I had left work early twice to come view a mobile home here. With an appointment each time. First one was with Alyssa and when I showed up she wasn't there, and the office had a sign on it that they would be back shortly. I waited in my car for 20 minutes and called and left a message. Then didn't hear back for another hour. Second time was with Jennifer and was told the mobile home I wanted to see had been sold but yet is still posted on their site. These people are VERY unprofessional. No communication and apparently don't care about your schedule and wasting your time. From the other reviews I've just read, this isn't a place worth living in and dealing with anyway.

Apparently you get wrote up for disturbing the peace when you do.Follow up on my reviewMy response is this- I apologize for disturbing the peace but how was I to know that by calling 911 for an ambulance that the fire department and police would come as well. What was I supposed to do after I saw that my teen child attempted suicide from cutting her neck? Stand by and watch her bleed to death? In the meantime, I have sat here and listened as vehicles went by with loud music and mufflers, a delivery driver blasting music as he delivered packages. But I call for an ambulance and you write me up for disturbing the peace? I have a heart condition and I am afraid of the fact that I may have a need for an ambulance myself. Instead of violating me, a simple request to find out the reasons would have been a much nicer way to deal with it. It used to be called empathy.b

Something the office was aware of the day I arrived I moved into my home as I had nothing other choice than to do so. I wished I had waited and bought elsewhere.The red flags should have been when I had to reach out to another Sun Homes Community just to get a response from River Haven but I loved the home and overlooked that. I was told by Jessica that my home would have a new roof before I moved into. So imagine my surprise when I in fact did not have a new roof as stated but had no choice but to move into as I had just moved 12 hours away from home.Imagine buying a home and one of the first things you hear is “oh if Rich doesn’t come back and rake the yard you will be responsible for that!” Guess who didn’t come back and rake the yard, a home I just purchased and I had to clean up over 20 bags of leaves out of the main yard. I had to do all of this while unpacking a house being a single mom to three kids my youngest being 8 months at the time who still nursed, while also working full time.Already off to a terrible start to my time at River Haven. I didn’t do the leaves in the woods behind the house as they were there when I moved in and I had already been asked to do more than I should have.Within the first two weeks of living here it rained. That rain leaked into my house into two of my bathrooms ruining a light in my bathroom. Had the roof been replaced that I was told again by Jessica that it would be I wouldn’t have had to worry about the water damage the rain caused. There were other issues with the house as well but because I didn’t get an inspection that’s my problem. And they are correct anything outside of the roof which I was lied to about is my problem. However, I bought my home through Rich. The park allows him to buy homes to “fix”them and then resell them. The park has to approve of anyone doing anything in the park. And they have even admitted they’ve had complaints about Rich before so the fact they continue to allow him to buy homes and essentially flip them makes them just as liable.In October of 2023 I got another complaint about the wood pile by my shed, another thing that was already here when I moved in. They said due to that they would take care of it. Here we are over a year after that conversation and the wood is still here.Bring me to our most current issue. I have been raking and picking up the leaves in my front yard but got a notice today I’d be fined 100 dollars if I didn’t pick up the leaves behind the house in the wooded area that were here BEFORE I moved in. I called the office and they were adamant it is my responsibility. However the lease states when the yard isn’t up to standard they will give a notice and if it’s not remedied they will come in and do it and charge the tenant. The leaves that were here when I moved in in the spring were from the Fall. The resident who lived here in the fall before me should have gotten a notice and then if not remedied (which it wasn’t) should have been picked up by the park and charged to those tenants. That obviously didn’t occur which is the parks fault for not following their own rules. If it had I wouldn’t have had 20 plus bags in the main yard let alone the massive amount in the wooded area. Therefor those leaves do fall on the park/previous tenants. As those leaves fell when someone else had a lease to maintain there yard, and the park had rules they’d do it if tenant didn’t. I didn’t live here in the fall of 2022 when they fell and should not have been and should not be responsible for them.

Nor do they allow you to have things on your own property if you own(decks,porches, etc.) Constant notices and just all around not worth it.*****Replying in here, as they want to act like they didn't just speak to me like I was a child yesterday and I can't reply to their comment.I did call. I completely got an attitude and disrespect. Got threatened with lawyers. I contacted corporate and am going to keep pushing until this issue is resolved. Necessary medical equipment for disabled children should not be used against disabled families. Yet Jessica seems to think it should be. In my lease it states no trampoline or swing set. So I bought my disabled children a child's bucket swing, which is NOT a swing set. It is so high up I have to lift my children into it. So small children can't even access it without help. I even offered to put it on my deck that I OWN and got attitude instead. Even asked if I needed documentation of my childrens disabilities and my question wasn't even answered. Lying about how many notices people have received has been done also, to MULTIPLE families including mine! You guys are a joke and contacting you in the office does NOTHING!!!!! if you have any questions your welcome to call my husband as I was told yesterday no one will speak to me. I would have given 5 star if my 1st year didn't have some complications. con: 1st year was very expensive for utilities because my door had 1" to 3" gap so heat/cooling escaped and bugs just walked right in. it took an entire year to get the door/frame fixed and window too. It would have been nice if i was compensated by adjusting my rent cost. With that said, my kids, and I had a great experience. After the 1st year they changed contractors or something because repairs got completed right away.Pros: quiet/nice neighbors, clean playground, nice staff (both office ladies and maintenance crew). I always enjoyed talking to the office staff and everyone showed respect/kindness.I did not always see eye, to eye with policy etc... but the rules are given out so before you buy/rent make sure you read them, and I do not see how you can blame them. I would recommend River Haven. I will miss the office staff, because we had some great times. lol...
