Regency Lakes Introduce
For those considering mobile home living in the historic and vibrant city of Winchester, Virginia, Regency Lakes presents itself as a community with a range of amenities. This article aims to provide a clear, factual, and informative overview of Regency Lakes, located in Winchester, VA. We will delve into its location, the services and features it advertises, and critically, the significant concerns raised by current and former residents regarding management practices, rising costs, and their overall experience. For local users in Virginia exploring manufactured home communities, understanding both the stated offerings and the firsthand accounts is crucial for making an informed decision about where to call home.
Mobile home communities can offer an appealing housing alternative, often providing a pathway to homeownership or a more flexible lifestyle. However, the quality of life within such communities is heavily influenced by their management and policies. Regency Lakes, while featuring various recreational facilities, has garnered strong negative feedback from residents that directly impacts the perceived benefits of living there. Issues such as alleged discrimination, power trips by management, sudden non-renewal of leases, and substantial increases in lot rent are significant points of contention. Our goal here is to present a balanced view, highlighting the community's physical attributes alongside the serious concerns expressed by its inhabitants, allowing prospective residents to weigh these factors thoroughly.
Regency Lakes is strategically located at 216 Regency Lakes Dr, Winchester, VA 22603, USA. This address places the community within the dynamic and growing city of Winchester, nestled in Virginia's scenic Shenandoah Valley. Winchester itself is a hub of activity, offering a rich historical backdrop combined with modern conveniences, making it an attractive area for many Virginians.
The park's location off Route 7 provides residents with convenient access to major transportation arteries. Its proximity to Interstate 81 is a significant advantage, facilitating straightforward commutes to various employment centers in Northern Virginia, the greater Washington D.C. metropolitan area, and other parts of the Shenandoah Valley. This accessibility is key for daily travel, accessing healthcare facilities, and enjoying the diverse recreational and cultural opportunities available in the region. Within Winchester, residents of Regency Lakes are near a wide array of amenities. These include various shopping centers, a diverse selection of dining establishments, educational institutions, and numerous parks and entertainment venues. Old Town Winchester, with its historic pedestrian mall, shops, and restaurants, is also easily accessible. The community's location, therefore, theoretically offers a good balance of suburban living with robust urban connectivity, providing convenience for a wide range of lifestyles. However, one resident noted challenges with "exceptional walkways for children/teens to walk home from school," indicating that while proximity might be good, pedestrian infrastructure within or around the park could be lacking, and areas can be "riddled with goose poop or cat poop."
Regency Lakes advertises a range of services and amenities typically associated with larger, amenity-rich mobile home communities. However, it is crucial to consider these in light of resident feedback regarding management and the actual living experience.
- Lot Rentals: The primary service, providing individual sites for residents to place their manufactured homes. According to recent information, lot rent for a mobile home in Regency Lakes can be as high as $775/month (as of early 2024), which is noted as significantly increased by residents. It is also mentioned that lot rent covers road and lawn maintenance.
- Community Amenities: The park advertises a variety of shared facilities for residents' use. These include a spacious clubhouse, tennis courts, horseshoe pits, a well-equipped fitness center, a community swimming pool, and a whirlpool-spa-hot tub. There is also a playground for children.
- Property Management: The community has a property manager on-site. However, resident reviews highlight significant dissatisfaction with the current management, describing them as "extremely difficult and Rude," engaging in "power trip and abuse power over others," and being "horrible" since previous managers left. Issues include false accusations, lack of action against real perpetrators, and non-renewal of leases without apparent cause.
- Road and Lawn Maintenance: Included in the lot rent, ensuring the upkeep of internal roads and general lawn care.
Prospective residents should deeply consider the discrepancies between advertised services and the actual experiences reported by residents, especially concerning management and the rising costs.
Regency Lakes offers several features and highlights that are typically attractive in a mobile home community, though these must be viewed through the lens of recent resident feedback.
- Extensive Community Amenities: The community boasts a comprehensive list of recreational facilities including a clubhouse for social events, tennis courts, horseshoe pits, a fitness center, a swimming pool, a whirlpool-spa-hot tub, and a playground. These amenities are designed to promote an active and engaged lifestyle for residents.
- Lakeside Grounds: The community is situated on "lakeside grounds," offering fishing opportunities, which can be a peaceful and scenic benefit for residents who enjoy outdoor activities.
- All-Age Community: Regency Lakes is described as an "All Age Community," making it potentially suitable for families with children, singles, and retirees alike.
- Convenient Location: Situated just off Route 7 with easy access to I-81, the park offers convenient commutes and access to Winchester's amenities, including Old Town Winchester with its shops and restaurants.
However, critical points raised by residents must be considered as significant "features" of the living experience:
- Management Issues: This is the most prominent concern. Reviews describe management as having "some sort of discrimination," engaging in "power trip and abuse power over others," and being "extremely difficult and Rude." The departure of previous managers (Katherine and Tona) is cited as a turning point, with a "new manager is horrible."
- Arbitrary Lease Non-Renewals: A severe issue highlighted is the non-renewal of lot leases without apparent cause, even for long-term residents who paid rent on time and had no neighbor issues. This creates significant insecurity for homeowners who own their mobile home but not the land it sits on.
- Sudden Lot Rent Increases: Residents explicitly state that "Lot Rent has increased triple the amount it was if not more!!" This dramatic increase, coupled with the lack of perceived added value, is a major source of dissatisfaction.
- Unfair New Rules: The implementation of "their own new rules to follow which are unfair" suggests a capricious approach to community governance, negatively impacting residents' lives.
- Lack of Safe Walkways and Cleanliness Concerns: One review mentions "no exceptional walk ways for children/teens to walk home from school and if there is it’s riddled with goose poop or cat poop." This raises concerns about pedestrian safety and general cleanliness in some areas.
- Negative Impact on Families with Children: One review explicitly warns, "IF YOU HAVE KIDS THIS IS NOT THE COMMUNITY FOR YOU," citing issues like unsafe walkways and potentially discriminatory practices.
These significant concerns must be weighed against the advertised amenities when considering Regency Lakes as a potential home.
At this time, specific promotions or special offers for lot rentals at Regency Lakes are not publicly detailed in the provided information or readily available online. Given the significant concerns raised by residents regarding lot rent increases and lease non-renewals, it is unlikely that promotional offers would be a primary focus, or that they would offset the described issues.
However, it is standard practice for mobile home communities to occasionally offer incentives. If Regency Lakes were to offer promotions, they might include:
- Reduced security deposits
- First-month rent discounts
- Waived application fees
Given the reported difficulties in communication and management practices, prospective residents should focus on thoroughly understanding all current costs, rules, and lease terms before considering any move. Any advertised promotions would need to be carefully verified and understood in the context of the community's overall resident experience.

