Pendleton Mobile Home Park Introduce
For individuals and families in the Indiana region considering various housing options, mobile home parks can often present a more accessible and community-oriented choice. Pendleton Mobile Home Park, situated in the town of Pendleton, Indiana, is one such community that has been home to residents for an extended period. This article aims to provide a clear, engaging, and factual overview of Pendleton Mobile Home Park, drawing upon publicly available information and, importantly, direct insights from current and past residents. We will discuss its location, contact information, and an honest look at the experiences shared by those who live or have lived there.
Mobile home parks typically offer leased land for manufactured homes, creating a distinct form of homeownership or rental. These communities are generally overseen by management, with a set of rules and regulations designed to maintain a structured living environment. However, like any residential community, experiences can vary significantly, and understanding both the perceived advantages and reported challenges is crucial. This overview of Pendleton Mobile Home Park is intended to help Indiana locals assess whether this community aligns with their specific housing needs and expectations, providing a balanced perspective based on available public feedback.
Pendleton Mobile Home Park is located at 800 Shawanoe Dr, Pendleton, IN 46064, USA. Pendleton is a quaint and historic town in Madison County, Indiana, known for its small-town charm, community events, and convenient position within the larger Indianapolis metropolitan area. The park's address on Shawanoe Drive places it within a residential area of the town.
The accessibility of a mobile home park is a key factor for prospective residents. Being situated in Pendleton, the park benefits from its location within a community that offers a blend of local amenities and regional connectivity. Residents would typically have access to local grocery stores, schools, dining establishments, and essential services within Pendleton itself. The town also prides itself on its scenic areas, such as Falls Park, providing opportunities for outdoor recreation.
Pendleton's strategic location near major transportation routes, particularly Interstate 69, provides excellent access to larger cities like Indianapolis and Anderson. This connectivity is beneficial for commuting, accessing a wider array of retail and healthcare services, or enjoying cultural and entertainment venues found in these larger urban centers. While one resident review notes issues with internal roads needing work, the external accessibility of the park to the broader Pendleton area and beyond remains a practical advantage. The park's position on Shawanoe Drive indicates a more neighborhood-centric setting, which can contribute to a "calm" atmosphere, as mentioned by one reviewer.
As a mobile home park, Pendleton Mobile Home Park primarily focuses on providing essential services related to mobile home lot rentals and community management. Based on general industry standards for mobile home parks in Indiana, the following core services are typically offered to residents, although it is important to note that resident reviews suggest significant issues with the quality and delivery of some of these services:
- Mobile Home Lot Rentals: The fundamental service involves leasing individual plots of land where residents can place their manufactured homes. Each lot is typically intended to be equipped with the necessary connections for essential utilities.
- Utility Infrastructure Access: While residents are generally responsible for their individual utility bills, the park is responsible for providing the underlying infrastructure for crucial services to each lot. This commonly includes:
- Water: Connections to a potable water supply. However, one resident review strongly states that the "water quality is low and contaminated and toxic as proven with a little zoning google search," which is a severe concern that prospective residents must investigate thoroughly. Indiana state regulations require mobile home communities to provide an adequate supply of pure water.
- Sewer/Septic System: Connections for wastewater disposal. A resident review alleges that "The septic systems are outdated and faulty with roots grown through many of the septic lines," another serious claim that requires direct inquiry and verification. Indiana regulations require mobile home communities to have approved sewage disposal systems.
- Electricity: Hookups for electrical power.
- Community Management: The park's management oversees the day-to-day operations and is typically responsible for enforcing park rules and regulations, addressing resident concerns, and facilitating a smooth living environment. However, multiple resident reviews highly criticize the management, describing them as "very unprofessional," engaging in "gossiping and personal vindictiveness and prejudice," "turning away prospective renters and buyers for personal reasons not allowing equal opportunity," and being "extremely crooked and very vindictive and underhanded." These are critical red flags for potential residents regarding management services.
- Common Area Maintenance: Mobile home parks typically manage the upkeep of shared spaces within the community, which may include internal roads and general landscaping. One review states, "Roads could use some work," while another mentions "empty trailers that need work" and a "new addition of roach infestation that is spreading," suggesting significant deficiencies in maintaining the overall park environment.
