As my wife stated in her review, the owner of this property is severely negligent. A previous tenant moved out later last year, and after they moved out roaches spread all over the property. I know this because I talked to multiple of the tenants and asked if they were experiencing the same problem. Cole then texted my wife blaming us for being the cause of these roaches (I'm sure he blamed everyone else as well). My wife has amazing up keep of our home and cleans daily, there's no reason we should have had roaches. Cole refuses to answer calls after hours, no matter what kind of emergency if happening and will even tell you that he didn't think a call back was necessary. He has overpriced storage units, which to my knowledge aren't being used by anyone, so what a waste of time really. He threatened to have my vehicles towed after continuous back and forth communication on letting him know where I was at in the process of finding someone to help me. His breaker box outside for the camper almost caught on fire, and instead of sending an emergency electrician out to fix the issue, we were forced to buy the supplies, and I to fix the wiring/plug all by myself in order to stay in our place over the weekend.Cole is horrible, he doesn't know what he's talking about when it comes to proper pest control, my wife literally had to say "By Law" in order to get him to listen to anything I was telling him about how to properly eliminate roaches from his property. He doesn't care about the maintenance of his electrical equipment used to power campers, and because of this, the day is unfortunately coming that someone is going to lose everything they have when their camper ultimately catches on fire.He sent emails out begging for all the five stars reviews he has because slowly everyone is starting to leave. If we could've left before we did we would have. Yes, the property is quiet, but that doesn't mean anything when you have an idiot landlord who knows nothing about properly taking care of his property and tenants needs.

I was there several times during their interaction with the owner, and he definitely did not seem to care about the people who lives there. The electrical box used for electricity connections to the campers blew up on them three times within a year, all of which my friend fixed himself because the first time the owner told them they would have to wait all weekend on an electrician. They didn't have anywhere to go for the weekend and couldn't wait so my friend offered to fix it himself, the owner said he would reimburse the couple for their labor and money spent on supplies, he then took about 2 months to send the check and failed to get the address wrong. Luckily, they knew the person who the check was sent to. The other two times my friend just took it upon himself to it himself.The owner would always refuse to call my friends back, and most of the time he would tell them he didn't think it was necessary to call them back, so they just quit trying. This was a major issue when they were getting ready to move, he didn't call back after receiving the renter's verification form from their new landlord.After they left, the owner sent out emails wanting 5-star reviews in order to "help his marketing efforts" because 3 or four people left within two months. My friend didn't want to give a 5-star rating since there are major issues with the property and owner. Whenever he saw that they didn't give him good reviews he sent voice messages telling them that he hopes they die and leave their 16-month-old daughter to burn in hell. He also threatened to tow their vehicles after being told that they were working on finding someone to help them tow the vehicles away as one was completely broken down and the other was unsafe to drive. They were pulled into the properties "watch person's" yard, and then the guy started complaining about the vehicles, so the owner's only "solution" was to tow the vehicles.He also claimed that my friends owed him two months of electricity, when they only owed him one, and they showed me proof of their payment...The owner is not responsive to anyone who lives at this property, and he caused my friends a lot of stress and anxiety.

It's nice and clean with covered parking available (was like 100+ for weeks so necessary), and the other residents were really cool as well. Big bonus(s), there is an old school diner just down the street with great burgers and a small hometown feel. I also like to hit the blackjack tables once in a while on my night off, and Winstar World Casino was merely a hop and skip down I35. Ardmore is pretty close in the other direction as well if you need more than just a few things the store. It's still very county side all around you, so hardly any traffic, and super quiet at night. Lastly, the management were super accommodating. We only had one issue and they had someone out the very next day. It wasn't even an emergency. Highly recommend RRRRPSS!
