Pacolet RV Park Introduce
For RV owners and those considering long-term or affordable housing options in South Carolina, finding a suitable RV park can be a crucial step. Pacolet RV Park, located in the town of Pacolet, presents itself as a budget-friendly option in the region. When evaluating such a community, it's essential for local users in South Carolina to have a comprehensive and balanced understanding of what to expect, moving beyond simple impressions to consider the practicalities of daily living and community management.
This article aims to provide a detailed and factual overview of Pacolet RV Park, drawing upon publicly available information and direct feedback from past residents. We will delve into its geographical location and accessibility, the specific services it offers, and the features that define the resident experience. While some reviews highlight affordability and the potential for a quaint, personable atmosphere under new management, other, more critical feedback points to significant concerns regarding consistency in rule enforcement, site conditions, and management responsiveness. Understanding these varied perspectives is vital for prospective residents to make an informed decision about whether Pacolet RV Park aligns with their expectations for an RV community in South Carolina.
Pacolet RV Park is situated at 147 Grindals Farm Rd, Pacolet, SC 29372, USA. This address places it within the small town of Pacolet, located in Spartanburg County, South Carolina. Pacolet is part of the Upstate region of South Carolina, an area known for its blend of natural beauty, historical significance, and growing communities.
The accessibility of Pacolet RV Park is generally straightforward. Grindals Farm Road is a local road that provides access to the park from the main routes in Pacolet. While Pacolet itself is a smaller town, it is reasonably connected to larger urban centers in the Upstate. Spartanburg, a significant city offering extensive shopping, dining, medical facilities, and other essential services, is within a practical driving distance. This proximity allows residents of Pacolet RV Park to enjoy a more rural or small-town setting while still having convenient access to the amenities of a larger city.
For RVers, the ease of ingress and egress is important, and being on a local road typically means less traffic congestion compared to parks directly on major highways. However, specific information regarding the ease of maneuvering large RVs on Grindals Farm Road is not detailed in public reviews. It's advisable for those with larger rigs to consider researching the immediate approach to the park. Overall, the park's location in Pacolet offers a potentially quieter environment away from the direct hustle of metropolitan areas, while still keeping residents connected to necessary services in the wider Spartanburg region of South Carolina.
Based on the provided information, Pacolet RV Park offers a range of services that align with its positioning as a monthly rental RV park. However, it is crucial to note that the quality and consistency of these services are subject to varied resident experiences.
- Monthly Rental Spots: The park primarily offers monthly rental spots, with a stated rate of $385.00, which is highlighted as "including everything." This suggests utilities are part of the monthly fee, which is a significant factor for budget-conscious RVers.
- Full Hookups (Water & Sewer): While full hookups are generally expected in an RV park, a critical review indicates potential issues with water and sewer connections, stating that "water and sewer connects are such a problem I had to run my sewer line 60 feet" and that some lines were "only partly draining" due to uphill slope. It also mentions that water and sewer are "at every other camper," implying shared or non-standardized hookup points.
- Electricity: As a basic RV park, electrical hookups would be provided at each site, typically 30 or 50 amp.
- Laundry Facilities: A review explicitly mentions "rules posted in Laundry," indicating the presence of on-site laundry facilities. However, another review noted "The laundry room also has roaches," which points to potential cleanliness issues.
- Under New Management (Claimed): One review states the park "is under new management and improvements to everything have been and are constantly being done." This suggests an ongoing effort to improve the park's services and facilities.
- Pet Policy (Contradictory): One review claims they "wasn't allowed to bring my cat because he was used to being outside," while another states "a bigger motorhome came in with 2 cats and let them out but that was ok." This suggests an inconsistent or unclear pet policy.
- Pest Control (Lack Thereof): A significant concern raised by a reviewer is the lack of treatment for fire ants, with the camper having to treat them personally after being severely bitten. This indicates a potential gap in park-provided pest control services.
- Site Maintenance Responsibility (Implied): One review states "it was also the campers responsibility to kill all grass that came up in your space. The whole place is gravel," implying that some aspects of site upkeep fall to the resident.
The consistency and reliability of these services appear to be a point of contention based on the available reviews.
Pacolet RV Park, while offering affordability, has a mixed bag of features and highlights based on available customer reviews. It's important for prospective residents to weigh these points carefully.
- Affordable Monthly Rates: A key highlight is the monthly rental cost of "$385.00 including everything," making it a "cheap campground" and a "good option for people who do not have a great salary." This affordability is a primary draw for many.
- Quaint but Personable Atmosphere (Under New Management Claim): One positive review describes it as "a quaint but personable RV park." This suggests a potential for a friendly and intimate community, especially under the claimed "new management" which is reportedly "professional, courteous and knowledgeable."
- Proximity to Local Attractions: While not explicitly detailed, its location in Pacolet implies access to the natural beauty and outdoor activities of the Upstate South Carolina region, including proximity to rivers and perhaps trails, though not directly highlighted in the reviews.
- Gravel Sites: The park is described as being "whole place is gravel," which can be a positive for drainage and stability, but also means less green space around sites.
