Mobile home parks and RV communities often present an alternative housing solution, offering varying degrees of affordability and community engagement. This article aims to provide a factual and informative overview of New Orchard Mobile Home Park & RV, helping users in the California region understand the current state of this property, drawing directly from recent resident experiences.
The landscape of mobile home and RV park management can change over time, and New Orchard Mobile Home Park & RV appears to be a community that has undergone significant transitions. Understanding these changes, particularly concerning management, maintenance, and resident experience, is crucial for anyone considering this location for either mobile home residency or RV camping. We will delve into its location, the services that are reportedly available (or lacking), the features and challenges highlighted by residents, and the direct contact information for those who wish to inquire further.
New Orchard Mobile Home Park & RV is a combined mobile home park and RV camping facility located in Los Molinos, California. Recent reviews from residents indicate that the park has experienced considerable changes in its ownership and management over a short period, with reports of "3 owners later" and "3 owners in 2 years." These transitions have reportedly led to a noticeable decline in various aspects of the park's operation and living conditions.
Previously, the park was understood to be a "55 and over" community, but this appears to have changed, impacting the demographic and overall atmosphere. Current resident feedback suggests a significant lack of maintenance, with areas described as "poorly kept, poorly maintenanced," and common facilities like bathrooms and laundry rooms in disrepair due to issues like "breakins." There are also concerns raised about security, with "strange people wandering park at night" and reports of RVs being stolen. Rent has reportedly increased sharply (e.g., "rent up 45 $") while services have diminished. This overview aims to present the park as it is perceived by those who live there, highlighting the challenges residents are currently facing.
New Orchard Mobile Home Park & RV is located at 8255 Golden State Hwy, Los Molinos, CA 96055, USA. This address places it directly along the Golden State Highway (which is often synonymous with State Route 99 in this region) in Los Molinos, a small, rural community in Tehama County, Northern California.
The park's location on a major highway, SR-99, provides direct road access for both mobile homes and RVs. This can be convenient for travelers and residents commuting to nearby areas. Los Molinos itself is a small agricultural town, offering limited local services. Larger towns and cities such as Red Bluff (the county seat) and Chico (a more populous city with a wider array of amenities, including California State University, Chico) are accessible via SR-99. This means residents and RVers will likely need to travel for more extensive shopping, dining, and healthcare needs.
The rural setting means the park is surrounded by agricultural fields, including reported "weed fields" in the vicinity. While a rural location often implies a quieter environment, reviews indicate that the area may experience issues with "strange people wandering park at night" and "noisy parts till dawn," potentially impacting the perceived safety and tranquility. Accessibility to emergency services, such as 911, is also raised as a concern by a resident, noting long wait times. While the highway provides connectivity, the immediate environment around the park, as described by residents, suggests some challenges in terms of local safety and infrastructure (e.g., "no lighting at entry").
Based on the provided resident reviews, the services offered at New Orchard Mobile Home Park & RV appear to be significantly compromised, with many essential services either in disrepair, poorly maintained, or entirely absent.
Laundry Facilities (with issues): There is a "laundry room," but it is reportedly problematic, with "only one washer," "no hot water," and the warning "don't leave close unattended or its in floor." This indicates a severe lack of functional and secure laundry services.
Bathrooms (in disrepair): Communal bathrooms are described as "a joke" and "in shambles due to breakins." This suggests they are not maintained, potentially unsanitary, and unsafe for use.
Utility Provisions (with issues): RV sites are mostly "30 amp," which reportedly "Pops breakers all the time." While power is provided, its reliability is a concern. Residents "pay for power and now with city water there going to charge you," indicating utility billing is in place, but perhaps new or perceived as unfair given other conditions.
Trash Disposal (poorly managed): There are "piles of rubbish in back," and one review states "cleaner sewage trash bins then this NOT resort," indicating extremely poor waste management and unsanitary conditions.
Management (Reportedly Absent/Unresponsive): Despite multiple ownership changes, residents state "Management is not good," "Now no one cares not managed any more," and "No No maintenance no manager." This suggests a critical lack of present and responsive park management to address issues.
Landscaping/Maintenance (Non-existent): Residents are told, "If your lawn needs to be cut or trees trimed do it your self." The once "pretty landscaping is all overgrown, trees need trimmed, and buildings need painted." Sprinklers are broken, and there's "no lighting at entry."
Security (Lacking): There is "no security except what you put up." Concerns about "strange people wandering park at night," "Vandals," "RV have been stolen from," and long 911 response times (2 hours) highlight a severe lack of security services.
Pet Area (Unmaintained): The "dog park is like pet cemetery," implying it is neglected and unsuitable for use.
