The community’s positioning on US-69 (also known as Highway 69) is a significant benefit for accessibility. US-69 is a major north-south highway that provides direct routes to various parts of the region, including downtown Kansas City, shopping centers, employment hubs, and entertainment venues. This makes commuting relatively straightforward for residents, whether they are traveling for work, school, or leisure. ---Manufactured home communities, like Northgate, typically offer a foundational set of services designed to ensure a well-managed and comfortable living environment for their residents. While specific offerings can vary, here are common services generally provided:
Lot Rental: The primary service involves residents renting the individual plots of land where their manufactured homes are situated. The park is generally responsible for the maintenance and upkeep of common areas within the community.
Community Management: Responsive and accessible management is a key service. At Northgate, one resident highlighted the positive experience with "Betsy with the office," describing her as "incredibly responsive" and noting that she "has been incredibly responsive. For urgent matters she's had team members working long days to make sure things get resolved." This suggests a commitment to addressing resident needs promptly, including service orders and email replies.
Utility Connections: The park typically provides hook-ups for essential utilities such as water, sewer, and electricity to each lot. While the connections are made available, residents are usually responsible for setting up and paying for their individual utility accounts directly with service providers.
Road Maintenance: The internal roads within the community are generally maintained by the park management. However, one review noted that "Some of the roads in the neighborhood also have some ugly potholes," indicating that while this service is provided, the condition can vary.
Common Area Upkeep: Maintenance of shared spaces, such as green areas, community buildings, or recreational facilities (like the children's park), falls under the park's responsibility. One resident mentioned a "really lovely little park for kids," suggesting positive attention to some communal areas.
Mailbox Setup: A small but important convenience, one resident found that "getting our mailbox set up was very easy."
It is crucial for prospective residents to contact Northgate Manufactured Home Community directly for a precise and updated list of all services included in the lot rent. While responsive management is a strong point, as highlighted by one new resident, other historical reviews point to inconsistencies in management and maintenance over time, with issues such as undelivered promises (e.g., non-operational pool for three years) and complaints about grass length and home exterior aesthetics leading to fines. This indicates a need for detailed inquiry into current policies and a clear understanding of what is covered and how maintenance issues are currently handled.
---Northgate Manufactured Home Community offers a mix of features and highlights that contribute to its appeal as a residential option in Liberty, Missouri, alongside some areas that prospective residents should carefully consider.
Responsive and Dedicated Management (Current Experience): A significant highlight, particularly noted by a recent resident, is the exceptional responsiveness of the office staff, specifically mentioning "Betsy." This individual praised her for being "incredibly responsive" and ensuring "team members working long days to make sure things get resolved." This suggests a strong commitment to addressing resident concerns and service requests, which is vital for a positive living experience.
Family-Friendly Amenities: The presence of a "really lovely little park for kids" is a positive feature, offering a dedicated and safe space for children to play within the community. This adds to the park’s appeal for families in Missouri seeking a supportive environment.
Neighborly Atmosphere: New residents have reported positive interactions, stating, "All the neighbors I've met have been super nice." This suggests a friendly and welcoming community spirit among residents, which can significantly enhance the quality of life.
Mailbox Convenience: The ease of "getting our mailbox set up was very easy" indicates attention to simpler, yet important, aspects of moving in and settling down.
However, it is equally important to acknowledge historical and less positive feedback that forms part of the public record. One former long-term resident detailed significant concerns, including "hiccups with move in (difficulty finding water lines, various plumbing issues found once we got water hooked up, no hot water for a bit)" and "ugly potholes" on some roads. More concerning are allegations of being charged rent before move-in without notification of acceptance, inconsistent management with frequent owner changes, unprofessional communication through door notes, and unfair fines for grass length or even planted flowers. The most severe claim involves a protracted dispute over a deposit, leading to an alleged eviction notice despite the lease ending, impacting the resident’s future housing applications. This resident also explicitly stated that the community's pool was "not a single year was the pool up and open" during their three-year stay, despite it potentially being advertised.
These contrasting reviews highlight a situation where current management seems to be making efforts to improve responsiveness, but there are historical issues regarding consistency in management, property maintenance, and potentially challenging tenant relations. For Missouri locals, it is imperative to directly verify all advertised amenities, inquire about current maintenance plans for roads and common areas, understand all fees and lease terms in detail, and ideally, speak with current residents on-site to get a comprehensive and up-to-date understanding of the community's living conditions.

It is highly recommended to contact the community's management directly using these details. This will allow you to get the most accurate and up-to-date information regarding residency requirements, lot fees, available homes, and to ask any specific questions you may have. Given the mixed nature of the reviews, a direct conversation and a personal visit are crucial steps for any prospective resident to form their own informed opinion.

One of the most compelling aspects, as highlighted by a recent resident, is the reportedly responsive and dedicated management, particularly "Betsy" from the office. Her quick action on service orders and consistent communication are significant positive indicators for residents seeking attentive property management. The presence of a "lovely little park for kids" and the general experience of meeting "super nice" neighbors suggest a potentially friendly and family-oriented community atmosphere, which is a strong draw for many seeking a sense of belonging. The ease of setting up essential services like mailboxes also speaks to a desire for a smooth transition for new residents.
