Understanding the full scope of what Quarry's Edge offers, including its challenges and conveniences, will empower you to determine if it aligns with your expectations for community living and homeownership. Let's explore the specifics of Quarry's Edge in Lancaster.
Quarry's Edge is located at 3650 Logan-Lancaster Rd, Lancaster, OH 43130, USA. This address places the community in Lancaster, a city in Fairfield County, Ohio, known for its historical significance and a blend of suburban and rural charm. The location on Logan-Lancaster Road provides residents with relatively good accessibility to essential services and surrounding areas.
Logan-Lancaster Road (State Route 33) is a key artery connecting Lancaster to other parts of Ohio, including Columbus. While the community offers a more residential feel, its proximity to State Route 33 means that residents have a relatively direct route for commutes to work, school, or to access broader amenities in the Columbus metropolitan area. This can be a practical benefit for those working in Columbus but seeking more affordable housing outside the immediate city sprawl. The commute to central Columbus typically takes around 30-40 minutes, depending on traffic conditions.
Within Lancaster itself, the location offers reasonable access to local necessities. Grocery stores, retail outlets, and dining options are available within a short driving distance from the community. Access to healthcare facilities and emergency services in Lancaster is also convenient, providing peace of mind for residents. For families, the community falls within the purview of local school districts, including Berne Union LSD.
While the immediate surroundings of Quarry's Edge might offer a more secluded feel, the overall accessibility via major roads ensures that residents are not isolated. This blend of a quieter residential environment with practical connectivity to urban centers makes the location a consideration for those prioritizing a balance of peace and convenience in their Ohio living experience. Potential residents should consider how this specific location fits into their daily routines and commuting needs.
Quarry's Edge operates as a mobile home park where residents own their homes and lease the land (lot). Based on available public data and resident feedback, the services offered primarily revolve around the provision and maintenance of the lots themselves, along with essential utility connections.
- Lot Rental: The primary service is the leasing of individual lots for manufactured homes. Residents pay a monthly lot rent to the park management. Recent feedback indicates that lot rent rates have been subject to increases. A specific HOA fee of $415 per month has been noted, which likely covers lot rent and other association services.
- Utility Connections: While residents are responsible for paying their individual utility bills, the park provides the necessary infrastructure for connections. It is important to note that residents pay for water, sewage, and garbage services separately, and feedback suggests water quality (smell) and costs comparable to city rates are points of concern for residents.
- Trash Service: Garbage removal is a service that residents pay for as part of their utilities, as confirmed by resident reviews.
- Road Maintenance (Limited): The park is responsible for maintaining its internal roads. However, resident feedback explicitly mentions concerns regarding snow removal, noting that roads are not salted or plowed after accumulated snowfall, despite the park having equipment.
- Pet Policy: The community allows pets; however, residents are charged a pet fee. It's noted that this fee applies even though residents own their homes.
- Online Payment System: The park has implemented an online app for rent payments. A significant service fee of $40 is applied if residents choose not to use this app and instead pay by cash or money order.
Quarry's Edge, as a mobile home community in Lancaster, presents a few notable features and highlights, though some aspects have been subjects of resident concern.
- Affordable Homeownership Potential: A primary highlight of Quarry's Edge, common to many manufactured home parks, is the opportunity for more affordable homeownership. Residents own their homes, which typically have a lower upfront cost than traditional site-built homes, making homeownership more accessible for many Ohioans. There are no rental homes available; all residents own their homes.
- Quiet Environment (Generally): Some residents have described the park as "quiet," suggesting a generally peaceful living atmosphere, which can be appealing for those seeking a less bustling environment.
- Established Community: The park has been in operation for some time, with residents noting they have lived there for years. This suggests an established community framework.
- Pet-Friendly Policy (with Fee): Quarry's Edge allows pets, which is a key feature for many prospective residents. However, it's important to note the accompanying pet fee, a point of contention for some residents given that they own their homes.
- Individual Home Ownership: Unlike apartment complexes, residents own their manufactured homes, providing them with greater control over their living space and the potential for building equity.
However, it is crucial to present a factual account, and resident reviews highlight significant areas that potential residents should be aware of:
- Lack of Amenities: Residents explicitly state that "there are no amenities." The playground was removed years ago, and kids are reportedly not allowed to ride bikes. This lack of communal facilities is a significant detractor.
- Rising Lot Rent and Fees: A consistent concern among residents is the continuous increase in lot rent and various fees, including a $40 service fee for non-app-based rent payments.
