While specific detailed service offerings for **Park Meadows Mobile Home Community** are best confirmed directly with the management, manufactured home parks typically provide a set of fundamental services to their residents. Based on the common operational model for such communities, you can generally expect the following:
- **Lot Rental:** The primary service involves the rental of the land on which a mobile or manufactured home is situated. This includes access to the park's internal infrastructure.
- **Utility Hook-ups:** Essential connections for utilities such as electricity, and potentially water and sewer, are provided at each lot. It is important to note, however, that one review indicates residents pay for their well water, which may imply separate billing for certain utilities or a different setup than municipal services. Residents are typically responsible for their individual utility consumption.
- **Waste Management:** Standard trash collection services are generally offered, contributing to the overall cleanliness and hygiene of the community.
- **On-Site Management:** The community has an office manager, as referenced in reviews, who handles administrative tasks, inquiries, and enforces park rules.
- **Community Rules and Regulations:** These are established to ensure a harmonious living environment for all residents, covering aspects like property maintenance, noise, and conduct. It's important to be aware that, as per resident feedback, these rules and associated fees (such as late payment penalties) can change and may be communicated in ways that require residents to be proactive in staying informed, potentially through email.

However, it is also crucial to acknowledge features and areas of concern raised by residents:
- **Frequent Rent Increases:** A significant highlight, albeit a negative one for residents, is the reported frequent and sometimes multiple rent increases within a year, leading to unpredictable living costs.
- **Specific Late Payment Penalties:** There are strict and potentially substantial late payment fees, including an initial fee and an additional charge over several subsequent months, even for a single late payment. Residents report that these rules might not always be clearly communicated upfront in lease agreements or through traditional mail.
- **Winter Road Conditions:** Concerns have been raised about the lack of street cleaning and plowing during winter, leading to icy and potentially dangerous road conditions within the park.
- **Perceived Lack of Reinvestment:** Some residents express concern that collected rent money is not being reinvested into community maintenance or safety improvements, such as road clearing.
- **Safety Concerns:** There have been reports of vehicle thefts from driveways, raising questions about the community's safety claims of "neighborhood watches."
- **Payment for Well Water:** Residents are required to pay for their well water, which adds to utility costs.
Prospective residents are strongly encouraged to investigate all these features thoroughly and discuss them with management before making a decision.

Park Meadows Mobile Home Community Reviews
Great community, office manager is nice I love her, lovely place. Location is great. Kids friendly zone. The reason I gave 3 stars because of couple things I don’t agree with. I’ve live here over almost two years. Always have pay on time by automatic withdrawals from my bank. There is one time I changed bank end up have problem, it a new bank btw. Couple days later I checked my bank and see they did not withdraw rent money of that month. So I came in the office to ask, she said I have to pay extra $75 late fee for that one late payment, and extra $25 for the next 6 months and only with money orders just because of the one payment she did not received. Also she said that is the law she was sent out to everyone. But I never received any letters to my mail box, and couple of my neighbor that been live there for years didn’t know about it until I told them so. So be careful if you plan on moving here and make sure you have your email, that will be a great efficient communication, so you can catch up on their new rules which upgrade a-lot in a year. Otherwise you might caught up to pay something you never knew the law was exist in the park community. The owner can make great business good money for them. but to think deep down that’s the way to rip people off. Also one IMPORTANT things, rent here increasing and changing often. I don’t if owner need more money month by month. But if you plan to move here, have a-lot of your saving ready. Lol due to rent increases couple times a year. I never seen any “jungle law” like this park. But I’m not living here full time and move this winter. When I applied they don’t say anything in the lease contract about the late fee rules ( extra 6 months, and rent increases couple times a year ) of course they not stupid. Lure you in first, then get the money. Otherwise you might caught up to pay something you never knew the law was exist in the park community. The owner can make great business good money for them. but to think deep down that’s the way to rip people off.I do understandably there is penalty fee if we pay late. But extra 6 months of $25 , it absolutely sounds like a rip off for people living here. This law should be just apply for who paying late more than 2 or 3 times but multiple times. For someone never pay late or due to different bank problems or wrong checking number. They not deserve it.Also, winter here is dangerous in the road inside the park. They don’t clean the streets at all, you kinda expect to slide on ice and get crash even you drive 5 or 15mph. That the speed limit anyway. I don’t really know what the rent money they gather from us for. They want a great business people come back but don’t want to spend just a little to have someone clean the street to make a park safety. Well, anyway get more money in the pocket without reinvest in business is kind stupid. But anyway, their choices. That’s one thing weird about this park or whatever the own Lynn’s set out their own rules are. I think it is illegal because real law has to be approve and sign. Just make sure you pay always on time and never have any mistake. You should be ok.Other than that. Beautiful community and the peoples, love office manager name Linda. Great lafy
May 27, 2025 · Mom The BossWouldn't even give it 1 star to be honest. You have to pay for your well water, prices keep going up, but they do nothing for the community like plowing in the winter sheets of ice on roads and when it melts during the day and slush splashes everywhere and then at night it freezes for cars that's not a good thing for the slush to run along the bottom of your car as well as 2 of my vehicles have been stolen right out of my driveway. They claim it to be safe place to live and that they have neighborhood watches watching out for the community. Lies!!!! My cost of living has tripled since moving to this crappy community!!!
Feb 01, 2025 · RACHEL PREIHSBeautiful and peaceful community with very nice mobile homes. Great place to raise a family! Close to a Meijer and many restaurants.
May 04, 2025 · Amy Marie AndersonSeemed nice & quiet. Visiting a friend
May 04, 2025 · Roxann UrchThe new owners have completely ruined the community, your not allowed to have anything in your yard, if you have Kids you better not let them play with toys outside as you will get a "violation". They definitely have favorite renters that they allow to do pretty much whatever they want. They do a horrible job plowing in the winter. The park used to be a fun place to live and now it's just hell. They raise the rent every month too for whatever reason. If you want a relaxing place to live this is definitely not the park for you.
