Riverview Terrace Mobile Home Park

300 Ehlers Ave, Chaska, MN 55318, USA

3.0
I visit my boyfriend and his roommate here often, and have a parking permit for my vehicle. Recently a bunch of no parking signs were put up, which would be fine if there was any other visitor parking. There are consistently two spots open by the office, and that's it. For the entire park. Otherwise there is an overflow parking lot (only for residents) at the complete other end of the park that floods nearly every year. There is a gravel strip by the street that one would assume would be for visitors, but it is consistently full of resident vehicles. Every. Night. All of this would be fine...if being parked by the person's house you're visiting didn't get you towed. But left every single one of the 10 other "illegally" parked cars in the park alone that actually ARE blocking the flow of traffic. If I didn't know better...I would say that at least 50% of these homes have at least four drivers. Which would point toward at least two "families" living in one home. But a homeowner here can't have more than one unrelated person living with them? That seems awfully skewed in favor of massive "families". Rather than being able to have a perfectly reasonable 3 people living in one house. - Aura Ravenwolf

Riverview Terrace Mobile Home Park Introduce

For many Minnesotans, manufactured home parks represent a potential pathway to more affordable and community-focused living. In Chaska, Minnesota, Riverview Terrace Mobile Home Park is one such community, offering an established residential option in a desirable area of the Twin Cities metro. Understanding the nuances of living in such a park, from a local perspective, requires a look beyond just the address, delving into the practicalities of daily life and community dynamics.

A manufactured home park typically functions as a residential community where individuals or families own their manufactured homes and lease the land or lot on which their home is situated. This model can often provide a more accessible entry point into homeownership compared to traditional site-built homes, which is a significant factor for Minnesotans seeking budget-friendly housing solutions.

However, public feedback regarding Riverview Terrace Mobile Home Park offers a candid look at some challenges experienced by residents and visitors. A recurring theme in reviews centers on parking. One visitor expressed frustration, stating, "I visit my boyfriend and his roommate here often, and have a parking permit for my vehicle. Recently a bunch of no parking signs were put up, which would be fine if there was any other visitor parking. There are consistently two spots open by the office, and that's it. For the entire park." This individual also noted issues with an overflow parking lot that "floods nearly every year" and resident vehicles occupying "gravel strip by the street" that one might assume is for visitors, leading to towings for those parked by their host's home while other "illegally" parked cars are left alone. This suggests a significant and ongoing challenge with parking availability and enforcement within the park.

Beyond parking, more serious concerns regarding community rules and management interactions have been raised. One reviewer described "office people so rude" and expressed feeling targeted due to their ethnicity, stating, "just because we are hispanic they feel like we are least than them." This individual reported receiving numerous "notice" and "enviction notice" for having family visit, even for small gatherings with "only 4 kids" or a sibling with a service dog. Such feedback points to potential issues with rule enforcement that some residents perceive as discriminatory, creating an unwelcoming or even hostile environment for certain families. The statement "my mom could not hav all her grand kids to much kids" highlights a potential disconnect between park rules and the cultural or family needs of some residents.

These powerful reviews are critical for any Minnesotan considering Riverview Terrace. While manufactured home living can offer affordability, the quality of community management, the fairness of rule enforcement, and the adequacy of practical amenities like parking are paramount to a positive living experience. The Minnesota Attorney General's office provides resources on manufactured home park resident rights, which would be a valuable reference for anyone encountering such issues.

Ultimately, a factual overview of Riverview Terrace Mobile Home Park must acknowledge both its place as an affordable housing option in Chaska and the serious concerns raised by current and past residents regarding parking, management behavior, and rule application. For local Minnesotans, this information is vital for making an informed decision about where to call home.

Location and Accessibility

Riverview Terrace Mobile Home Park is located at 300 Ehlers Ave, Chaska, MN 55318, USA. Chaska is a picturesque city situated along the Minnesota River in Carver County, providing a suburban atmosphere with convenient access to the greater Twin Cities metropolitan area.

The park’s location on Ehlers Avenue places it within a residential area of Chaska. Chaska itself is well-regarded for its historic downtown, vibrant community life, and extensive recreational opportunities. Residents of Riverview Terrace can benefit from the city's amenities, including a comprehensive park system, walking and biking trails, and various local businesses.

Accessibility to major roadways is a significant advantage. Chaska is served by U.S. Highway 212, which provides a direct and efficient commute to Downtown Minneapolis (approximately 30 minutes away) and other surrounding communities. This makes Riverview Terrace a feasible option for those who work in the metro area but prefer the quieter lifestyle of a smaller city.

The city of Chaska offers a range of services and facilities, including shopping centers, grocery stores, restaurants, and healthcare providers, all typically within a short driving distance from the park. Family-friendly amenities like the Chaska Community Center, Fireman's Park with its lake and beach, and nearby Lions Park and Pioneer Park provide ample opportunities for recreation and leisure for residents of all ages.

For families, the park's location provides access to the Eastern Carver County Schools district, which includes Chaska Middle School (just 5 minutes away) and Chaska High School. This proximity to educational institutions is often a key factor for families with school-aged children considering housing options in Minnesota.

While the overall location in Chaska offers many benefits, the internal accessibility and parking within the park itself are areas of concern, as highlighted in resident reviews. Prospective residents should consider these internal challenges when evaluating the park's overall convenience.

Conclusion: Why this place is suitable for locals

For some Minnesotans, Riverview Terrace Mobile Home Park in Chaska might appear as an option primarily due to its potential for affordable housing within the desirable Chaska area, which offers access to the Twin Cities metro. The very nature of manufactured home living often provides a lower-cost alternative to traditional homeownership, which can be attractive to individuals and families seeking to manage their housing budget effectively in Minnesota.

The location in Chaska itself offers several inherent benefits. Residents are close to the city's parks, trails, community center, and other recreational opportunities. Proximity to good schools in the Eastern Carver County Schools district is also a significant plus for families. Furthermore, the easy access to Highway 212 connects residents to employment opportunities and the wider array of amenities in Minneapolis and St. Paul, offering a balance of suburban living with urban connectivity.

However, it is crucial for any Minnesotan considering Riverview Terrace Mobile Home Park to acknowledge and deeply investigate the significant concerns raised in public reviews. The reported challenges with "rude" office staff, unreturned phone calls, severe "potholes everywhere," and particularly restrictive and possibly discriminatory rule enforcement regarding visitors, family gatherings, and service animals, present a substantial drawback to the living experience. The lack of adequate visitor parking, leading to vehicles being towed, is a practical issue that could impact daily life for both residents and their guests.

Therefore, while the park's location and the general affordability associated with manufactured home living might be initial draws, its suitability for locals is highly dependent on individual tolerance for these reported challenges. It would be most suitable for Minnesotans who prioritize low rent above all else and are prepared to potentially face issues with park infrastructure, management responsiveness, and strict, potentially problematic, community rules. For those seeking a harmonious community with strong management and clear, consistently applied policies, thorough due diligence and careful consideration of the reported issues are absolutely essential before making Riverview Terrace Mobile Home Park their home.
