★ 5★ 4★ 3★ 2★ 1- The facility is very old and needs an update.First off they close the office a lot. A lot of the time the office is opened later than the hours posted or the management has disappeared. Often they are taking their “work time” to go run personal errands in their vehicle. which I thought was illegal because of the liability it puts on the parent management company. As well as non stop all they seem to do it sit at that front desk while they blast the air conditioner. They close the door before front office and the space so that the rest of the area is not being Ir conditioned. TBH it Sounds like a lawsuit waiting to happen. The male office worker states he is a full time maintenance man. Truthfully I hardly ever see him do much besides order around the green truck person and they both are constantly stuffing their face . They have a guy they treat like a monkey in a green truck who does everything he is ordered to do by the male office man. The guy in the green truck though he is pretty great. He answers and addresses tenants the majority of tenants issues. TBH he probably should be the manager or main maintenance man because he actually puts work in. Seems like A passionate man who pours in h a lot of effort and pride into everything he does.Evey time I have a bottle filled on site the management over charges for propane. This issue is only since the new owners though. Not only that but they “guesstimate” the cost and never actually calculate it. So you will have repeat charges for propane on your bill without actually knowing how much you got or how full the bottle had been prior to filling. So if you get it filled/ topped off so you don’t run out in wintertime. Example: imagine you have say 25% left in the bottle before filled that deduction is never compensated for. The same with electric you never get to see a physical bill or anything from the company. Though it has some information on it they add. But Unfortunately tot seems to over charge. I understand how at our 3 bedroom house that had 3 air conditioners was easily 1-200$ cheaper than at the RV park.Most tenants are charged for water/sewer/garbage. But they put a ban on using the water how you want. No washing cars or having any excessive use. The garbage cans are extremely full often, overflowing and not getting picked up regularly enough. To be frank they are not big enough dumpsters for the amount of people housed here. The water is extremely bad here now. At times it is m foul smelling and often has discoloration.The managers gossip and talk about tenants & their private lives/business with other tenants as well as. Giving out personal information (Names first and last how many people are in the unit ages of the children if any in unit & talk about issues they have with tenants and make fun of them with other tenants). To me that is unacceptable.But it doesn’t stop there, the facilities itself have an extremely outdated electrical system. Frequently parts of the units will lose power because the overload with the outdated system. So their fix is putting a small canopy over the green electrical bit and running an extension cord that is connected to a box fan “to try to help keep the system Less hot to prevent overheating”. Sadly the canopy does not always cover the electric box as the shadow moves with the sun. September 07 · Mrs. Nordstrom
- I have lived in this park for eight years and I am happier here now than I ever have been. Mike and Tracy, the managers, are great to work with. They are creating a home atmosphere with a coffee bar in the office and a dinner last Thanksgiving for the folks in the park. The laundry room has been revamped with new washers and dryers, and they are in the process of upgrading the clubhouse. They are very accommodating and are working hard to Keep the tenants happy. - I reside at the Riverside RV Park and am a long term resident, and have been here for the past 6 years! The park is in an excellent location, being close to Safeway and Fred Meyers stores, coffee shops and restaurants. I love the park! We have access to the river from the park and it is really beautiful. Tenants here are very friendly and help each other when in need. Management is wonderful and they always are available for questions and take the time to talk with you. Tracy always greets the tenants and public with a smile. There is a nice laundry room and showers available, all clean and kept up. All around, this is a fabulous place to live and I love it! February 11 · Angela “Angie” Nelson
- Best park ever! Although the amenities are great, the people make the difference! The managers (Mike and Tracy) work tirelessly to continuously improve the quality experience here, respond to resident requests and concerns, and build heartfelt, professional relationships. They go out of their way to serve residents here: building a new state of the art laundry facility, renovating the community room, organizing community meals and events, and mediating between sane residents and disgruntled grumblers and trolls. They have cookies, coffee, and donuts for free every day, along with a genuine smile and Greeting of the day. They pick up and drop off propane to each site every day. I have traveled all over in the military, both on and off bases, and there are two things in this park I have not seen before: the high quality service here, and the shameful behavior of a few residents like "Where am I again?"---don't think we don't know who you are! - Here’s the scoop: if you don’t care about tight spaces (extended awnings almost touch the next Rv), little to no greenery inside the park, dirty facilities and noise, this park is alongside the Molalla River and accepts long term stays. It’s also next to a gravel pit and the highway. Management is nice as long as you don’t have an issue but the woman gets passive aggressive if you need to report a problem. Their updated laundry facilities are great but they don’t ever seem to be cleaned (I found a fingernail in the washer gasket recently along with piles of hair on the floor). The office is open 9-5 weekdays, and they CLOSE THE SHOWERS when the office is closed! No access to showers if you work a regular shift. Which is fine because last time I tried to shower, the shower drains were clogged with hair. So, if you never use the “amenities”, can put up with noise, and just need a place to park, the other residents are nice and there’s not a lot of neighbor noise after dark. This park was recently purchased by BoaVida, a big company who owns lots of parks. They refuse to offer free Wi-Fi and are evidently fine with the weird amenities schedule, but they really need to hire a cleaner. February 08 · Where am I again?
