While specific, exhaustive details about all services offered at RockView Heights are not always publicly detailed, mobile home parks generally provide a core set of services to their residents. Based on common industry practices in Missouri, these services typically include:
- Lot Rental: The fundamental service provided is the rental of individual lots where residents can place their manufactured homes. This lot rent covers the use of the land and access to the park's shared infrastructure.
- Utility Connections: Mobile home communities usually offer direct hookups for essential utilities to each lot, such as water, sewer, and electricity. Residents are typically responsible for their usage, but the connection points are provided by the park.
- Waste Management: Regular trash collection and sometimes recycling services are common amenities provided within the park, ensuring a clean living environment.
- Common Area Maintenance: The park management is typically responsible for the upkeep of shared spaces, which may include the internal roads, street lighting, community landscaping, and any communal facilities.
- On-Site Management/Office: Most well-run mobile home parks have an on-site office or management team. This team handles resident inquiries, processes rent payments, enforces park rules, and addresses maintenance concerns related to common areas. The responsiveness and effectiveness of this management are crucial for resident satisfaction.
- Community Amenities (Potential): While not universally offered, some mobile home parks provide additional amenities such as playgrounds, community centers, or recreational areas for residents. Prospective residents should inquire about any such facilities.
Given the varied nature of mobile home parks, it is always recommended for interested parties to directly contact RockView Heights to confirm the precise services included in the lot rent, any additional utility costs, and the availability of specific amenities.
RockView Heights, like many mobile home communities, possesses several inherent features and potential highlights that appeal to its residents. However, it is also important to consider the nuanced feedback from customer reviews.
- Affordable Homeownership/Living: Mobile homes often represent a more accessible path to homeownership compared to traditional stick-built houses, making them a viable option for individuals and families seeking budget-friendly housing solutions in the St. Louis metro area.
- Individual Lot Space: Residents typically enjoy their own dedicated lot space, providing more privacy and often a small yard area, which is a significant advantage over apartment living. This allows for personalization and outdoor enjoyment.
- Community Atmosphere: Mobile home parks often foster a strong sense of community. Neighbors frequently interact, and the smaller, contained nature of the community can lead to closer relationships among residents.
- Suburban Location with Urban Access: Located in Arnold, residents benefit from a quieter suburban environment while still having convenient access to the extensive job market, entertainment, shopping, and healthcare facilities of St. Louis.
- Dedicated Management/Maintenance (Varies): A well-managed park ensures that common areas are maintained and resident concerns are addressed. The effectiveness of this is critical to the living experience.
Regarding management, the provided customer reviews offer conflicting perspectives. One review states, "Love this neighborhood! The office staff, the manager, and the maintenance workers are all great. The manager makes sure work orders are fulfilled in a timely manner, the neighborhood is always nice and tidy, and overall it's a great place to live." This review highlights positive aspects of management responsiveness and park upkeep.
Conversely, another review expresses significant dissatisfaction: "Angie was a great park manager! Now we have two lazy people that just send out emails. It's pathetic. You used to be able to ask questions, notify them of an issue, and actually get answers. I have a neighbor using my driveway to get deliveries to their backdoor. They did nothing. They have a line of cars that come to the front of the neighborhood every day for the buses, and they turn around in our driveways. Some of those cars have come within inches of hitting my car. No response from the office." This review points to a perceived decline in management responsiveness and a lack of action on resident complaints, particularly concerning neighborhood issues. These contrasting views suggest that the quality of management and its impact on daily living may vary or have changed over time, and prospective residents should investigate this aspect carefully.

Dec 24, 2024 · Mariah TThey are up on keeping crime down, but very inconsistent with their yard etiquette and choosy. Rent is way to high and they do not have the sense of hometown community like a pink elephant would or another staple
Feb 24, 2025 · Damien73 00This community has been such a blessing to my Father. He is a retired disabled veteran who recently lost his wife of 44 years. He's never lived on his own and was reluctant to move. The office manager, Angie, was truly a godsend. She was compassionate, empathetic, and understanding of his situation. *Application to move in took less than a week*. He has lived in the community now for over a year and loves it. It's peaceful, neighbors are compliant with rules, and maintenance is on a call to address any issues immediately. The management has always been available and extremely helpful when needed. I would highly recommend this community for all ages. The children in this community are respectful and helpful with the elderly. I cannot praise the management nor the community enough. To find a place of peace for my Father is all we could have asked for and they provided that and much more. My family and I are sincerely grateful to the entire staff and management team! THANK YOU!
Feb 23, 2023 · Christina JohnsonMy parents have lived here for several years prior to Angela taking over as park manager, and several years after. The place has seen 100% improvement in every way since she’s been here. She is kind, efficient, and always on the ball. She was very sympathetic, understanding and helpful to my mother when my father passed this year, and that truly showed her character.
