Riverside Crossing RV Park

24660 Tehama Vina Rd, Los Molinos, CA 96055, USA

2.0
Riverside crossing it's the worst place to live. I have lived here for 3 years and I have no heat. The owners refuse to provide heat they refuse to fix anything. The water is contaminated you have to boil it first before you can use it. There are also about to stray cats everywhere you to look. I have asked to get a heater multiple times cuz my mother who is over 50 years old keeps getting sick cuz of no heat. Yet the owners are still charging rent which is illegal even though they refusing to provide heat. I suggest if I need another place to live if you're looking because Riverside crossing is not the place to live. It is a dump full of disgusting trailers that need to be turned down and rebuilt cuz there are so many violations half my windows to don't even close all the way. Not to mention the manager of the park is extremely rude. I have asked her to reschedule when they were supposed to have a contractor come put in a heater but the contractor never came in he only looked on the outside. But the manager really said that she cannot reschedule for just one person. I work about 8 hours minimum if not more what she knows and she refuses to work with me. So it is clear that all Riverside crossing once it's a money they don't care about their tenants at all so I suggest avoid Riverside crossing at all costs if you can live somewhere else cuz living here is asking for death. - Kali Ross

Riverside Crossing RV Park Introduce

When considering RV parks for your next stay or long-term residence in California, it's essential to gather as much information as possible to ensure your comfort and safety. Riverside Crossing RV Park, located in Los Molinos, California, is one such option in the Northern California region. As with any living arrangement, prospective residents and short-term visitors alike should conduct thorough research and, if possible, visit the location in person to assess its suitability for their specific needs and expectations.

Public feedback on Riverside Crossing RV Park, formerly known as Driftwood RV Park, indicates significant concerns regarding living conditions and management practices. Multiple reports from residents highlight a range of serious issues, including a lack of functional heating in some units, unaddressed maintenance problems, and allegations of contaminated water requiring boiling before use. There are also mentions of numerous stray animals and dilapidated trailers with structural issues like non-closing windows. Furthermore, residents have expressed dissatisfaction with the park's management, describing interactions as unhelpful and dismissive of tenant concerns, particularly regarding maintenance requests and scheduling. These accounts suggest that potential residents should exercise extreme caution, verify all advertised amenities and conditions independently, and prioritize their health and safety when considering Riverside Crossing RV Park.

Location and Accessibility

Riverside Crossing RV Park is situated at 24660 Tehama Vina Rd, Los Molinos, CA 96055, USA. Los Molinos is a small, unincorporated community located in Tehama County, in the northern part of California's Central Valley. This region is known for its agricultural landscapes, a more rural setting compared to the bustling metropolitan areas of California, and its proximity to the Sacramento River.

The park's location on Tehama Vina Road places it within the local road network of Los Molinos. Accessibility to major state routes, such as Highway 99, which runs through the Central Valley, would likely be via local roads. Highway 99 connects to larger towns and cities in the valley, including Red Bluff to the north and Chico to the south, providing access to essential services, employment opportunities, and broader amenities.

For those traveling by RV, being on a named road like Tehama Vina Road generally implies direct road access. However, given the rural nature of Los Molinos, public transportation options are likely limited or non-existent in the immediate vicinity of the park. Residents would typically rely on personal vehicles for transportation to shopping, healthcare facilities, and other services located in Los Molinos or the nearby larger towns. The rural setting might appeal to those seeking a quieter environment, but it also necessitates a consideration of self-reliance for transportation and access to resources.

Services Offered

Based on the provided public reviews, there are significant discrepancies and concerns regarding the services offered at Riverside Crossing RV Park. While typical RV parks generally aim to provide a standard set of amenities, the information available raises questions about the consistent provision and quality of these services.

Common services typically expected in an RV park include:

  • RV Space Rentals: The park offers spaces for RVs, presumably for both short-term and long-term stays.
  • Utility Hookups: Standard RV park spaces usually come with utility connections such as water, electricity, and sewer hookups. However, public reviews explicitly mention issues with these utilities, including a lack of functional heating and allegations of contaminated water requiring boiling.
  • Site Maintenance: Park management is generally responsible for the upkeep of common areas and ensuring the safety and functionality of individual sites. Reviews, however, suggest that maintenance requests for critical issues like heating and structural problems in park-provided trailers are not being addressed.
  • Tenant Support: A park manager or staff is typically available to assist residents with issues, inquiries, and to facilitate a smooth living experience. Reviews, however, describe the park manager as "extremely rude" and unwilling to accommodate tenant needs, such as rescheduling contractor visits.
  • Waste Management: Proper disposal of trash and waste is a standard service. No specific details are available regarding this.
  • Pet Policies: While the park is noted to have "stray cats everywhere," it's unclear if this reflects a specific pet policy or a lack of management over animal control within the premises.