Prospective residents are strongly advised to prepare a comprehensive list of questions regarding all aspects of residency, particularly concerning lease terms, lot rent increases, rules and regulations, and the process for addressing resident concerns. It would also be highly beneficial to speak with current residents directly if possible, to gain firsthand insights beyond official communications.
Considering Regency Lakes as a suitable place for locals in the Virginia region, specifically within Winchester, presents a complex picture primarily dominated by serious resident concerns. While the community undeniably offers attractive physical amenities like a clubhouse, swimming pool, fitness center, and lake access – features that would typically enhance quality of life – these benefits appear to be significantly overshadowed by pervasive issues related to management, policies, and financial stability.
The most critical points for any local considering Regency Lakes are the strong and consistent accusations of "discrimination," "power trip and abuse of power," and "rudeness" from the management. The reported experiences of unprovoked lease non-renewals, even for long-standing residents who paid on time, create an environment of extreme insecurity and could lead to significant financial hardship for mobile homeowners. The dramatic "triple" increase in lot rent further exacerbates this instability, making it difficult for residents to budget or plan for the future. The sentiment that "IF YOU HAVE KIDS THIS IS NOT THE COMMUNITY FOR YOU" due to issues like unsafe or unsanitary walkways is also a major red flag for families.
In Virginia, the Manufactured Home Lot Rental Act provides some protections for tenants, including specific reasons for eviction and notice periods. However, the experiences described by residents at Regency Lakes suggest that while legal frameworks exist, the practical application and day-to-day management significantly impact resident well-being and security. For locals in Virginia seeking a stable, predictable, and respectful living environment, the current resident feedback strongly suggests that Regency Lakes may not be the ideal choice. Despite its appealing amenities, the reported management issues, financial uncertainty, and alleged unfair practices pose significant risks that prospective residents should carefully weigh before considering this community.

Regency Lakes Reviews
People who run this place have some sort of discrimination, and very much power trip and abuse power over others. They falsely accuse, don’t go after the real perpetrators and don’t take actual actions. There’s no exceptional walk ways for children/teens to walk home from school and if there is it’s riddled with goose poop or cat poop.
Apr 17, 2025 · TeaIf I could give 0 stars I would !! For anyone looking for a place to live ,This is certainly not the best option. To begin with the management workers are extremely difficult and Rude. The new manger is horrible. Ever since Katherine and Tona left that place has went down hill. Anyways , I lived there for 5yrs no issues until August 2024. I receive a letter starting they didn’t want to lease the ground to me anymore. I had 90 days to sell my home and find a place for my family to live. I have 4 kids mind you !! Then I call up to the office I ask them to help me sell my place Cam says okay I’ll help. Then 30days before my move out date he says it’s a conflict of interest he can’t help me anymore. So I basically had to give my trailer away. Which was very unfair I paid my lot rent every month on time. Never had any issues with the neighbors or anyone in the Community I minded my business. I still don’t understand how you can just not renew something when the person hasn’t done anything wrong.Lastly , they make their own new rules to follow which are unfair. Lot Rent has increased triple the amount it was if not more !! All of the office staff are very rude and ignored. I highly recommend not living in this community !! IF YOU HAVE KIDS THIS IS NOT THE COMMUNITY FOR YOU.

Mar 18, 2025 · Nun YahWorst place to own a home in. Don’t let nothing happen because they will attempt to steal your home and make it very difficult to sell it. Don’t die either because they will attempt to steal it. And of course the law is always on their side. It’s a cesspool too. Trash everywhere. It was a nightmare for me and my daughter and not of our doing. They made it a nightmare. No stars from me.
Apr 11, 2024 · Amy DarrowDecent place to rent, or purchase a home. Like any facility, there are some older lots, and homes in the area. However, most are well maintained, and are fairly new. My only concerns are the narrow roads, a lack of parking spaces at the houses, and the lot rent prices which continually rise. As a side note, make sure that the plumbing is well insulated; a plumber friend gets numerous calls out there.