The overall picture painted by residents is one of a significant deficit in essential services, largely due to reported neglect by current and recent management.
Based on resident reviews, New Orchard Mobile Home Park & RV presents a challenging living and camping environment, with most "features" highlighted as significant drawbacks or issues:
Frequent Ownership and Management Changes: A prominent feature is the instability, with "3 owners in 2 years" and managers frequently changing, often with negative interactions (e.g., "manager from another park would come to yell at people"). This instability leads to a lack of consistent oversight and care.
Severe Lack of Maintenance: The park is "Poorly kept, poorly maintenanced." This includes "overgrown" landscaping, "trees need trimmed," "buildings need painted," and "sprinklers in front broken." Residents are reportedly left to maintain their own lots.

Unreliable Utilities: Most RV sites are "30 amp" which "Pops breakers all the time," leading to power issues. Concerns about new city water charges add to utility-related frustrations.
Unsanitary Conditions: There are "piles of rubbish in back" and comparisons to "sewage trash bins," pointing to extremely poor waste management and unsanitary conditions within the park.
Non-Functional Pet Area: The "dog park is like pet cemetery," indicating it is not maintained and unsuitable for pets.
Noise and Disturbances: Reports of "Noisy parts till dawn" and "very strange cars 🚥 at night and way past dark" suggest significant noise pollution and disturbances, despite the county reportedly having a "noise curfew."
Rapid Rent Increases: Despite deteriorating conditions, rent has reportedly increased sharply, with one resident noting a "45 $" increase in the first year alone, and "Space rent has increased 3 times in 3 years."
Changed Age Restriction: The park reportedly used to be "55 and over," but this is no longer the case, which might affect the community demographic and atmosphere for previous residents.
Uncertain Emergency Response: Calling 911 reportedly means "Waited 2 hours by then they had jumped back fences," highlighting concerns about safety and slow emergency response.
Presence of Tents in RV Section: "In RV section, there are people living in tents," which may indicate a lack of oversight regarding appropriate occupancy.
These features, as described by residents, paint a concerning picture of the current state of New Orchard Mobile Home Park & RV.

Given the significant concerns raised in resident reviews, it is strongly recommended that any prospective resident or RV camper contacts the park directly using the provided phone numbers. It is also highly advisable to visit the park in person before making any commitments. During your visit and conversation with park representatives, inquire specifically about the current state of maintenance, security measures, utility reliability (especially 30-amp service for RVs), the condition of communal facilities (bathrooms, laundry room), the current management structure, and detailed information about rent and utility billing. Addressing these points directly will be crucial for understanding the realities of living or staying at New Orchard Mobile Home Park & RV.
Based on the direct and candid feedback from current and former residents, New Orchard Mobile Home Park & RV in Los Molinos, California, presents a challenging living environment that may not be suitable for the majority of California locals seeking a stable, well-maintained, and secure place to live or camp. While the concept of a mobile home or RV park often appeals to those looking for affordability or a simpler lifestyle, the current conditions at New Orchard, as described by its occupants, fall significantly short of basic expectations for comfortable and safe residency.
The frequent changes in ownership and management, coupled with a reported severe lack of ongoing maintenance, have led to a substantial deterioration of the park's infrastructure and facilities. Issues such as dilapidated bathrooms, unreliable laundry facilities, poorly kept grounds, and inadequate lighting directly impact daily living quality. The concerns about security, including "strange people wandering park at night," "Vandals," and reported "RV stolen from," are particularly alarming and raise serious questions about resident safety and peace of mind. For any Californian, feeling secure in their home is paramount, and these reports suggest a significant deficit in this area.
Furthermore, the complaints about rapid rent increases despite declining services, along with unaddressed utility issues like popping breakers and new charges for city water, indicate a potentially exploitative situation that burdens residents financially without providing commensurate value or service. The shift from a 55-and-over community also suggests a loss of a specific demographic focus that might have once appealed to a particular segment of the population.
In a state like California, where residents expect a certain standard of living even in more affordable housing options, the conditions at New Orchard Mobile Home Park & RV as described by its residents suggest that it may only be "suitable" for those with extremely limited alternatives, those who are highly self-sufficient in terms of maintenance and security, or those who are willing to tolerate significant drawbacks in exchange for location or immediate availability. It is crucial for any local considering this park to proceed with extreme caution, thoroughly investigate the current conditions in person, and clearly understand the reported challenges before making any commitment. The consensus from recent reviews indicates that this park, in its current state, may present more difficulties than advantages for the average Californian seeking a reliable and comfortable home or camping spot.
