It's usually pretty clean and there are plenty of dumpsters and dog waste bins. Everyone is pretty nice too. It has a real neighborhoodly feel. - Horrible park that hates its residents. The business model is to churn through residents in pursuit of higher rent fees. The rent is increased every year but not a single dime is reinvested back into the park. The playground is forever taped off & it is the only amenity offered. Parking is horrendous, with vehicle storage allowed in any public spot, save those by the office. Potholes throughout. Residents are consistently set up for failure with antiquated policies that severely punish even the slightest infraction. They demand residents take care of the park's property but management/leadership refuses to set any examples to follow. There are several infestations throughout - raccoons, mice & a termite-like flying beetle. Treating one unit simply pushes it onto neighbors - but management says that's not their problem. Rotting trees on the property threaten houses, but no mitigation despite the city ordering it. Promises made but never kept. Zero appreciation - residents are treated like criminals. It's clear through their actions (or non-actions) that RHP does not care about its property or its residents.If any resident is interested in forming an HOA to buy these jerks out & own our own land, hmu, I've been researching this & it's not as difficult as it appears. - NOT family friendly. No respect for the elderly.Park WAS clean, happy, friendly.. Nothing here was stigmatic.. Owner only park. All the dogs, kids and people are super friendly!However---New management. They pick apart everything. They have threatened or fined everyone from the oldest couple in the park for fencing (not unsighlty) to the children's parents for them having toys! Fined in the middle of the first day of school break?!?!?! Guy legitimately drive around yesterday siting parents for being outside and having outside things! If he didn't see you in your yard or your kids were yard hoping, he fined you! If he could see anything in your yard--- he wrote a warning!?But did he fine his favorite home?(one of the most unsightly yards and smells in the whole park?!) The one using both sides of the streets to park her personal company on? The one whose often blocking the road from others passing bc you feel the need to park your cart to talk with her? No!Did he fine the lady whose had a pile of bricks sitting in the middle of her driveway for 14 months? No! But he fined the couple trying to renovate, for having a having renovation dump bag for 2 weeks.They demand an approval process for something as simple as touching up your paint trim... was just annoying bc youd ask and have to wait about 48 hours for approval, now a 5 min job takes a 5 week turn around.They canceled the use security for miscreants.... so this summer ought to be interesting.No more communication.No more community events.Anyone looking to buy? - We've been living here now for 9 years. Very quiet. Amy the manager is amazing. One concern though,it seems there are quite a few stray dogs.EDIT-august September.The new manager is a perfectionist. My son mowed and weed walked. YetApparently we didn't do it right. I asked for pictures and legitimately one weed in the back was missed and one in the front. I seriously wonder if this is a gaslighting by management. - ive lived here 20yrs. is quite and i like it that way. im the only noght owl living here. i like it that way too.Update March 2024:as of recently and by that i mean in the last few days the park management has post a dry erase board that states NO ONE IS ALLOWED TO BE PARKED ON THE STREET LONGER THAN 5HRS PER 24HR PEROID. this dry erase board is the notice for the change bout parking on the street. and no offense to whomeveer wrote that notice but theyshouldve taken their time to write it because its very difficult to read. but there was no notice given for no overflow/overnight parking on the side of the clubhouse/office. before you were allowed to park on the side of the office from when the office closed mon-fridsy til 8am the next morning then you must move your vehicle. if all the overflow parkings are full we must park up the street outside the trailer where it is very poorly lit and not on property.by the way im not complaining, just thought id put it out there April 24 · Anthony Velasquez (BuDuh1408)