- Inconsistent Rules Enforcement (Negative Highlight): A significant negative highlight is the claim of inconsistent rule enforcement. One reviewer stated, "Some people can have all the crap piled around their camper while others cant have anyyhing." This suggests a lack of uniform application of park rules, leading to frustration.
- Management Communication Issues (Negative Highlight): Multiple instances of the "manager lied to be constantly telling me it was ok to do things and then when i did the owner would come in and say no" point to serious communication breakdowns between management, owner, and residents, leading to constant inconvenience and stress for the camper.
- Unaddressed Site Issues (Negative Highlight): Problems with uphill sewer drainage requiring "household sewer pipe cut in half to prop up their sewer" and "fire ants" near connections that management did "nothing" about are significant negative features impacting daily living.
- Child and Pet Restrictions (Contradictory/Negative Highlight): Claims that "the owner didn't want anyone in the campground with children because they were a problem" and inconsistent pet allowances (outside cats not allowed for one, but other RVs having outside cats) are concerning and contradict general family/pet-friendly policies found in many RV parks.
These features indicate a park with potential affordability benefits but also significant operational and management challenges that prospective residents should thoroughly investigate.
For those considering Pacolet RV Park, it is essential to establish direct contact to confirm current policies, rates, and to address any concerns raised by previous reviews.

Given the mixed nature of the reviews, particularly regarding management and site conditions, a personal visit and a direct conversation with the current management (specifically asking for Debbie, who was positively mentioned by one reviewer) would be highly advisable. This will allow prospective residents to:
- Verify the current state of "improvements" claimed to be underway.
- Clarify all rules and policies in writing, especially regarding pets, site cleanliness, and personal belongings.
- Inspect potential sites firsthand to assess utility connection layouts and ground conditions.
- Discuss any concerns about pest control or maintenance responsiveness.
Relying solely on phone conversations without an in-person assessment might not provide a complete picture of the current living experience at Pacolet RV Park.
Pacolet RV Park presents a complex picture for South Carolina locals considering an RV living solution. Its primary suitability lies in its affordability, offering "monthly rental spots for $385.00 including everything," which can be a significant draw for individuals and families seeking budget-conscious housing in the region. For those who prioritize very low monthly costs and are prepared to navigate potential inconsistencies, this park might be an option.
However, based on the provided customer feedback, there are significant considerations that local users must weigh carefully. Issues such as alleged managerial inconsistencies, contradictory rules, problematic utility connections requiring personal modifications, unaddressed pest control (fire ants), and perceived uneven enforcement of site cleanliness standards point to potential frustrations. Claims regarding restrictions on children and outdoor pets also suggest that the park may not be suitable for all family compositions or pet owners, despite some conflicting accounts. While one review points to "new management" and ongoing "improvements," the depth of the negative experiences shared by another long-term resident indicates that these changes may not yet have fully addressed all underlying issues. Therefore, while the low cost is a clear benefit, prospective residents from South Carolina are strongly advised to conduct thorough due diligence, including a personal visit, direct and detailed conversations with management about all rules and site conditions, and perhaps even speaking with current residents if possible, to ascertain if the current reality of Pacolet RV Park aligns with their expectations for a long-term RV community.

Pacolet RV Park Reviews
If i could post less that one star i would. This place is a nightmare. They made me leave because they saud i wasnt the perfect fit for their campground. The manager lied to be constantly telling me it was ok to do things and then when i did the owner would come in and say no so i spent all my time there moving things around. The manager lied so much she even screwed the owner over. I brought a truck load of items on the 15th but since i didnt move the camper in till the 18th thats what she charged me rent for. She told me i could put totes under my camper so i put under slide. Owner said no debbie said move under camper and put the storage tent against camper. The owner Michele even demanded that i take items pout of my personal vehicles. There were rules posted i. Laundry and when they were giving me so much grief they removed page one. Michele told me there were no rules. I have pic of page 2 and tacks wh e re page 1 was posted and were removedI also have pics of campers that had "stuff" piled from front to back of campers. There water and sewer connectd are such a probkem i had to run my sewer line 60feet. I didnt learn until i got ready to leave that it was only partly draining. Because it was going up hill.. they only have water and sewer at every other camper and since the campground is on a hill lots of places have to buy household sewer pipe cut inhalf to prop up their sewer to get it to drain. This is cheap campground and thats what you get. Cheap Cheap. Some people can have all the crap piled around their camper while others cant have anyyhing. I wasnt allowed to bring my cat because he was used to being outside so i couldnt have it. Though a bigger motor homr came in with 2 cats and let them out but that was ok.I wouldnt recommend this campground to anyone.Another big problem is tge fire ants which they do not treat. There was somekind of an electrical box at the back of my space and i had to trear the fire ants 4 times around that area after i had gotten bit severly. I told the manager and she did nothing. There were also fire ants next to tge water and sewer connection. I alsohad to treat them I told.the manager about the problem and she did nothing. It was alsothe campers responsibility to kill all grass that came up in your space. The whole place is gravelI was also told that the owner didnt want anyone in the campground witb children because they were a problem. The laundry room also has roaches.Ive attached pics.
