Based on the provided information and typical offerings of mobile home parks, Owen Creek Mobile Home Park, LLC, primarily provides the essential framework for mobile home living. It offers lots for residents to place their manufactured homes.
Services offered by Owen Creek Mobile Home Park, LLC, generally include:
- Lot rentals for manufactured homes.
- Basic utility hookups (e.g., water, sewer, though residents typically arrange their own electricity and other utilities).
- Community grounds maintenance for common areas.
It is important to note that a former resident's review indicated concerns about certain services or lack thereof, stating, "The park rules and fees are written and charged as if you also rent the house from them." This suggests a perception of charges beyond basic lot rental, which prospective residents should clarify directly with management.
The provided reviews present a mixed perspective on the features and highlights of Owen Creek Mobile Home Park, LLC. While the initial appearance might seem positive, detailed feedback from long-term residents offers a more nuanced view.
Potential Features and Highlights (with noted feedback):
- Well-Maintained Appearance (Initial Impression): One reviewer noted, "upon first look, it seems so well maintained compared to other parks in the area." This suggests that the park generally presents a clean and orderly facade.
- Pet-Friendly: Public information indicates the park is "pet-friendly," which is a positive for residents with animals. However, a review mentions "Many homes leave dogs leashed to the front porch and that is never addressed," indicating potential inconsistencies in pet rule enforcement. Some homes also reportedly have fences, while others are not allowed.
- All-Ages Community: The park is not age-restricted, welcoming a diverse range of residents.
However, significant concerns were raised by a long-term resident:
- Lack of Amenities: A major highlight is the explicit statement, "Yet there is no playground, clubhouse, green space, nothing. Zero amenities." This contrasts with general online information which lists a "playground" for Owen Creek Mobile Home Park. Prospective residents should verify the current status of any amenities.
- Management Issues: Criticism includes "over-zealous and biased management team," "Calls will go unanswered, answers will be non-committal, and rules will be unevenly enforced." This suggests potential difficulties in communication and inconsistent application of park policies.
- Variable Lot Rent Increases: Residents report that "Everyone pays a different lot rent, based on when they moved in, but everyone gets a rent increase, every year." One reviewer specifically states their rent increased within their first year lease. This points to a dynamic and potentially inequitable rent structure.
- Security Concerns: The "security gate is open more than it is closed," leading to "Cars of both guests and random tourists... often have blasting music" and issues with "older kids tampering with your property." This raises significant concerns about safety and noise control.
- Unaddressed Issues: Beyond parking blockages by neighbors, there are reports of "elderly residents... wandering around your property snooping and letting their dog potty freely there," and theft/tampering with personal property due to lack of storage options and open gate.
- Higher Rent: It is noted that "The rent is significantly higher than the locally owned parks in the area."

Owen Creek Mobile Home Park, LLC Reviews
I have left a previous review, but it's time to update.I have lived here for just over 5 years now, and I truly hate it.Yes, upon first look, it seems so well maintained compared to other parks in the area. Don't fall for it.This park is not locally owned, all rules come from an office in Michigan and are enforced by an over - zealous and biased management team.Calls will go unanswered, answers will be non-committal, and rules will be unevenly enforced.Everyone pays a different lot rent, based on when they moved in, but everyone gets a rent increase, every year. The security gate is open more than it is closed. The park rules and fees are written and charged as if you also rent the house from them. Many neighbors park in the street, often both sides of the street causing a blockage... And this never seems to be addressed. Some homes have fences, others are not allowed. Some homes have dogs in the fenced yard, while others are not allowed. Many homes leave dogs leashed to the front porch and that is never addressed.Cars of both guests and random tourists (because of the open gate) often have blasting music. The rent is significantly higher than the locally owned parks in the area -Yet there is no playground, clubhouse, green space, nothing. Zero amenities. There is also the problem of both elderly residents (once upon a time this was a senior community) wandering around your property snooping and letting their dog potty freely there, and older kids tampering with your property. We don't have the money for the allowed storage options so we have had bikes, lawnmowers, and chemicals stolen from our property as well as a lawnmower and grill that were tampered with and rendered unusable. The bitter part of me thinks they want me out so they can charge a new resident more money for my lot, but to be honest, I don't want to stay here a day longer than my finances force me to.
Oct 01, 2021 · Tiphani AbbottI have lived here for only 9 months and when I signed my 1 year lease my lot rent was $350 a month, which is over $50 a month more than the previous resident. Also I have spoken with many others and they are paying less because they have been here longer. I today get a letter saying my lot rent is going to $360 a month in March, which is still within my 1st year lease. How is this fair? Other than that, the park is quiet and has nice residents.
Jan 29, 2020 · Id KnowCurrent resident for 3 years and lot payments have risen nearly $100 during that time. As a single income household, it’s very difficult to live here. My monthly payment for my mortgage and my lot rent are now $960 (mortgage is $650 and lot rent increased to $310 officially starting March 1, 2019)... a payment comparable to nicer traditional homes with land in the area. I don’t feel I’m getting any return on my investment for choosing to live here nor am I able to save any money because my smaller house payment really means nothing if my rent keeps going up. I still have to maintain my own yard, the outside of the home, etc. Seems like the only thing my lot rent gets me is trash pickup (which often is sporadic) and the benefit of living behind a gate.
Feb 10, 2019 · Jessica BergrenTwo year resident, lot rent has gone from $275 to $315 in that time. The rules keep getting stricter, and seem not apply to everyone. Yes, there is a gate, but it's often left open and we have ZERO aminneties.
Mar 29, 2019 · Tiphani AbbottOverall, one of the nicer trailer parks in the area. Very clean. Gated. Well kept.
