Northland Manufactured Home Community

11819 N College Ave, Kansas City, MO 64156, USA

3.0
My family and I moved here roughly 9 years ago, at that time we had very few complaints. Unfortunately with the new and current management of this property problems have only grown worse. The pool is never open on time, and when it is open it is almost never cleaned, it's green from algae or closed for several weeks for cleaning. The property manager picks and chooses what rules to enforce and who has to abide by them. Kids and adults are constantly driving loud ATVs, dirt bikes, or go carts on the road all hours of the day and night. Every year the rent goes up unfortunately it's not worth it. I cannot recommend living here, there are better places - John Bigley

Location and Accessibility

Northland Manufactured Home Community is located at 11819 N College Ave, Kansas City, MO 64156, USA. This address places it squarely within the Northland area of Kansas City, Missouri. The Northland is a desirable and expansive part of the greater Kansas City metropolitan area, known for its suburban development, a variety of amenities, and generally good connectivity.

The community's position on N College Ave offers practical accessibility to major roadways and the broader Kansas City region. Residents can benefit from relatively easy access to key thoroughfares, facilitating commutes to various employment centers, shopping districts, dining establishments, and entertainment venues across Kansas City. For instance, the community is located "just 15 miles from Downtown Kansas City," making it a feasible option for those who work or frequently visit the city center. The presence of local transportation, such as buses, is also mentioned as a convenience for getting around the city.

The Northland area itself is home to a range of community resources and attractions. These include numerous parks, schools (with mentions of nearby highly-rated schools like Rising Hill Elementary, New Mark Middle School, and Staley High School), and various retail options. Proximity to destinations like Target, Home Depot, Sam's Club, and Zona Rosa Mall enhances the everyday convenience for residents. However, while the location offers connectivity to these amenities, the practical ease of access within the immediate community, such as parking, has been cited as an issue, with one review stating, "Parking is horrible, don't ever be late!" For Missouri residents considering this community, the overall strategic location within Kansas City's Northland offers a blend of suburban living with metropolitan access, but it's important to consider personal commuting needs and the immediate internal accessibility within the park.

Services Offered

Manufactured home communities typically provide a range of services designed to facilitate a structured living environment for their residents. While Northland Manufactured Home Community aims to offer these, it is critical to present them alongside direct resident feedback, which reveals significant discrepancies and challenges.

  • Lot Rental: The fundamental service is the provision of a plot of land for residents to place their manufactured homes. Residents pay a monthly lot rent, which for Northland is reported to be "$700+" and consistently increasing, with one resident stating, "Lot rent kept going up. ... Every year the rent goes up unfortunately it's not worth it."

  • Community Management: The management team is expected to handle operations, enforce rules, and address resident concerns. However, multiple reviews strongly criticize the management. One long-term resident noted, "With the new and current management of this property problems have only grown worse. The property manager picks and chooses what rules to enforce and who has to abide by them." Another stated, "Telling the office your feelings regarding anything perceived as negative makes you feel like you'll be kicked out. ... I could never get a hold of anyone ever not even going to their office during their operating hours. They would only leave notes on my door, very unprofessional. They were never consistent w management they kept changing owners."

  • Utility Connections: The park typically provides hook-ups for essential utilities like water, sewer, gas, and electricity. Residents are usually responsible for setting up and paying for their own utility accounts. A former resident experienced severe issues, with their "AC and furnace went out," "electrical problem" that "made my water heater go out," a constantly "leaking" kitchen faucet, and had to rely on "5 space heaters running throughout the house to keep it warm" due to poor insulation and lack of temperature control. Water has also been "shut off" without warning.

  • Road Maintenance: The internal roads within the community are generally the park's responsibility. However, one review explicitly mentions, "Some of the roads in the neighborhood also have some ugly potholes," indicating maintenance deficiencies.

  • Common Area Upkeep & Amenities: Parks often feature communal amenities like swimming pools. For Northland, however, a critical point is that "The pool is never open on time, and when it is open it is almost never cleaned, it's green from algae or closed for several weeks for cleaning." Another long-term resident confirmed, "I lived at Northgate for three years and not a single year was the pool up and open."

  • Property and Yard Maintenance Enforcement: The park enforces rules regarding yard maintenance and exterior appearance. However, residents have reported being unfairly fined for "long grass" even when it was cut, and for "flowers I had planted bcus they didn’t like them." During a snowstorm, one pregnant resident received "MULTIPLE notices to clean my lawn" despite icy conditions, leading to physical damage to their door trying to gain entry due to freezing. The community rules state that management will "inspect the Park on a weekly basis to ensure that grass is cut and trimmed" and can charge "a minimum of $45.00 and up to $100.00 for each occurrence/violation."

Based on resident feedback, while these services are nominally offered, their actual provision and the manner in which they are managed appear to be significant sources of dissatisfaction, with widespread issues concerning maintenance, communication, and fairness.

Features / Highlights

Northland Manufactured Home Community, situated in Kansas City, MO, presents itself with certain features common to manufactured home communities, but these are heavily contrasted by significant and consistent negative feedback from residents.

  • Location in Kansas City Northland: The community benefits from its placement in Kansas City's Northland area, providing access to a wide range of city amenities, including shopping, dining, entertainment, and employment opportunities. Its proximity to major highways facilitates commutes.

  • Potential for Affordable Housing (with caveats): Mobile home parks generally offer a more affordable entry point into homeownership than traditional stick-built homes. However, this highlight is severely undermined by reports of rapidly increasing and "ridiculous" lot rent, making it "not worth the money" for residents.