Given the severity of the negative feedback, it is absolutely crucial for prospective residents to conduct extensive due diligence and directly verify the current state of these services with the park management, local health department, and existing residents before making any decisions.
Pendleton Mobile Home Park, based on a combination of general mobile home park characteristics and some resident feedback, offers certain features, though it's imperative to balance these with significant concerns raised by residents.
- Potential for Affordable Homeownership: Mobile home parks in Indiana often represent a more budget-friendly pathway to homeownership compared to traditional site-built houses. This can allow residents to own their manufactured home while leasing the land, providing a distinct entry point into homeownership.
- Quiet Atmosphere (Potentially): One resident review mentions the park as "Nice and calm," indicating a potentially peaceful living environment away from excessive noise. However, this positive aspect is heavily contrasted by other, more severe negative feedback.
- Location in Pendleton: Being situated in Pendleton provides residents with access to a friendly Indiana town that offers local amenities and a small-town feel. This includes proximity to local shops, dining, and community events, which can enhance the lifestyle for those who prefer a less urban setting.
- Community Living (Ideal vs. Reality): In theory, mobile home parks foster a close-knit sense of community among residents. While the concept of community living can be a highlight, the extensive negative feedback regarding management's professionalism and perceived vindictiveness suggests that the reality of community cohesion at Pendleton Mobile Home Park may be severely compromised.
- Potential "Fixer-Uppers": One resident noted the presence of "some empty trailers that need work but I just see that as potential fixer upper in my book." For individuals seeking a project or a very low-cost entry point, the availability of homes needing significant renovation could be seen as a unique, albeit challenging, highlight.
It is impossible to overstate the importance of acknowledging the severe criticisms found in resident reviews regarding water quality, septic system issues, unlivable conditions in some homes, alleged mold, pest infestations (roaches), and highly unprofessional and discriminatory management practices. These are critical factors that overshadow any potential positive features and must be thoroughly investigated by any interested party.
Publicly available information regarding specific promotions or special offers at Pendleton Mobile Home Park is not detailed. As with most residential communities, including mobile home parks, any incentives or special programs tend to be dynamic, depending on current vacancies, market conditions, and management strategies. Therefore, details about any current offerings would typically be communicated directly by the park's management.
However, based on general practices within the mobile home park industry in Indiana, potential promotions might include:
- Reduced Lot Rent for New Residents: It's possible that a discounted rate on monthly lot rent might be offered for an initial period to attract new residents, particularly if the park is experiencing high vacancy rates as suggested by a resident review.
- Move-In Incentives: These could range from waived application fees to assistance with initial setup costs for new residents bringing in a mobile home.
- Offers on Park-Owned Homes: If the park has any park-owned mobile homes for rent or sale (especially those noted as needing work), there might be specific deals or flexible terms associated with those units to encourage occupancy.
Given the extremely negative resident feedback regarding management's unresponsiveness, alleged discriminatory practices ("turning away prospective renters and buyers for personal reasons"), and lack of transparency regarding charges, any prospective renter or buyer should approach with extreme caution. It is highly recommended to attempt to contact Pendleton Mobile Home Park directly and persistently to inquire about any promotions, but also to be very vigilant in observing the park's condition and to seek independent verification of all claims, especially concerning water quality and septic systems, from relevant Indiana health and housing authorities. Any promises or terms should be obtained in clear, written form.
For those interested in learning more about Pendleton Mobile Home Park, inquiring about lot availability, or discussing any specific questions you may have, you can attempt to reach out directly using the following contact details:

When contacting the park, it is absolutely essential to be prepared with very specific questions, particularly concerning the serious issues raised in public reviews. These should include inquiries about the current status of water quality, maintenance of septic systems, pest control measures, and efforts to improve the overall condition of vacant homes and common areas. Given the severe criticisms regarding management's professionalism and communication, it is highly advisable to document all interactions, including dates, times, and the names of individuals you speak with. For critical inquiries, consider sending certified mail or email to establish a clear record. Seeking information from local government departments, such as the health department or zoning office, regarding the property's compliance records, is also strongly recommended to complement any information received directly from the park management.
