For Texans considering a mobile home living experience, Pearland Heights presents a unique proposition, particularly for those looking to reside in the growing and well-located city of Pearland. The primary draw of Pearland Heights for locals often centers around its geographical advantage. Being situated in Pearland offers residents a suburban lifestyle that many Texans value, characterized by a slightly slower pace than downtown Houston, yet with excellent access to the city's vast employment opportunities, healthcare facilities, and entertainment options. This balance between urban accessibility and suburban tranquility can be a compelling factor for families, working professionals, and retirees alike.
Historically, mobile home parks have been attractive for their affordability, offering an alternative to the rising costs of traditional homeownership or apartment rentals. While rent increases have been a point of concern for current residents at Pearland Heights, it remains a segment of the housing market that can still be more accessible than other options for some Texans. The ongoing efforts by management to resurface roads, for example, indicate a commitment to maintaining the park’s infrastructure, which contributes to the overall living environment.
However, it is crucial for prospective residents to be fully aware of the evolving policies and conditions within the park, as highlighted by current residents. The implementation of new parking permit systems, including strict rules for visitors and potential towing, represents a significant change that could impact daily life. For Texans who value clear communication and flexibility in managing visitors, understanding these rules upfront is essential. Similarly, issues such as water drainage in certain sections of the park, and the frequency of dumpster emptying, are practical considerations that can affect resident comfort.
The reported lack of consistent on-site management and the requirement for residents to travel to a Houston location for certain administrative tasks, like purchasing permits, are important logistical details for potential local residents to consider. For Texans who prefer direct, in-person management interaction and quick resolutions to issues, this off-site management structure might require adaptation.
Despite these operational challenges and evolving policies, the core appeal of Pearland Heights for many locals lies in its established presence in Pearland and its potential to offer a quieter living environment compared to denser urban areas. For Texans carefully weighing their housing options and willing to engage directly with management to understand all current rules and fees, Pearland Heights could still serve as a suitable, location-advantageous place to call home. It emphasizes the importance of thorough personal investigation and direct communication before committing to residency.

Recently, enforced a parking permit agreement which the residents are highly upset about and disagree with. You have to have a permit, which is your license plate number, which the towing company employees issued. You cannot have visitors park on your driveway without giving 24 hours notice to the management or towing company. (This sounds like communism). We had to go to Houston to a different property because they have no management personnel on site. The water doesn't drain well on the section of the park I live in, the dumpster ( no curb side trash pick up) area is only emptied twice a week since the new owners took it over a few years back.Dumpster area recently smelled like urine. And, bunches of cats running around it and in the park.Roads are asphalt and they resurface the drives but do not raise them above water level or enlarge the driveways so visitors are not breaking park rules. No pool. My rent has gone from 300 to 575 in a couple years, and is going up again. They claim comparative prices, taxes and improvements with other parks that have better improvements. Street lights are always going out, what few they have. Over all, it's a quiet park, but can be scarey with the dark. And, water flowing under a mobile home wears it down. So, i would check it out well before coming here and check out other parks or options.Plus water and sewer are not included in your rent. Also, my car was towed from my yard less than 24 hours after I fell asleep and forgot to move it back onto the driveway.Recently, we have been contacted and told we will not longer have submetered rates for our water, I'm wondering if that means we will be connected directly to city water and also trash pick up???It has been sub metered for at least 50 years. Wow!Also, some residents got notices that they will be required to go to a Houston location to purchase parking permits for lots they are renting. Some of us for several years. Why now? And, after being here 11 years, now I'm getting notices about the upkeep of the lot. They charge $50 to mow your lot. I got a guy that has his own business to do it, when I or my neighbor can't. $25.It's a shame some business owners get more caught up in making a buck than creating a good community.Lots of things to consider. Buying a house would probably be better.
Apr 21, 2025 · Brenda HarrisI use to live there in 2004-2005 I was a kid at that time my parents had to get a house in Houston which we currently live for 20 years now. We got out of there because they were raising rent too much and sending threats. They made my parents think that the mobile homes were owned and when they were reporting taxes on the home, it wasn’t on the system.
May 03, 2025 · jesse “Jj” garciaThis is absolutely the worse trailer park anyone could ever live in here in Pearland. They have no onsite management, don’t maintain property professionally, tow trucks will tow your vehicle even if you park outside to run in and get something you forgot and your vehicle is running, the drainage backs up when it rains, the security lights are half broken, trash overflowing at the dumpsters and much more,so please stay away from this trailer park as Pearland has much better properties.
