Riverview Court

1747 Rose St #81, La Crosse, WI 54603, USA

4.0
Following this update, below, is my original review of Riverview court from 3 years ago. I had rated it 5 stars back then but since that time, I have experienced such gross violations of my basic human and tenant rights that a single star review is my only option. Without going into great detail, let it be known that the landlord and management of Riverview Court has engaged in discriminatory practices and unprofessional treatment of this tenant. I have never missed a payment and I've been a asset to the community. My neighbors have never had any crimes or thefts take place because of my guests but my age group and owning a shop made for more traffic than this unofficially elder tenant only community saw fit. My guests and I had our vehicles towed and in the instances weren't able to recover them. This may all sound one sided and it is true that I didn't just fall in line but after being to eviction court five times for such heinous crimes, as having my window ac unit on the wrong side of the house or having a guest trespass on a neighbor's property (they cut through an adjacent yard to mine) they finally evicted me because I was in the hospital and didn't file a response to eviction hearing #5. If anyone knows a good lawyer for a discrimination lawsuit this ex-tenant has a good case with an easy win ready to go. - Thomas LaBeff

Riverview Court operates as a manufactured home community in La Crosse, Wisconsin, primarily offering lots for residents to place their homes. Based on the available public information and common practices for mobile home parks, the following services are generally provided:

  • Lot Rentals: The core service is the provision of individual lots for manufactured homes. Residents typically own their mobile home and lease the land it occupies from the park management.

  • Community Management: There is an on-site or accessible management team responsible for the day-to-day operations of the park. This includes maintaining common areas, enforcing community rules and regulations, and addressing resident concerns. The effectiveness and professionalism of this management are crucial for the resident experience.

  • Utility Hook-ups: The park provides the necessary infrastructure for homes to connect to essential utilities. While residents are typically responsible for their individual utility bills, the park ensures the availability of hook-ups for services such as water, sewer, and potentially electricity and natural gas.

  • Waste Management: Like most residential communities, Riverview Court would arrange for waste collection services, which might include communal dumpsters or individual curbside pickup, depending on the park's specific setup.

  • Enforcement of Rules and Regulations: To maintain a safe and orderly environment, the park management enforces a set of rules and regulations. These rules cover various aspects of living in the community, including property maintenance standards, guest policies, and vehicle parking. It is vital for prospective residents to obtain and understand these rules before moving in, as some past reviews suggest strict enforcement that has led to tenant disputes.

It is important to acknowledge that one customer review highlights severe concerns regarding "gross violations of my basic human and tenant rights," "discriminatory practices and unprofessional treatment," and issues with vehicle towing and evictions for seemingly minor infractions. This suggests that while services are formally offered, the manner in which they are delivered and rules are enforced can significantly impact resident satisfaction. Prospective residents are strongly advised to thoroughly investigate the park's management style and review current tenant experiences.

Riverview Court, situated in La Crosse, Wisconsin, possesses several features that define its living environment. Based on publicly available information and customer feedback, these highlights and important considerations include:

  • All Ages Community: Riverview Court is identified as an "All Ages" manufactured home community. This means it is open to residents of all age groups, making it potentially suitable for individuals, couples, and families, unlike communities with age restrictions.

  • Location in La Crosse: A primary feature is its strategic location within the city of La Crosse. This provides residents with convenient access to the city's amenities, employment centers, educational institutions, and various recreational opportunities, including those along the Mississippi River.

  • Potential for Affordable Housing: Like most manufactured home communities, Riverview Court generally offers a more affordable housing option compared to traditional site-built homes in the area. This can be a significant highlight for those in Wisconsin seeking budget-friendly living solutions.

  • Well-Established Park: The fact that it is a known mobile home park in La Crosse suggests it is an established community, which can sometimes imply a certain level of stability and existing infrastructure.

  • Differing Management Perceptions: It is critical to address the highly contrasting customer reviews. One reviewer praises it as "the safest and best managed in the area," indicating a positive perception of management's efforts in maintaining order and security. However, another, more detailed review recounts "gross violations of my basic human and tenant rights," "discriminatory practices," "unprofessional treatment," and instances of vehicle towing for guests and evictions over minor infractions (e.g., "window ac unit on the wrong side of the house"). This stark contrast indicates that experiences with management and policy enforcement can vary significantly, or have changed over time.

