Mustang Bayou RV Park Introduce
Hello, fellow Texans and RV enthusiasts! When planning your next RV adventure or seeking a long-term spot to call home in the greater Houston area, choosing the right RV park is key. Mustang Bayou RV Park, located in Alvin, Texas, is one such destination that offers spaces for RVers seeking a spot in Brazoria County. This article aims to provide a factual and comprehensive overview of Mustang Bayou RV Park, drawing on publicly available information and candid reviews from those who have stayed there. Our goal is to equip you with the information needed to make an informed decision about whether this park aligns with your expectations for comfort, convenience, and community.
Mustang Bayou RV Park presents itself as a "convenient country" option, providing a rural setting that is still minutes away from city conveniences. It offers a range of amenities designed to make your stay comfortable, whether you're passing through for a few nights or planning an extended stay. However, like any community, it has aspects that are highlighted by its residents, both positive and negative, which are important to consider. By examining its location, the services it offers, and the real-world experiences of its customers, we hope to give you a clear picture of what to expect at Mustang Bayou RV Park.
Mustang Bayou RV Park is strategically located at 1558 County Rd 99, Alvin, TX 77511, USA. This address places it in a rural area just south of Houston, off Highway 6, nestled between the smaller towns of Alvin and Manvel. For Texans, this location offers a blend of peaceful country living with the significant advantage of being within a reasonable drive of major urban centers.
The park describes itself as being less than 30 minutes from Houston's renowned Medical Center and the popular beaches of Galveston. This accessibility means residents can enjoy the tranquility of a rural setting without being far from extensive employment opportunities, world-class healthcare, diverse dining, shopping, and coastal recreation. Highway 6 provides a direct route, making it easy to reach from various directions, and connecting seamlessly to larger freeways for broader travel throughout Texas.
Alvin, a community in Brazoria County, offers its own local amenities, including grocery stores, restaurants, and other services that cater to daily needs. The "convenient country" description emphasizes the park's ability to provide a quieter environment, avoiding the heavy traffic and congestion typically associated with living directly within Houston or Galveston. For those who appreciate outdoor activities, the area is also within reach of natural attractions like Brazos Bend State Park, Brazoria National Wildlife Refuge, and Galveston Island State Park, making it a good base for exploring the diverse landscapes of Southeast Texas.
Mustang Bayou RV Park provides a range of services and amenities designed to cater to the needs of RVers, for both short-term and long-term stays. These generally include:
- Full Hookups: All RV sites come with full hookups, offering electrical connections (both 30-amp and 50-amp are available), water, and sewer services.
- Pull-Thru and Back-In Sites: The park offers a variety of site types, including convenient pull-thru options for easier parking, and standard back-in sites. Covered camping is also listed as an option.
- Wi-Fi Access: High-speed Wi-Fi access is available throughout the park to keep guests connected.
- Restrooms and Showers: Clean restroom facilities and showers are provided for guest use, offering an alternative to RV facilities.
- Laundry Facility: An on-site laundry room with washers and dryers is available for residents' convenience.
- Clubhouse: The park features a clubhouse, providing a communal space for relaxation or gatherings.
- Pet-Friendly: Pets are welcome at the park, though they must be leashed and owners are responsible for cleaning up after them. Specific rules regarding vicious breeds and not allowing kennels or sheds are noted.
However, it is vital to acknowledge significant concerns reported by residents regarding the actual delivery and quality of some services, particularly concerning management and utilities. Reviews highlight issues such as:
- Unreliable Utilities: A significant concern involves the electrical service, with reports of RV plugs catching fire, and claims that the park’s electrical panel and repairs by "NON Licensed Electrician" were at fault, leading to prolonged power outages.
- Unreturned Deposits: Multiple reviews mention difficulty or failure to receive security deposits back after vacating, with one resident explicitly stating it had been over a month with "no sign of it."
- Mail Forwarding Issues: A resident reported that their mail was not being forwarded after they left, with concerns that it might be being thrown away, which could be a federal offense.
Mustang Bayou RV Park presents several features that define the resident experience, with some positive aspects highlighted alongside significant challenges reported by customers:
- Rural, Peaceful Setting: The park promotes itself as a "convenient country" location, offering a quieter and more peaceful atmosphere compared to urban parks, designed for relaxation and avoiding city congestion.
- Proximity to Key Areas: Its location provides relatively quick access (under 30 minutes) to Houston's Medical Center and Galveston's beaches, offering a blend of rural tranquility and urban/coastal opportunities.
- On-Site Amenities: Features such as a playground for kids, horseshoes, and a clubhouse provide recreational options within the park.
- No RVs Older Than 2010: This rule suggests an effort to maintain the aesthetic and general quality of the RVs within the park.
However, it is crucial to address the significant negative highlights from recent customer reviews, as these represent major aspects of the park's environment and management:
- Management Behavior: Numerous complaints describe the manager (identified as Rebecca, and also Karen in other reviews) as having "power gone to her head," being "terrible," "ignorant," and exhibiting "psycho" behavior. Specific accusations include making up "rules to suit her whims," spreading "rumors about people," and calling the police on former residents for visiting friends. This indicates a highly problematic and potentially harassing management style.
- Safety Concerns (Electrical): Repeated reports of electrical problems, including RV plugs catching fire and extended periods without full power (e.g., three weeks), raise serious safety concerns, particularly with claims of non-licensed electricians performing repairs.
