While specific traffic patterns can vary, the established infrastructure around 58th Avenue North generally supports local and regional mobility. Understanding this accessibility is a key factor for Floridians considering a move to a community like Mobile Manor MHP.

- Lawn Care: Based on resident feedback, "good lawn care" appears to be a service provided at the park, indicating that common areas and potentially individual lots receive regular maintenance for their lawns.
- Utility Hookups: Mobile home parks generally provide the necessary infrastructure for essential utility connections at each lot, such as water, sewer, and electricity. Residents are typically responsible for their individual utility bills, but the park ensures the hookups are in place.

- Individual Lots: Each resident has a designated lot for their manufactured home, providing a sense of personal space and potentially areas for outdoor living or gardening.
- Lawn Maintenance: A highlighted feature, as noted by a past resident, is the provision of "good lawn care." This contributes to the overall neatness and appeal of the park's common areas and potentially individual properties.
- Shuffleboard Court: One review mentions a "shuffleboard court," indicating a recreational amenity available within the park, which can be a hub for social activity and leisurely enjoyment for residents.
- Affordable Housing Potential: Mobile home parks often represent a more accessible and affordable housing solution compared to traditional site-built homes in areas like St. Petersburg, making them an attractive option for budget-conscious Floridians.
- St. Petersburg Location: The park's address places it in a convenient part of St. Petersburg, offering residents easy access to local shops, restaurants, medical facilities, and major transportation routes to explore the wider Tampa Bay area.
However, it is critically important to address significant concerns raised in public reviews. These include serious allegations about the park's management and environment:
- Pest Control Issues: Residents report a "large amount of rats," specifically around the back of the park where the trash can is located and near the shuffleboard court, suggesting potential pest control challenges.
- Management and Owner Concerns: Several reviews voice severe dissatisfaction with the park management and owner. Comments include the manager being "a bit strange," the owner being described as "greedy," and explicit "Renter Beware" warnings.
- Allegations of Resident Mistreatment: There are serious claims that the "owner seems to be treating people very poorly and making them feel uncomfortable (specifically woman)." Furthermore, there are unconfirmed but repeatedly mentioned "rumors" that the "owner is known to find loopholes into keeping your trailer," with suggestions of "targeting of women to keep their trailers."
- Noise and Disturbances: While not universally stated, one review mentioned "Loud cussing, swearing and fighting" and "Police there all the time" in relation to a nearby property (West Gate Mobile Manor & Apt which shares the 7499 address range with "The Park on 46th (behind WestGate)" but not Mobile Manor MHP's 3503 address, suggesting potential confusion in the review source or proximity of properties that might influence the overall perception of the area). For Mobile Manor MHP specifically, the primary concerns revolve around management and rats, not necessarily general noise unless linked to the activities of the residents or surrounding businesses.
Given these severe and repeated negative remarks, prospective residents are strongly advised to conduct extremely thorough due diligence, including in-person visits at different times, discussions with current residents if possible, and careful review of all lease agreements and park rules, and verifying any claims with appropriate authorities or legal counsel if necessary.

When contacting Mobile Manor MHP, it is highly advisable to prepare a comprehensive list of questions. Given the concerns raised in public reviews, specific inquiries should be made regarding pest control measures, management practices, resident relations policies, and the terms and conditions of lot leases, particularly concerning property ownership and potential transfer of trailers. A direct conversation can help clarify many aspects of living in the community. If feasible, visiting the park in person, and potentially speaking with current residents, could offer additional insights into the daily living experience and help assess if the environment aligns with your expectations.
For locals in Florida, especially those exploring housing options in the St. Petersburg area, Mobile Manor MHP presents a complex consideration. Its suitability hinges significantly on an individual's priorities and willingness to conduct extensive personal investigation. On one hand, the park offers a basic mobile home living opportunity in a convenient St. Petersburg location on 58th Avenue North, providing access to local amenities, shopping, and transportation routes. The mention of "good lawn care" suggests a certain level of maintenance for the park's appearance. The presence of a shuffleboard court indicates some recreational amenity for residents.
However, prospective residents must be acutely aware of and thoroughly investigate the serious negative feedback consistently raised by former residents. Allegations concerning pest issues (rats), highly negative descriptions of management and ownership, and particularly severe claims about unfair practices related to resident comfort and trailer ownership are significant red flags. While no definitive confirmation of these severe allegations can be made here, their repeated nature in public reviews necessitates extreme caution and personal verification. Therefore, while Mobile Manor MHP might appear as an option for affordable living in St. Petersburg, it is critical for any Floridian considering this park to prioritize comprehensive due diligence, including direct communication with management, independent verification of policies, and, if possible, obtaining firsthand accounts from current residents to ensure that the living environment meets their expectations for safety, comfort, and fair treatment. Only after such a thorough investigation can an informed decision be made about whether Mobile Manor MHP is truly suitable for their needs.

I lived there for 7 years..there is nothing there other than good lawn care. The owner is a greedy n park manager pos
Jun 11, 2025 · Maureen⚠️⚠️Renter Beware⚠️⚠️The park has a large amount of rats and the manager when I met him was a bit strange. I’ve talked quite a few former residents, the owner seems to be treating people very poorly and making them feel uncomfortable (specifically woman). I’ve also heard that the owner is known to find loopholes into keeping your trailer. I can’t confirm this as it was a rumor. But previous reviews seem to support it. Perhaps there may be a correlation with the targeting of women to keep their trailers.Response to the owner:My remarks were made about the manager being strange towards me. Not the owner, I’ve never met the owner actually. But I’ve spoken to quite a few of your current and past residents and they all consistently did say that the owner targets single women and makes them feel extremely uncomfortable. As far as the rat issue goes, they tend to be around the back of the park where the trash can is located as well as the middle where the shuffleboard court is. It seems that building is left empty most of the time and the rats perhaps take up residence there. I’d suggest maybe laying a few traps next to the walls as rats tend to run up and down the walls to be in partially covered from predators.

Aug 08, 2022 · Ardel MacPhersonMy father has been living here several years and it's a clean, quite, and very secure little mobile home park if your looking to kick back and enjoy a quiet retirement. It is 55+ but it's centrally located and they have full time security on the premises so never have had any issues with break ins or thefts in the last 5 or so years he's been there. highly recommend 🥰
Sep 29, 2021 · M K (Nerdy)Drove through the park looking to own a mobile home, but find the property undesirable. The police were there on Sunday as I drove through I would not feel safe living in this community as I noticed broken doors in laundry room and the gazebo was rotten and moldy.