  • Unofficial Age Group Tendency: One review suggests the community is "unofficially elder tenant only," implying that while it's officially all-ages, a majority of residents might be older. This could influence the social atmosphere and activities within the park.

  • Strict Enforcement of Rules: The detailed negative review highlights a potentially stringent and perhaps inflexible enforcement of park rules, leading to disputes and evictions. This is a crucial consideration for prospective residents who value flexibility or have lifestyles that might not align with very strict regulations.

Given the conflicting and strong nature of the reviews, prospective residents are highly encouraged to visit the park in person, speak with current residents if possible, and thoroughly review all lease agreements and park rules with management before making any commitments. This will allow for a personal assessment of the current living conditions and management style.

Information regarding specific, ongoing promotions or special offers at Riverview Court Mobile Home Park is not readily available in publicly accessible data. Mobile home parks typically do not advertise widespread, time-sensitive promotions in the same way retail businesses might.

However, the inherent "promotion" of a mobile home park often lies in its fundamental value proposition:

  • Affordable Living: Manufactured home communities generally offer a more budget-friendly housing solution compared to traditional single-family homes or even some apartment rentals in the La Crosse area. This affordability itself serves as a continuous draw for those seeking to reduce their housing costs.

Any other potential "offers" would likely pertain to the availability of specific mobile homes for sale or rent within the park by individual owners or third-party dealers. The park management might, at times, offer incentives to new residents, such as:

  • Reduced first month's lot rent.

  • Waiver of certain application fees.

  • Assistance with moving costs for those bringing their own mobile home into the park.

Given the nature of the conflicting customer reviews, it is especially important for prospective residents to directly contact Riverview Court to inquire about current lot availability, any specific terms for new tenants, and to thoroughly understand all financial commitments, including lot rent, utility responsibilities, and any other fees. This direct communication is crucial for obtaining the most accurate and up-to-date information on pricing and any potential incentives that might be available at the time of inquiry.

Riverview Court Mobile Home Park in La Crosse, Wisconsin, presents itself as a potential housing option for locals, though with significant factors to consider. Its suitability for Wisconsin residents depends heavily on individual priorities and a thorough investigation of the living environment.

On one hand, the park's location in La Crosse is a clear advantage. Being within a vibrant city on the Mississippi River provides residents with convenient access to a wide array of urban amenities, including shopping, dining, healthcare, and educational institutions. The excellent road connectivity ensures easy travel throughout Western Wisconsin and beyond, making it practical for commuters and those who enjoy exploring the region. For those seeking an affordable alternative to traditional housing in La Crosse, manufactured home living can be a financially accessible solution, aligning with the budget needs of many Wisconsin households.

On the other hand, the conflicting nature of the provided customer reviews highlights a critical area for discernment. While one review praises the park's safety and management, another details serious concerns regarding "gross violations of ... basic human and tenant rights," "discriminatory practices," and "unprofessional treatment." These accusations, particularly regarding strict enforcement of rules, vehicle towing, and eviction processes for seemingly minor infractions, cannot be overlooked. Such experiences suggest that the park's management style and adherence to tenant rights may be a significant concern for some. The mention of an "unofficially elder tenant only community" also indicates that while officially "All Ages," the social environment might lean towards an older demographic, which could be a factor for families or younger individuals.

Therefore, while Riverview Court offers the potential for affordable living in a desirable La Crosse location, its suitability for a Wisconsin local hinges on a robust due diligence process. Prospective residents are strongly advised to:

  • Visit the park in person: Observe the general condition of the properties and common areas.

  • Speak with current residents: If possible, engage with residents to gain diverse perspectives on daily life and management interactions.

  • Thoroughly review all lease agreements and park rules: Understand every detail regarding lot rent, fees, maintenance responsibilities, guest policies, pet policies (if applicable), and eviction clauses.

  • Seek legal advice if concerns arise: For any questions about tenant rights or the legality of specific park rules, consulting with a legal professional specializing in Wisconsin landlord-tenant law is recommended.

In conclusion, Riverview Court in La Crosse could be a suitable option for Wisconsin residents who are fully informed about its operational environment and management practices. For those prioritizing affordability and location and who are prepared to navigate potentially stringent rules, it may offer a home. However, given the significant concerns raised by a past tenant, a cautious and comprehensive approach to evaluating this community is essential to ensure it aligns with one's expectations for a safe, respectful, and stable living environment.
