments, Royal Estates Mobile Home Park offers several key services:
- Mobile Home Lot Rentals: The primary service provided is the rental of individual lots for mobile homes. According to their FAQ, monthly lot leases are $495 for single-wide homes and $515 for double-wide homes.
- RV Spots: The park also offers RV spots for both seasonal and long-term stays, with RV lot rent also stated as $495/month.
- Utility Hookups: Essential utilities such as water, sewer, and electricity are expected at each lot. However, it's critical to note significant resident concerns regarding utility billing, specifically water meters. One review alleges that "Water meters are installed wrong so water bills are not fairly metered," and raises questions about who pays for unmetered usage, suggesting a potential for unfair charges.
- On-Site Management: The presence of "Great managers" is highlighted in positive feedback, indicating a responsive team. However, conflicting reviews suggest a complex management situation, with a former resident criticizing "Legacy Investments Group" and the "owners" (not "who I met 2 years ago") for perceived lack of accountability and focusing solely on profit.
- Home Sales and Rent-to-Own Programs: The park explicitly states that all mobile homes are either owner-occupied or on a rent-credit (rent-to-own) program, and rentals are not allowed to ensure community quality. They require proof of title or participation in their rent-to-own program. However, concerns have been raised about the quality and installation of homes, with one reviewer claiming homes are "installed incorrectly" and "FHA standards are ignored," leading to an "unsafe environment."
- Community Maintenance: Positive feedback mentions the park being "always clean when I visit," implying that common areas are well-maintained. Tenants are responsible for the upkeep of their own yards, with park staff maintaining common areas.
- Background Checks: Prospective tenants must undergo a full criminal and credit background check, and everyone over 17 must complete one for safety. A security deposit equal to one month's rent is also required.
- Pet and Children Policy: Children are welcome, and the park allows up to two animals, each weighing 30 pounds or less.
Royal Estates Mobile Home Park boasts several features and highlights, though some are accompanied by significant caveats based on resident feedback:
- Improved Management and Cleanliness (Reported): One positive review strongly states the park "Sure has come a long way since new owners took over!" and praises "Great safe place to live" and "Great managers always clean when I visit." This suggests a positive transformation under new ownership or management.
- Proximity to Schools and Amenities: The park highlights its location as being "minutes from all of the local schools" and "central to everywhere in KC," providing convenience for families and access to city amenities.
- RV Spots Available: The inclusion of RV spots for both seasonal and long-term stays (at $495/month) broadens the park's appeal to a wider range of residents.
- Emphasis on Homeownership: By focusing on owner-occupied homes and rent-to-own programs, the park aims to foster a more stable and invested community, which can be a positive for many seeking long-term residency.
- Community Feel: The park's website mentions a "genuine sense of family, hospitality and care" and pride in "the residents that make up our community."
However, it is crucial to present the counterpoints raised by a detailed negative review, which significantly impacts the perception of the park's features:
- Concerns about Home Installation and Safety: Allegations that "Homes are installed incorrectly" and "FHA standards are ignored" leading to an "unsafe environment" are severe. While these are claims from one individual, they warrant serious investigation by prospective buyers, particularly given the importance of safety and compliance in manufactured housing.
- Utility Billing Disputes: The claim that "Water meters are installed wrong so water bills are not fairly metered" points to potential financial discrepancies and a lack of transparent utility billing. This could lead to unexpected costs for residents.
- Management Accountability Issues: The review heavily criticizes "Legacy Investments Group" and the "owners" for "cut corners," "ignoring facts," and prioritizing profit over resident well-being. The statement that "Now they're selling our park so they don't have a single bit of accountability" suggests a history of contentious management and potential instability regarding ownership.
- Questionable Ethics: The harsh comparison to "Jim and Tammy Faye Baker" and the term "Hypocrisy" leveled against a "Christian organization" implies deep dissatisfaction with the ethical conduct and perceived values of the park's management.

For Kansas locals, Royal Estates Mobile Home Park in Kansas City, KS, presents itself as an option for mobile home and RV living, particularly for those seeking a community in an urban setting with access to city amenities and the Turner School District. The positive reviews suggest that the park has seen improvements under new management, offering a "safe place to live" that is "always clean." However, it is paramount for prospective residents to exercise extreme caution and conduct extensive due diligence due to the serious and detailed negative feedback. Allegations of incorrectly installed homes, ignored FHA standards, unfair water metering, and a perceived lack of management accountability and ethics are significant red flags that cannot be overlooked. While the park's stated features, such as its focus on homeownership and community feel, are attractive, these must be weighed against claims of an "unsafe environment" and questionable business practices. Therefore, any Kansas resident considering Royal Estates Mobile Home Park should, at a minimum, visit the property in person, thoroughly inspect any home or lot, seek independent verification of FHA compliance, meticulously review all rental and utility agreements, and if possible, speak with multiple current residents to gain a balanced perspective on the actual living experience and management responsiveness before making any commitments.

Royal Estates Mobile Home Park Reviews
Legacy Investments Group allows non qualified people to do work for them to cut corners making for an unsafe environment.Homes are installed incorrectly FHA standards are ignored. Water meters are installed wrong so water bills are not fairly metered. If a family of 5 only have a water heater being metered. Whom do you think pays the brokered water bill? When people claim to care about the parks they flip and the people in them but completely ignore facts like the ones above. They prove that the only real goal is to profit. Now they're selling our park so they don't have a single bit of accountability. Christian organization? Hypocrisy is a better term reminds me of Jim and Tammy faye baker