- Utility Concerns: Water quality (odor) and the fact that utilities like water, sewage, and garbage are not included in the lot rent are noted.
- Maintenance Issues: Residents report a lack of improvements despite rising costs, and specifically mention that roads are not salted or plowed after snowfall, even with equipment available. Concerns about the appearance of the management's property compared to rules enforced on residents' yards have also been raised.
- Difficulty Reaching Management: Several reviews indicate that the manager is "nearly impossible to get ahold of for any reason at any time."
Based on the provided public data and resident reviews, there is no explicit information detailing any ongoing promotions or special offers at Quarry's Edge. The focus of resident feedback tends to be on increasing lot rents and additional fees, rather than incentives for new residents.
Manufactured home parks sometimes offer various types of promotions, such as reduced lot rent for a limited time, waived application fees, or incentives for new home purchases. However, it is not evident from the available information that Quarry's Edge currently extends such offers.
For individuals interested in Quarry's Edge, it is highly advisable to directly contact the park management to inquire about the most current pricing, any available homes for sale (as rentals are not offered), and to ask if there are any promotions or financial incentives available at the time of your inquiry. Given the resident feedback about rising costs and additional fees, it would be prudent for prospective residents to get a clear and comprehensive breakdown of all potential expenses before committing. Directly speaking with the management about any possibilities for cost savings or current specials would be the most effective approach.

For Ohioans considering their housing options, Quarry's Edge in Lancaster presents a particular type of living arrangement primarily suited for those whose top priority is affordable homeownership in a generally quiet environment, while understanding and accepting specific limitations. It’s crucial for locals to approach this community with a clear understanding of its distinct characteristics, as highlighted by resident feedback.
The most significant suitability factor for locals is the opportunity for homeownership at a potentially lower entry point than traditional housing. For individuals or families in Ohio seeking to own their dwelling rather than rent an apartment or house, Quarry's Edge allows them to purchase a manufactured home and secure a lot lease. This can be an attractive option for those working with a tighter budget, or who prefer the autonomy of owning their home. As there are no rental units, all residents are homeowners, fostering a community of property owners.
Furthermore, resident reviews indicate that the park is generally "quiet." For Ohioans, including retirees, who prioritize a peaceful living environment and appreciate less noise and commotion, this aspect of Quarry's Edge could be a significant draw. If your ideal home involves a tranquil setting where you own your space, and you’re less concerned about shared amenities, this could align with your preferences. The community provides essential services like utility connections (though paid separately) and trash removal, which are fundamental to daily living.
However, it is imperative for locals to be fully aware of the areas highlighted by resident concerns. The absence of amenities like playgrounds and the stated restriction on children riding bikes mean that this community may not be suitable for families with young children seeking a highly amenity-rich environment. The concerns about increasing lot rent, additional fees for non-app payments, unplowed roads during snowfall, the quality of water, and perceived difficulty in reaching management are critical considerations. For a local prospective resident, this means a need for thorough due diligence, including potentially visiting the property, speaking with management directly about these specific issues, and understanding all financial commitments upfront.
In essence, Quarry's Edge is suitable for Ohioans who are primarily looking to own an affordable home in a quiet community setting, and who are prepared to manage utilities separately and navigate potential challenges with management communication and maintenance standards as described by residents. It is a pragmatic choice for those prioritizing homeownership on a budget over extensive community amenities or highly responsive maintenance services. For the right individual or household with these specific priorities and expectations, Quarry's Edge can indeed serve as a place to live in Lancaster, Ohio.

Quarry's Edge Reviews
I personally don't live there. I use to years ago. My mother in law lives there. It's an ok park if you need a place to live. There are no amenities and they keep raising the lot rent. It could be way better.
Feb 11, 2025 · Michelle WeberThe owner description needs updating. It is NOT all inclusive. You have to pay for water(that smells bad), sewage, and garbage. The rates for water are comparable to city water rates. It is not kid friendly. Kids are not even allowed to ride their bikes there anymore and they took the playground down a couple of years ago. They keep raising rent and fees but have made no improvements worth mentioning. They don't even sàlt or sand after accumulated snowfall let alone plow the roads even though they have the equipment to do so. The manager is nearly impossible to get ahold of for any reason at any time. They now want rent paid through an online app and If you choose not to use app they are adding a $40 service fee to pay by cash or money order...yes that is correct, FORTY DOLLARS!! It's absolutely ridiculous. Also, they have rules for how to keep your yards yet their yard looks like Sanford and sons. They charge a pet fee as well even though it's your home. There are no rentals. Everyone there owns their homes..so why are they charging a pet fee?