  • Independent Living Space: Residents typically have their own manufactured home and a plot of land, offering more privacy and autonomy than apartment living.

Despite these inherent characteristics, extensive negative feedback from real customers highlights critical deficiencies and challenges that overshadow any potential positives:

  • Poor Management and Communication: This is a major and recurring complaint. Residents describe management as inconsistent, unprofessional, uncommunicative ("could never get a hold of anyone ever"), and arbitrary in rule enforcement ("picks and chooses what rules to enforce"). There are reports of managers making residents "feel like you'll be kicked out" for expressing negative feelings and leaving "notes on your door" for minor perceived infractions.

  • Severe Maintenance and Home Quality Issues: Numerous structural and utility problems within homes are cited. One resident reported "mold behind the walls" and "in every windowsill, underneath the countertop in the kitchen, behind and under both bathtubs, on the entrance by the front door, under the trim around the doors, everywhere," leading to family members getting sick. Critical systems like "AC and furnace went out," an "electrical problem" caused the "water heater to go out," and the kitchen faucet constantly "leaked." Homes are described as poorly insulated, requiring "5 space heaters" in winter with "no temperature control." There's also an alarming account of siding being put up "over the mold growing on the outside of a house."

  • Lack of Operational Amenities: The community pool, a common amenity, is reportedly "never open on time" or "never cleaned," often "green from algae or closed for several weeks." One resident confirmed it was "not a single year was the pool up and open" during their three-year residency.

  • Unfair Practices and Financial Burden: Residents report being charged rent before moving in, experiencing unexpected and unlisted "random fees," and being aggressively fined for minor aesthetic issues (e.g., grass length, flowers). A particularly severe account details alleged predatory practices in home sales, where a home bought by the park for $10k was sold to a resident for a "$40k loan" after a "crappiest $30k PAINT JOB" with no actual fixes, leading to bankruptcy for the resident. There are also reports of being charged after lease ends and facing eviction threats.

  • Safety and Nuisance Concerns: Residents report "kids and adults are constantly driving loud ATVs, dirt bikes, or go carts on the road all hours of the day and night." There's also concern about cars being stolen in a related community and generally poor lighting. (Note: Some general search results for "Northland Passage" and "Northland Village" refer to apartments with crime and safety concerns, which might not directly apply to this specific manufactured home community, but should be noted for the broad "Northland" context).

The overwhelming negative feedback, detailing severe issues with property quality, management integrity, and community conditions, indicates that these are not minor inconveniences but fundamental problems affecting residents' health, safety, and financial well-being.

Conclusion: Why This Place is Suitable for Locals

For locals in Missouri, particularly those exploring housing options in the extensive Kansas City Northland area, the idea of a manufactured home community like Northland Manufactured Home Community might initially appear to offer an affordable pathway to homeownership or stable living. Its location at 11819 N College Ave, Kansas City, MO 64156, USA, provides convenient access to various Kansas City amenities, including shopping, dining, and educational facilities, as well as connections to major roadways for commuting throughout the metro area. This geographic advantage could theoretically appeal to those seeking suburban convenience within a large urban setting.

However, based on the extensive and deeply concerning feedback from current and former residents, it is imperative to exercise extreme caution when considering Northland Manufactured Home Community. While manufactured homes can typically offer more space and independence than apartments, the numerous and severe issues reported by residents paint a stark picture that challenges any promotional appeal.

The consistent complaints about arbitrary and unprofessional management, including claims of unresponsiveness, inconsistent rule enforcement, and threats of eviction for expressing dissatisfaction, point to a deeply problematic resident-management relationship. More critically, the reported widespread and serious structural issues within homes (mold, non-functional AC/furnace/water heater, electrical problems, leaks, poor insulation), combined with allegations of deceptive practices in home sales (inflated loan values for minimal repairs), raise significant concerns about habitability, safety, and financial integrity. The unreliability of basic amenities like the pool, and unfair practices regarding fines and charges, further detract from any potential benefits. Reports of loud ATVs and dirt bikes at all hours also suggest a lack of community rule enforcement impacting peace and quiet.

Given these severe and pervasive issues, it is exceptionally difficult to recommend Northland Manufactured Home Community as a suitable place for locals in Missouri without substantial and verifiable changes to its operations and property conditions. For anyone considering this community, the most critical advice is to perform exhaustive due diligence. This should include:

  • A thorough on-site inspection of any prospective home, paying close attention to signs of mold, structural issues, and utility functionality, potentially with a professional home inspection.

  • Detailed inquiry into current maintenance practices for common areas and roads, specifically addressing the reported potholes and pool cleanliness.

  • Obtaining a complete and explicit breakdown of all lot rent components, potential fees, and the process for addressing maintenance requests, in writing.

  • Attempting to speak with multiple current residents (beyond those directly referenced in reviews) to gain a broader perspective on their living experiences.

  • Understanding all terms of any lease or purchase agreement in immense detail, and potentially seeking legal advice, especially regarding financing and potential "eviction" claims for lease expirations.

While the location within Kansas City's Northland is appealing, the overwhelming negative feedback regarding living conditions, management practices, and financial transparency suggests that Northland Manufactured Home Community may pose significant risks and challenges for prospective residents in Missouri. Contacting them at (816) 734-5506 would be the first step, but it must be followed by rigorous verification of all information.
