Ponderosa Mobile Home Park provides certain services and has specific operational procedures for its residents. While detailed service offerings are best confirmed directly with park management, based on common practices in mobile home communities and available resident feedback, the following are inferred or directly stated:
- On-Site Management and Rule Enforcement: The park has management, with "Angelica the manager" specifically mentioned in reviews. Management is responsible for enforcing park rules, including those related to awnings, yard work, and barriers between homes. Residents report receiving notices and warnings for perceived non-compliance, even for well-maintained yards.
- Parking Management: The park has a highly restrictive parking policy. Resident feedback indicates "zero street parking, and no other parking available at all whatsoever" for guests or even residents in guest parking areas. There are claims of management providing misleading information regarding parking. Towing of vehicles, even those parked "legally" from "faded curbs with no signs," is a significant concern, with allegations of management and staff receiving stipends from tow companies.
- Utility Management: The park controls water and power utilities, with residents reporting instances of these services being "turned off with barely a days notice or no notice at all for hours on end."
- Road Maintenance: The park undertakes road repairs, but residents claim this occurs "with zero notice" and can restrict access to driveways by "blocking it with construction crews."
- Security Presence: While not explicitly stated as a service, the mention of "many trailer parks have a security guard to advise folks of hard to see red zone areas" implies a comparison to a service that Ponderosa might lack or perform differently, particularly concerning parking enforcement.
- Privacy Barrier Policies: The park has specific rules regarding privacy barriers between homes, only allowing "some type of sheet metal" to be purchased from an unspecified source.
- Trash and Recycling: While not explicitly mentioned in the reviews provided, mobile home parks typically offer waste disposal services for residents.
Ponderosa Mobile Home Park presents several characteristics that define its operational environment and living experience. Based on resident feedback, these include:
- Highly Restrictive Parking Policies: A dominant highlight is the extremely limited and strictly enforced parking. There is no street parking, and guest parking is effectively non-existent for visitors, with residents also reportedly prohibited from using it. This is a critical factor for any prospective resident.
- Aggressive Towing Practices: A significant concern is the reported aggressive towing of vehicles, even those seemingly parked legally, with allegations of management receiving incentives from tow companies. This suggests a challenging parking environment.
- Strict Property Maintenance Rules: The park enforces stringent rules regarding property appearance, including awnings, yard work, and even the type of privacy barriers allowed between homes (only "sheet metal" from an unspecified source), with notices and warnings issued even for well-kept yards.
- Unpredictable Utility Disruptions: Residents highlight issues with water and power being turned off with "barely a day's notice or no notice at all for hours on end," indicating a lack of consistent communication regarding utility services.
- Unannounced Roadwork and Access Restrictions: Road repairs are reported to occur with "zero notice," leading to driveways being blocked and restricted access for residents.
- Challenging Management Interactions: Resident feedback describes the manager as "extremely rude" and untruthful regarding parking, with general sentiment indicating "terrible attitude" from staff. Overall management is described as "horrible."

Ponderosa Mobile Home Park Reviews
This place has zero street parking, and no other parking available at all whatsoever. The residents are not allowed to park in the guest parking which is extremely inconvenient if you want to allow an elderly family member or someone with belongings to park in the driveway. Angelica the manager is extremely rude and tells residents they can park in guest parking, but that is obviously a lie. Ridiculous rules about awnings and yard work that are insane. They won’t allow any residents to have any kind of barrier between homes for privacy other than some type of sheet metal that you purchase from god knows where. They will give you notices and warnings even if your yard is nice and kept. Water and power is turned off with barely a days notice or no notice at all for hours on end. They will tear up the roads with zero notice, and restrict access to even your own driveway by blocking it with construction crews. Horrible place to live overall. Neighbors are also very rude.
Feb 03, 2019 · Sarah ReyesStaff at this place Rob's there customers and venders by towing cars parked legally. They then put burden of proof on towee. Management has hired a tow service to do drive by's all night and tow from faded curbs with no signs anywhere. Many trailer parks have a security guard to advise folks of hard to see red zone areas. It is common knowledge that management along with there assistants receive stipends from tow company officials including the driver.
