Welcome to Queens Estates, a manufactured housing community located in Crete, Illinois. For Illinois residents exploring housing options that offer community living, Queens Estates presents a unique situation. Public feedback indicates a community with both appealing qualities, such as a quiet atmosphere and friendly neighbors, alongside significant concerns regarding management practices and the upkeep of shared amenities. This article aims to provide a factual and balanced overview to help prospective residents and their families in Illinois make informed decisions.
Manufactured home communities can offer an attractive alternative to traditional housing, often providing more space and a sense of neighborhood at a potentially lower cost. Queens Estates, like many communities, has its own distinct characteristics. It's crucial for anyone considering a move to thoroughly investigate all aspects of a potential new home. This overview will delve into the community's location, general services, its highlighted features (both positive and areas for improvement), and important considerations for locals in Illinois looking at Queens Estates.
Queens Estates is located at 1712 S Dixie Hwy, Crete, IL 60417, USA. Crete is a village situated in Will County, Illinois, a part of the greater Chicago metropolitan area. This location offers residents a blend of suburban living with access to the amenities and opportunities of nearby larger communities. Crete itself is known for its peaceful, countryside charm, providing a quieter environment than the bustling city, yet it remains conveniently connected to essential services and transportation routes.
For Illinois residents, the accessibility of Queens Estates is a notable feature. The community's position on S Dixie Hwy allows for relatively easy access to local shops, dining establishments, and services within Crete. While specific public transportation options would require further local inquiry, the suburban setting typically implies reliance on personal vehicles for most commutes. However, major roadways are generally within reach, facilitating travel to larger towns and cities in the Chicagoland area for employment, extensive shopping, healthcare facilities, and entertainment venues. The "peaceful, countryside community" vibe of Crete, as mentioned in real estate listings for homes within Queens Estates, suggests a desirable balance between quiet living and practical connectivity, making it an appealing location for those seeking a more relaxed pace of life within reach of urban resources. Assigned schools in the area include Balmoral Elementary School, Crete Elementary School, and Crete-Monee High School, which can be a consideration for families.
Lot Leasing: Queens Estates operates as a manufactured home community where residents typically own their home but lease the lot it sits on. This is a standard service offering in such parks.
Community Management: The park has an on-site management office. While past reviews indicate issues with management, the presence of a "new lady" and prior "efficient" management suggests ongoing efforts to provide oversight and address resident concerns.
Property Lighting: The community is described as "quite well lit at night," which contributes to a sense of safety and security for residents within the park.
Common Area Maintenance (Varying Quality): The management is responsible for maintaining common areas. While resident feedback points to issues with playground upkeep and potholes, it also mentions that the previous manager "stayed on top of ppl with their property," indicating an intent for property standards.
Utility Billing: Residents are billed for lot rent and potentially other charges, indicating a system for managing resident accounts and payments.
Pet-Friendly Policy: The community appears to be pet-friendly, accommodating residents with pets, a significant service for many households.
Quiet Community: A strong highlight is that the community is generally "pretty quiet." This creates a peaceful living environment, desirable for those seeking tranquility away from urban noise.
Good Neighbors: Residents express positive sentiments about "nice community" living and neighborly interactions, suggesting a pleasant social atmosphere within the park.
Pet-Friendly: The welcoming stance towards pets is a significant feature, allowing residents to live comfortably with their animal companions.
Well-Lit at Night (within the park): The observation that the park is "quite well lit at night" enhances security and comfort for residents after dark.
Potential for Improved Management: While past management issues are noted, the arrival of a "new lady" in management offers hope for improved efficiency and responsiveness in addressing resident concerns.
Access to Renovated Homes: Real estate listings for homes within Queens Estates mention "move-in ready" and "fresh updates throughout" for certain properties, indicating opportunities for comfortable living spaces.
Playground Condition: A significant concern is the "dangerous" condition of the playground, with "holes in the slide and broken swings." This is a critical safety issue for families with children and an area where residents hope to see improvements.
Potholes: The presence of potholes indicates a need for road maintenance within the park, affecting vehicle access and general aesthetics.
Transparency in Rent Increases & Fees: Past issues with management increasing rent "without notice" and charging "late fees for a whole year" due to miscommunication or lack of transparency are major concerns. Illinois law (765 ILCS 745/6(d)) generally requires mobile home park owners to give 90 days' notice of any rent increase.
Property Upkeep of Some Lots: One review notes a "trashy" neighbor's house, which "is really looking like a 'trailer Park' and not in a good way," suggesting a need for consistent enforcement of property upkeep rules.
Main Entrance Lighting: A suggestion for "better light by the main entrance" with a "well lit spotlight facing the sign and most importantly the entrance to turn in" indicates an area for improved visibility and safety at night.
Information regarding specific "promotions" or "special offers" for Queens Estates is not publicly provided in the available reviews or general listings. Like many manufactured housing communities, the primary "offer" is the inherent affordability and community living aspect compared to other housing types in the Crete area.
However, for prospective residents, the implicit "offer" could be the opportunity to join a community that, despite past challenges, has residents who "love living here" and where management changes indicate a potential for positive progression. The recent lot rent increase to "$760-80" reflects the current market dynamics. Interested Illinois residents should directly contact Queens Estates to inquire about current lot availability, precise rent rates, any applicable fees, and to discuss the ongoing plans for community improvements. It is strongly advised to verify all financial details in writing and understand the terms of any lease or agreement before committing.