- Community Atmosphere: While some describe it as quiet, others report "gun shots, loud music, druggies, pot holes, and road traffic noise," suggesting an inconsistent or problematic community environment for some residents.
- Lack of Transparency and Accountability: Refusal to provide the owner's phone number, alleged failure to return security deposits, and non-payment for resident-provided services point to a significant lack of transparency and accountability from management and ownership (Sonya and Vic).
- Unreliable Wi-Fi: One review specifically noted that "the new owners know the Wi-Fi is terrible but doesn't want to do anything about it," contradicting the park's advertised "high-speed Wi-Fi."
These points suggest that despite some advertised features, the lived experience for many residents has been significantly negative due to management practices, safety concerns, and an unpredictable community environment.

Given the severe and consistent concerns raised in recent customer reviews, prospective residents are strongly advised to exercise extreme caution and conduct thorough personal due diligence. It is crucial to contact the park directly and ask very specific questions regarding all reported issues, including deposit policies, utility reliability, management's responsiveness to concerns, and the actual safety measures in place. A personal visit to the park to observe the conditions, and if possible, discreetly speak with current residents, would be essential for a realistic assessment of the living environment before making any commitment.
For Texans seeking an RV park in the Alvin area, Mustang Bayou RV Park presents itself as an option due to its location that balances rural tranquility with proximity to major Houston-area amenities and Galveston beaches. The availability of full hookups, laundry facilities, a clubhouse, and a playground suggests a basic level of service and recreational opportunities that might initially appeal to local RVers looking for either short-term stays or long-term residency in a "convenient country" setting.
However, it is imperative that local Texans considering Mustang Bayou RV Park seriously evaluate the overwhelming and severe negative feedback from multiple former residents. The consistent reports of highly problematic management behavior—including alleged power trips, rudeness, spreading rumors, and refusal to provide owner contact—create an environment that is far from the "peace and quiet" advertised. Furthermore, critical issues such as reported electrical safety hazards (RV plugs catching fire, non-licensed repairs, prolonged power outages), alleged non-return of security deposits, unforwarded mail, and an inconsistent community atmosphere (loud music, gunshots, potholes, druggies) fundamentally undermine any potential suitability based on location or basic amenities.
The explicit warnings from former residents like "Save your money and go elsewhere where you’re appreciated as a resident and get your money’s worth" and "I will never live there ever again and as of my family and friends??? They will not as well" cannot be overlooked. Therefore, while Mustang Bayou RV Park might appear on a map as an available option in Alvin, its suitability for local Texans is severely compromised by widespread reports of mismanagement, safety concerns, and a hostile environment. Prospective residents are strongly advised to seek alternative accommodations that offer a reliably safe, transparent, and respectful experience for their RV living needs.

Mustang Bayou RV Park Reviews
We stayed 2 1/2 years there, with gun shots, loud music, druggies, pot holes, and road traffic noise. Management is terrible, power gone to her head. Making up rules to suit her whims. I had heard you don't get your deposit back, it's been over a month since we left, and still no sign of it. I asked the manager for the owner's phone number, which she refused to give me. It's not a bad place if you don't know any better.
Jun 07, 2025 · Gypsyonthe RhodesWell.. let me tell you this. I stayed here for 2 1/2 years. I loved it up until this so called manager Rebecca started. At first I thought she was a good fit,but then rumors about people including me started. I contacted the people in which I never really talked to before I had a bar b que for Halloween for the kids there. I usually stayed in my camper a majority of the time. I never talked to anyone after the other manager left. I was confronted by Rebecca that I was friends with a manager (Marsha) . I was never a friendI had questions about my RV and she helped me. I didn't have a job when I first moved in and I had asked if there was something I could do to maybe help out around the site. I cleaned the bathrooms. She was supposed to pay me which didn't happen so I never did it again.I was asked to get the mail twice while she was out of town and I did and put it in the office. I never had a key to the facility like I was being accused of by Rebecca. I never had this Marsha at my house like she said I did.Marsha was a manager there and that was all.I befriended a lady that had been living there for 8 years. I didn't know her. I knew of her. We became friends and we would visit at the office between 7:00pm and 9:00pm. We weren't in the office we were behind the office where there's light.( The park is dark). Wone evening we met there to visit ( we didn't visit everyday) we read a note on the door stating that there's not to be anyone on this office after 8:00PM. First the chairs disappeared ( pool/ patio chairs) I asked about those and she said the owners ( Sonya and Vic) told her to get rid of them. This was the last straw... We moved. My friend had us over to visit and Rebecca called the cops on me.. I wasn't doing anything wrong. I wasn't disturbing the peace. I wasn't loud. The cops showed up i gave him my driver's license and he said that she said she had some problems with me...( What a liar)... I told the cop that we are just visiting my friend and we will be leaving. I also told him that id be coming back to help her pack up and move also.Do I have anything nice to say about this psycho? No I don't!!!I'm still considering pressing charges for harassment. I feel like that's what has happened. We've been gone out of there a month and haven't received our deposit back. Our mail isn't being forwarded and if she's throwing it away and I can prove this!!? I do know that it's a federal offence and I will be looking into that.I will never live there ever again and as of my family and friends??? They will not as well. I tell everyone I come in contact with not to go there with there RV. So far they have not.Good luck to the owners cause word of mouth can go a long way!!!