However, it is paramount for prospective Missouri residents to exercise due diligence. While recent experiences indicate positive changes in management responsiveness, historical reviews reveal significant challenges. These include initial move-in issues with home readiness, concerns about road conditions, and severe allegations regarding inconsistent management, unfair fees, and lease disputes that led to eviction claims impacting a former resident's housing record. The unfulfilled promise of an open pool for three years also suggests a discrepancy between advertised amenities and actual provision.
Therefore, while Northgate Manufactured Home Community could offer an affordable housing solution and a welcoming community for some, it is vital for any interested local in Missouri to thoroughly investigate current conditions. This includes directly verifying all advertised features, obtaining clear explanations of all fees and lease terms, inquiring about current maintenance schedules for roads and communal facilities, and ideally, visiting the property to assess the environment firsthand. Northgate Manufactured Home Community Reviews
Just moved into the neighborhood as a lease. Had some hiccups with move in (difficulty finding water lines, various plumbing issues found once we got water hooked up, no hot water for a bit) but Betsy with the office has been incredibly responsive. For urgent matters she's had team members working long days to make sure things get resolved. We put in a bunch of service orders once our water got turned on on a Saturday evening and she called Sunday morning to let us know she'd seen them and when service people would be there. I don't think she's taken longer than 24 hours to reply to an email. So far very pleased with the management and contractor team.Taking one star off (for now) because of the move-in issues since house was supposed to be move-in ready. Some of the roads in the neighborhood also have some ugly potholes. There's a really lovely little park for kids, though, and getting our mailbox set up was very easy. All the neighbors I've met have been super nice. I'm very much looking forward to living here!
Jun 27, 2025 · Lauren ChamberlainIf I could give this place no stars I definitely would without a doubt! So you have to apply first to be accepted. A month had gone by since I had applied and they were already charging me the month but I hadn’t even moved in yet. They didn’t notify me if I was accepted or not so I never moved in but they sure did wanna charge me for that month that had gone by since I applied. Lot rent kept going up. I could never get a hold of anyone ever not even going to their office during their operating hours. They would only leave notes on my door, very unprofessional. They were never consistent w management they kept changing owners. If they felt like it they would complain about anything and left more notes on your door. There is a fee for having long grass, my grass wouldn’t even be close to long and they would complain and try to fine me. Mind you I had my own lawn mower so my grass was always kept cut. They complained about some flowers I had planted bcus they didn’t like them and tried to fine me for that so I had no choice but to cut them. When I finally decided to leave this place my lease was about to end so I just waited for that and left and still they were charging me. They even went to say that they were evicting me. They tried to take me to court even though my lease had ended and I was not even the owner of the mobile home. So now I can’t apply to any apartment or house bcus apparently I have an eviction. I lived at Northgate for three years and not a single year was the pool up and open. This place is just greedy and wants nothing but money and hold nothing to their word from their end. DO NOT LIVE HERE IT IS ALL A TRAP!
Jun 12, 2025 · Jacky MolinaHad contract on mobile home for ninety days with contingence I sell my house, the moble home was sold in twenty three days to someone else, after I had listed my home and no where else planned to go. It was very aggravating. I was given my deposit back though because I had asked to have that on the contract if I didn't get my house sold within the 90 days, otherwise I wouldn't have gotten it back. So make sure you ask to have that on your contract, If you put a contract on a mobile home there, that you get your deposit money back if you don't get your house sold in time.. I was supposed to have had 3 months and I wasn't even given a month to get my house sold.
Jun 19, 2025 · Shirley ClaypoleOwned a mobile home here for well over 3 years now, never had any problems other than when I was late with rent once, but that isn’t their fault. I highly suggest you not be late or you’ll quickly have an eviction. Other than that the community itself has been better than top notch and have always felt safe and peaceful.
Dec 31, 2024 · c SI would appreciate it if you could provide a detailed explanation regarding the lot rent of $750. I am also curious about the increase of over $270 for "water," and I am trying to understand how each unit could be consuming over 12,000 gallons of water monthly. Furthermore, I would like to inquire about whether there is any profit being made on the water charges.Regarding the legal history, I understand that the previous LLC was sued and subsequently dissolved, with GBH taking over, which is owned by the same individuals as MPH. I am aware that this information is a matter of public record.I would also appreciate clarification on the application of the lease and whether it is being applied consistently, or if there are instances where it may be interpreted as being used to harass residents. I am also interested in understanding the reasons behind the lawsuit filed by the residents of Farrellwood.Could you also provide an update on the infrastructure repairs?I am also curious about the removal of cable and internet services, as well as the pool. Additionally, I would like to understand the status of the community center and the reliability of the storm shelter. Finally, I would appreciate an explanation regarding the discrepancies in pet rent charges among residents and why the focus seems to be on covering up issues rather than addressing them directly. I would be more than happy to point out the many false and illegal reviews posted by your employees as well as posf any and all public court records if you'd like..