Based on the provided information, including highly critical resident reviews, it is challenging to recommend Pendleton Mobile Home Park as broadly "suitable" for locals in the Indiana region without significant caveats. While mobile home parks often offer an affordable pathway to homeownership and a sense of community, the extensive negative feedback for Pendleton Mobile Home Park raises serious concerns that overshadow its potential benefits.
From a theoretical standpoint, a mobile home park in Pendleton offers the appeal of affordable living within a charming Indiana town. For individuals and families on a budget, the lower entry cost into homeownership or rental, common to mobile home communities, could be a draw. Its location in Pendleton provides access to local amenities and a quieter pace of life, with connectivity to larger urban centers via nearby highways. One review does suggest a "calm" atmosphere, which might appeal to those seeking a peaceful setting. Additionally, for those interested in a renovation project, the presence of "empty trailers that need work" could be seen as an opportunity for a "fixer-upper" at a potentially very low initial cost.
However, these potential advantages are severely undercut by multiple, very serious issues reported by residents. Claims of "contaminated and toxic" water, "outdated and faulty septic systems," "unlivable" homes with "mold and sinking," a "roach infestation," and "very unprofessional," "vindictive," and "prejudiced" management who allegedly "turning away prospective renters and buyers for personal reasons" paint a picture of a deeply troubled community. The description of the park as a "bland, ghost town" with "most of the park vacant" and residents "living in fear" suggests a profound decline in quality of life and community well-being.
Therefore, while the concept of mobile home living in Pendleton might initially seem appealing, Pendleton Mobile Home Park cannot be unequivocally recommended as suitable for locals without an extreme level of caution and independent verification of all alleged issues. Prospective residents in Indiana who are considering this park must undertake extensive due diligence, including direct inquiries with management about all reported problems, and critically, consulting local health and housing authorities for independent reports on water quality, sewage systems, and property conditions. Without clear evidence that these severe issues have been definitively resolved and that management practices have been reformed, the risks associated with living in this community appear to significantly outweigh its potential benefits. It would be most suitable for locals only if these critical issues are proven to have been addressed to a satisfactory standard.

Pendleton Mobile Home Park Reviews
My girlfriend and her family lives here as well as a close friend. The management is very unprofessional. Gossiping and personal vindictiveness and prejudice. The water quality is low and contaminated and toxic as proven with a little zoning google search. The septic systems are outdated and faulty with roots grown through many of the septic lines... many of the mobile homes are unlivable, and full of mold and sinking... MOST of the park is vacant and not likely to be filled due to park managers turning away prospective renters and buyers for personal reasons not allowing equal opportunity to submit the application, background or credit checks as mandated... the park is going under. And the scarce population that does reside in the park are moving out promptly or living in fear of the ever prying and speculatory eye of the managers who are extremely crooked and very vindictive and underhanded. If not the latter then they are personal friends or kin of the management running the park for out of state owners who are either unaware or just as crooked. But if you compare the vacancy and quality of life in contrast to the nearby regency mobile home park who has but a handful of vacancies and inhabitants decorating their homes and yards, children playing, people are friendly and lively. And then this park... bland, ghost town... almost spooky like people are afraid to come out... not to mention the new addition of roach infestation that is spreading... this place is a joke I hope to see either come under new proactive management that takes the park as not just a business but also as a community, a home ... not just for themselves but as a whole... or for it to finally go under for good if no change is in effect.
Jan 13, 2024 · Charles TroxailNice and calm. Only complaint is I wish I could pay for lot rent digitally somehow. Roads could use some work but not too bad. There are some empty trailers that need work but I just see that as potential fixer upper in my book.
Aug 26, 2023 · Dayo's WorldI do not live here but my boyfriend moved here this year. Honestly, terrible from what I have seen. He’s had nothing but constant issues since moving in. Several repairs that were promised to be fixed upon moving in, a broken central air unit that still has yet to be fixed and his trailer is a steady 85 degrees at all times. It’s terrible and the property managers just don’t seem to even care. He’s going on a month with no air. Even window a/c’s that he’s had to borrow from people aren’t helping. He also went 6-8 weeks without a working stove, that was also promised upon moving in. It’s been one excuse to the next. I would not advise anyone to move out there until the property managers get it together and start taking concerns seriously.
