Based on available information and typical offerings of manufactured home communities, Pine Hills Manufactured Home Community provides several core services:
- Manufactured Home Sales & Rentals: Pine Hills offers both manufactured homes for sale and homes available for rent. Prices for homes can vary widely, with some listed for sale from approximately $22,800 to $75,500, and rental options from around $1,141 to $1,371 per month (as seen on Zillow and Bayshore Homesales). They also offer promotions like "2 months FREE rent" on select homes for sale.
- Lot Rentals: For those who own their manufactured homes, Pine Hills provides lot rentals, which typically include utility hookups for electricity, water, and sewer.
- Professional On-Site Management and Maintenance: The community advertises having an "experienced and professional management staff" that handles day-to-day responsibilities. However, resident reviews present a mixed picture regarding management's responsiveness, particularly concerning lot rent increases and maintenance issues like snow plowing.
- Pet-Friendly Environment: Pine Hills is a pet-friendly community, allowing residents to bring their "furry family members."
- Financing Assistance: They aim to help residents with "the dream of home ownership" and likely provide resources or connections for financing manufactured homes.
Pine Hills Manufactured Home Community highlights several features, but it's important to consider them alongside direct resident feedback:
- Experienced Management (Claimed): The community markets itself with "experienced and professional management staff." This implies a commitment to efficient operations and resident support.
- Landscaped Grounds: The community states it has "beautifully landscaped grounds." While one resident noted that streets are narrow, the overall aesthetic of the common areas is likely a focus.
- Family-Friendly Amenities: Pine Hills is marketed as an "all-ages community" with "contemporary amenities planned with your family in mind." Online information from other RHP Properties communities (who operate Pine Hills) sometimes lists amenities like a playground, BBQ area, clubhouse, community events, and even features like basketball courts, suggesting similar offerings might be present or planned at Pine Hills to foster community engagement.
- Affordable Housing Options: As a manufactured home community, Pine Hills aims to provide a more affordable housing solution compared to traditional stick-built homes in Lawrence, making homeownership potentially more accessible.
- Community Events: RHP Properties (the operator) emphasizes "social community events designed to encourage our residents to socialize with their fellow community members through fun, family-friendly BBQs, holiday parties, and more!" This indicates an effort to build a cohesive community.
However, significant concerns raised by residents include:
- Frequent and Unjustified Rent Increases: One long-term resident states, "Prices rise every year without any additional perks. Sometimes they raise twice a year. They do what they want to whoever they want. People who own are treated the worst." This is a critical concern for financial stability and suggests a lack of transparency or justification for increases. Kansas law (K.S.A. 58-25,114) generally requires landlords to give 30 days' notice of rent increases, and rules must apply in a fair manner.
- Narrow Streets and Parking Issues: A visitor noted that "The streets are so narrow. If a car is coming toward you, then someone has to move over in an empty parking place. If you can find one." They also mentioned a lack of parking for residents, stating, "They are packing the trailer houses in there, but there are no places to park for their residents." This poses practical challenges for residents and their visitors.
- Lack of Winter Road Maintenance: A review specifically mentioned, "during the winter they don't plow the roads," which is a significant safety and accessibility concern for Kansas winters.
- Perceived Unfair Treatment of Owners: The statement "People who own are treated the worst" is a serious accusation that suggests disparities in how management interacts with residents who own their homes versus those who rent from the park.

For Kansas locals, Pine Hills Manufactured Home Community in Lawrence, KS, offers a pathway to homeownership or rental in a city known for its vibrant atmosphere. The community is managed by RHP Properties, a large operator, and aims to provide an affordable and amenity-rich living environment. However, prospective residents must be aware of significant concerns raised by current and past residents. Allegations of frequent and potentially unjustified rent increases, particularly affecting homeowners, are a major financial consideration. Furthermore, the reported issues with narrow streets, insufficient parking, and a lack of winter road plowing suggest practical challenges in daily living. While the idea of a family-friendly community with professional management is appealing, these concerns highlight a potential gap between advertised features and resident experiences. Therefore, while Pine Hills could be an option for those seeking affordability in Lawrence, any Kansas resident should conduct extensive due diligence: visit the park multiple times (ideally during different times of day and weather conditions), speak directly with current residents if possible, and obtain clear, written agreements detailing all costs, rent increase policies, and park maintenance responsibilities to ensure a suitable and sustainable living situation.

Jun 20, 2025 · Moneys WorthWent to visit my daughter. The streets are so narrow. If a car is coming toward you, then someone has to move over in an empty parking place. If you can find one. They are packing the trailer houses in there, but there are no places to park for their residents. I feel sorry for my daughter. I will be helping her find a new place to live when her lease is up.
Mar 29, 2025 · Paula WillsManagement is completely disorganized and unmotivated. We have rented and lived in a BRAND NEW trailer for one year and three months. Trailer has had issues from day one. No exhaust fan, door frame is falling out. Have contacted the park the entire time only to be told "we are on a list" well, we weren't. After calling corporate they sent out maintenance, guess what still isn't fixed after their visit two weeks ago. Their policies are completely unreasonable and they can slack but, you as a tenant better be tip top. Top that with children that are violent towards younger children in the park and repeated visits and stand offs with the police department, yeah this community is not ideal in the least bit. We will be leaving the community as soon as we find an available place that is pet friendly. I strongly urge anyone interested in the Lawrence parks to look elsewhere. As the same management is responsible for the majority of them.

Oct 15, 2023 · Cynthia S KopfDO NOT RENT OR BUY FROM THEM WITHOUT INSPECTIONS THEY SOLD THE PROPERTY TO ME LIKE THIS I HAVE NOT INSTALLED NOR TOUCHED ANYTHING SINCE MOVING IN READ BELOW!!I bought the property on January 28th of 2020. Since January 2020 it has had issues with..AC unit's breakers being wired incorrectly though this could be a previous tenant and had to be repaired. This was in late april.Late March/April my windows began leaking through the seals into my walls and inside my home and I have only just gotten around today on 7/24 to have someone come by and look out at. I do not have a lot of money so it took time and my anxiety of how much really was back there that had been ignored made delaying this even longer than it should have. My fault I agree but the initial issue was key. The seals on the windows were not treated nor covered properly so when the expanding and receding weather made the seals weaken rain poured into it.I got new guards which were missing and sealant over/in them installed to slow it but the damage was already bad enough. By about May I was having coughing issues but I wasn't sure what it was. Now I know. This is a life lesson for me and a warning for the rest.
