A mobile home does not appreciate at the same rate as a standard home. Mobile homes are fragile and very prone to cracks and deterioration. Rancho La Paz’s exorbitantly high space rent dramatically decreases the value of the mobile home.2️⃣High space rent: At Rancho La Paz, the space rent is much higher than at other mobile home parks (about $2300/month), which does not include your mortgage on the structure. The park will attempt to significantly raise your rent at every opportunity.3️⃣Poor tenant service: The staff who work at Rancho La Paz are only focused on collecting your rent. They refuse to answer emails and they withhold information. They insist on only communicating by postal mail and refuse to answer questions on the phone. Their unprofessionalism will slow down your buying or selling process by months, causing you time and money.

It’s clear that their primary concern is getting your money, not providing any helpful service or maintaining a good living environment.Whenever I had an issue or needed assistance, the office staff was unhelpful and dismissive. They rarely ever smiled or seemed interested in resolving anything. It felt like they just wanted to get you out of their way as quickly as possible. I was left feeling completely frustrated and ignored, especially when I reached out for help with basic concerns.The apartment itself was poorly maintained, and when issues arose, communication from the office was nonexistent. They never seemed to care about anything beyond the payment. They don’t want you here. They want to buy all the homes and rent them.It is not safe. There have been multiple thefts. The whole place is run down. Management will not even allow homeowners to invest in upgrading their own properties. Please don’t move here with children either.I WISH I COULD LEAVE ZERO STARS FOR HOW AWFUL IT HAS BEEN LIVING HERE.Some history…First they tried to impose a 55% space rent increase with only 90 days notice back in 2019. A CA assembly bill finally was passed that blocked it temporarily. But not before many home owners were manipulated into signing a lease (despite having full ownership of their homes) that stripped them of many rights. They were told the lease would keep their space rent increase lower than the proposed 55% hike. One particular lease rules states that if a homeowner attempts to rent out their home to someone else, they must give 100% of the rental income to the park owner.Now, with some rent control making it harder for them to price gouge the homeowners, they are making it very difficult to sell (requiring a high income to qualify to buy), so that home owners must eventually sell to the owners so they can rent the homes. They desire for the entire park to be their rentals and want to remove homeowners who can benefit from rent control on the space rent (at least until 2030.)No one who bought a home in this park in the last decade will be able to sell and get their money back, much less a profit, which is wild considering how the value of real estate has gone up in CA in the last 4 years. And that’s with the space rent (HOA) controlled.Sadly, many of the residents who purchased here did so when they sold their homes in retirement, sunk their life savings into a mobile home in a senior park, expecting to live out the rest of their fixed income lives here. Now they’re being forced out.Before considering renting or buying here, do a quick google search of rancho la Paz 2019 to read all the articles on what the relationship between park management and residents has been like. The Fullerton Observer has a 2023 article on how things are going. Then decide if being subject to blatant greed is what you are still interested in.Please, please, do not move here and ruin your life or the last few years your loved ones have. It will only bring regret and tears.