It is highly recommended that prospective residents contact the office directly. Requesting to see a copy of the lease and park rules in advance is also advisable.
Queens Estates in Crete, Illinois, presents a complex yet potentially suitable option for Illinois locals seeking manufactured home living. Its suitability hinges on its core strengths and the community's ongoing efforts to address areas needing improvement.
The primary appeal for locals lies in the community's quiet atmosphere and its genuinely friendly residents who "love living here." This creates a pleasant and welcoming environment, offering a sense of belonging that is highly valued in any residential setting. The pet-friendly policy further enhances its suitability for many Illinois households. Furthermore, the strategic location in Crete provides a peaceful, countryside feel while maintaining convenient access to suburban amenities and the broader opportunities of the Chicago metropolitan area, balancing tranquility with practicality.
However, it is crucial for prospective Illinois residents to be aware of and directly inquire about the significant concerns raised by current residents. Issues related to past management transparency with rent increases and fees, and particularly the "dangerous" condition of the playground and potholes, are serious matters that directly impact safety, financial stability, and quality of life. Illinois law mandates a 90-day notice for mobile home park rent increases, and residents have rights regarding habitable conditions.
Therefore, while Queens Estates offers a quiet environment and a good community spirit, its suitability for locals will depend on the current management's commitment to addressing these critical issues. For those willing to engage directly with the park management, ask thorough questions, and verify current conditions (perhaps by visiting and observing common areas and speaking with current residents), Queens Estates could still be a viable and desirable home. It offers the potential for affordable and peaceful living in a community that, despite its challenges, clearly holds a special place in the hearts of its residents.

Queens Estates Reviews
I love living here. Only issue is Management is very poor here. I had issues for months. They don't tell you, you owe until balance is too high to pay. Turns out they can increase you rent without notice. This went on for a whole year until new management came in. I wonder why I had so many late fees and spent months to figure it out. They were charging me late fees for a whole year. Refused to waive since it was their mistake. Until we got a hold of owners. If you do move in make sure you have an online account. That way you can make sure they don't increase or charge fees that you aren't aware of. Buyers please beware. Otherwise it is a great community to live in.
Nov 01, 2024 · crystal moralesWe've been living here a little shy of 6 months. It's pretty quiet. They will be raising the lot rent to 760-80. I've noticed from prior years rent goes up but the community could use a serious playground uplift it's dangerous with holes in the slide and broken swings and other little things that kids sit on. Hopefully they use the money to fix that as well as the pot holes. My daughter is autistic and wants to play over there every time she sees it. But after one visit it's a lawsuit waiting to happen and I don't want to risk my kids getting hurt. Also the previous building manager quit she was very efficient and stayed on top of ppl with their property and mass reminders to all residents. It's a new lady now so I hope she is as good if not better! Our neighbors house looks trashy and it's really looking like a "trailer Park" and not in a good way !!! I hope something will be done with the notice of their upkeep. Otherwise it's a nice community and quite well lit at night. I would suggest better light by the main entrance because at night you will miss it if your not paying attention maybe a well lit spotlight facing the sign and most importantly the entrance to turn in.

Aug 21, 2023 · Summer BrozThe pictures ain’t accurate the park falling apart. My stairs start falling off and they didn’t do anything until my father fell through them and threatened to sue them. They don’t fix anything, water stank, you have to buy your own everything and fix everything yourself. Just terrible.