It is critical for potential residents to verify the operational status and quality of all essential services directly with the park management and, ideally, through conversations with current residents before committing to a stay. The provided public information strongly suggests that the actual services rendered may fall significantly short of typical expectations for an RV park.

Features / Highlights

Based on the provided public reviews, the features and highlights of Riverside Crossing RV Park present a concerning picture, contrasting sharply with what is typically expected from a well-maintained and reputable RV park. It is important to approach these points with caution and verify them independently.

  • Rural Location: Situated in Los Molinos, the park offers a rural setting, which might appeal to those seeking a quieter, less urban environment in Northern California.
  • Proximity to Sacramento River (Unverified): While not explicitly stated in the reviews, the name "Riverside Crossing" suggests a potential connection or proximity to a river, possibly the Sacramento River which flows through Tehama County. However, no positive confirmation of direct river access or views is provided in the reviews, and one review even contrasts its view with a river.
  • Affordable Rent (Implied by Conditions): While not explicitly stated as a highlight, the severe conditions described in reviews often correlate with very low rental rates. This could be a "feature" for individuals seeking extremely low-cost housing, but it comes with significant reported trade-offs in living standards and safety.

Conversely, the provided public reviews highlight several significant negative features and concerns that potential visitors or residents should be acutely aware of:

  • Lack of Heating: A critical reported issue is the absence of functional heating in units, even for long-term residents.
  • Contaminated Water: Allegations of water contamination requiring boiling before use are a severe health and safety concern.
  • Unaddressed Maintenance Issues: Reviews indicate a pervasive problem with owners refusing to fix critical issues, including windows that don't close, leading to health and safety risks.
  • Dilapidated Trailers: The park is described as being "full of disgusting trailers that need to be turned down and rebuilt," suggesting significant code violations and unsafe living conditions.
  • Rude and Unresponsive Management: The park manager is described as "extremely rude" and unwilling to work with tenants on basic requests, indicating poor customer service and a lack of concern for resident well-being.
  • Stray Animals: Reports of "stray cats everywhere" point to a potential lack of animal control or an unmanaged environment within the park.
  • Negative Reputation / Name Change: The park's previous name, Driftwood RV Park, and the advice to read its reviews, suggest a history of unresolved issues that persist under the new name, indicating a continued problematic operation.

These reported issues are significant and should be carefully considered by anyone looking into this RV park.

Conclusion: Why this place is suitable for locals

When considering RV parks in California, locals prioritize safety, comfort, and reliable amenities. Based on the provided public reviews, Riverside Crossing RV Park in Los Molinos presents significant concerns that make it largely unsuitable for those seeking a standard, healthy, and supportive living environment. The information available details severe and persistent issues that directly conflict with what Californians typically expect from a habitable residence, whether temporary or long-term.

For California residents, access to basic necessities such as reliable heating and clean, potable water are fundamental requirements for any dwelling. The explicit reports of non-functional heating and contaminated water that needs boiling raise serious health and safety alarms. These are not minor inconveniences but critical deficiencies that impact well-being and legal habitability standards. A responsible landlord or park owner is legally and ethically obligated to provide these basic living conditions, and the alleged refusal to do so, while continuing to charge rent, is a major red flag for any Californian considering this as a place to live.

Furthermore, the description of the park containing "disgusting trailers that need to be turned down and rebuilt," with structural issues like non-closing windows, indicates a broader systemic problem with the park's upkeep and adherence to safety codes. Locals expect a reasonable level of maintenance and a safe environment, particularly when paying rent. The presence of numerous stray animals also suggests a lack of proper management and can contribute to unsanitary conditions and potential hazards. These issues collectively detract from any perceived benefits of a rural setting or potentially lower costs, as they compromise fundamental living standards.

Lastly, the feedback regarding the management being "extremely rude" and unwilling to work with tenants is a critical deterrent. For Californians, a responsive and respectful management team is crucial for addressing concerns, ensuring a peaceful community, and resolving maintenance issues promptly. The reported dismissive attitude and refusal to accommodate basic requests demonstrate a severe lack of concern for tenant welfare, making it an unappealing option for anyone seeking a stable and supportive living situation. Given these pervasive and serious concerns highlighted by current and former residents, it is strongly advised that Californians look elsewhere for RV park accommodations to ensure their health, safety, and peace of mind.
