The decision to live in a manufactured home park involves weighing various factors, including management effectiveness, the cost of living, and the overall quality of shared facilities. This article will provide a detailed and factual overview of Logan Estates, drawing directly from available public information and insights from both highly positive and critically concerned residents, to offer a balanced perspective for prospective individuals and families in Michigan.
Logan Estates is conveniently located at 8697 Riley St, Zeeland, MI 49464, USA. This address places the community in Zeeland, a dynamic city in Ottawa County, Michigan. Zeeland is known for its strong Dutch heritage, a vibrant downtown, and a robust economy with world-recognized companies such as Herman Miller, Howard Miller, Gentex, Mead Johnson, Plascore, and ITW Drawform, offering significant employment opportunities for residents.
The community's location provides excellent accessibility to major regional hubs. Zeeland is situated just a short drive—approximately 10-15 minutes—from Holland, a popular city known for its beautiful Lake Michigan beaches, award-winning downtown, and the famous Tulip Time Festival. Furthermore, Grand Rapids, the second-largest city in Michigan, is typically only a 30-minute drive away, providing access to a broader range of cultural attractions, dining experiences, shopping centers, and extensive healthcare facilities. This strategic position allows residents to enjoy the charm and community feel of Zeeland while having convenient access to the amenities of larger cities.
Locally, Zeeland itself boasts a variety of amenities and attractions. The city offers excellent public and private schools, including Zeeland Public Schools, Zeeland Christian School, and Innocademy. Downtown Zeeland is a hub for community events, including the Zeeland Farmers Market, Zeeland Chalk Fest, parades, and holiday celebrations, fostering a strong sense of community. Recreational opportunities are abundant, with the Upper Macatawa Natural Area offering hiking, biking, and running trails along the Macatawa River. Residents also have access to various local parks and recreational facilities. The combination of local conveniences and regional accessibility makes Logan Estates a practical and desirable location for Michigan residents.
Logan Estates is a community where residents own their homes and lease the land, and it offers a range of services and amenities designed to support a vibrant and comfortable lifestyle. Based on resident reviews and official information, the services offered typically include:
- Lot Leasing: The fundamental service provided is the leasing of individual plots of land where residents place their manufactured homes. All residents at Logan Estates own their homes.
- Utility Connections: The park provides the necessary hookups for essential utilities. While the specific utilities included in the base lot rent can vary, one resident noted their "Currently $600 with an online payment fee to the side" for lot rent, and previous reports from 2023 indicated a mandatory $100 increase for internet and cable in all units, which some residents felt forced upon them.
- On-Site Management: The community has an "onsite management team" which a resident praised as "great and so helpful," indicating that staff do their best to make it a "wonderful place to live." However, another review heavily criticizes a specific manager, "Robin," stating she "will not work with you but at you" and has "zero empathy," suggesting inconsistent or challenging management interactions for some.
- Community Guidelines and Safety: The community "have good guidelines to keep Logan Estates clean and safe for everyone."
- Road Maintenance: The park is responsible for maintaining its internal roads. However, a critical review states, "The roads are not maintained well at all in the winter and are very hazardous," and highlights "speed bumps here are unlike any you've ever seen, much bigger than necessary. They actually took them out and rebuilt them JUST AS HIGH!"
- Trash Drop-Off Center: An on-site facility is provided for trash disposal.
- Mail Center: A centralized mail facility is available for residents.
- Outside Storage Lot: This service offers convenient space for residents to store RVs, boats, or other larger items.
- Community Activities & Events: The community offers "various activities and events" for resident involvement, fostering a strong sense of community.
It's clear that while the aim is to provide comprehensive services, the actual experience can be mixed, particularly concerning management responsiveness and road maintenance.
Logan Estates aims to provide an engaging and amenity-rich environment for its residents. The community's features and highlights contribute to an active and connected lifestyle, though some aspects have received mixed feedback:
- Active and Caring Community: A significant highlight is the robust community spirit. One resident expressed, "I moved here a year ago and feel so much at home. ...They have never heard of such an active, caring community." This includes residents helping each other during "spring clean up" and providing support during "hard times."
- Extensive Amenities: Logan Estates offers a range of facilities for recreation and convenience, including:
- Clubhouse with kitchen: A central hub for social gatherings and community events.
- Pristine swimming pool: A "nice addition" for recreation, though one reviewer noted concerns about management's discretion in closing it due to "dirty" water or "nervous of rain," and stated "hours are also quite silly if you are an of age adult."
- Fitness center: For residents to maintain an active lifestyle.
- Playground: Catering to younger residents.
- Tennis courts / Basketball: Providing opportunities for sports and outdoor activity.
- Outside storage lot: Convenient for RVs, boats, or other large items.
- Clean and Safe Environment: The community has "good guidelines to keep Logan Estates clean and safe for everyone," contributing to a secure living space.
- Ownership Community: A key feature is that "All residents here own their homes," which can foster greater pride in individual properties and a more stable resident base.
- Good Guidelines: Rules are in place to maintain order and safety, though one reviewer expressed fear of "eviction notice this time" during inspections, suggesting rules may be strictly enforced, possibly to an extent that creates stress for some residents.
Despite these appealing features, concerns about road maintenance (especially in winter) and the design of speed bumps are noted. The perception of lot rent as "robbery" and being "twice your home payment" for some indicates a significant financial concern, irrespective of the amenities.
Specific, time-limited promotions or special offers for Logan Estates are not explicitly detailed in the provided resident reviews. However, as a manufactured home community, Logan Estates, like others, focuses on highlighting the inherent affordability of manufactured homeownership and the value provided by its community amenities as a continuous "offer."
The community emphasizes that "All residents here own their homes. We do not provide rental or leased homes. This ownership feature, plus onsite management team and various amenities are among many reasons why Logan Estates® is truly one of a kind." This focus on homeownership rather than rentals is a key aspect of their value proposition. The availability of "financing available" for home purchases is also a consistent benefit.
For the most current information on home sales, pricing, and any potential buyer incentives, prospective residents should directly contact Logan Estates. While the reviews do not mention traditional promotions, the inherent affordability relative to stick-built homes (despite the high lot rent concerns) and the range of amenities are presented as ongoing benefits.

Logan Estates Reviews
I moved here a year ago and feel so much at home. When I share all the activities we can be involved in, (either enjoying or volunteering) with all my friends, they have never heard of such an active, caring community. They have good guidelines to keep Logan Estates clean and safe for everyone. If you fall on hard times or just need extra help, the community gets together and helps each other during spring clean up. The staff is great and so helpful, thanks for doing your best to make this a wonderful place to live!
Apr 15, 2025 · Linda TomichWe have lived here for about 5+ years. The park is clean, the community is quiet and respectful mostly. We have had some semi-abusive landlords but Robin here really takes the cake. She will not work with you but at you. You are not a human to her, but an ATM. This woman has zero empathy for anyone but herself and her wallet. Let alone the trailers here will cost you nearly a home, the lot rent will be twice your home payment. Currently $600 with an online payment fee to the side. The pool looks like a nice addition! However, she will lord the days and decide the water is (too) dirty or get nervous of rain and shut it down for days on end. The hours are also quite silly if you are an of age adult. The roads are not maintained well at all in the winter and are very hazardous. The speed bumps here are unlike any you've ever seen, much bigger then necessary. They actually took them out and rebuilt them JUST AS HIGH!Despite owning your home, you can't help but feel like you're living in someone else's.. for this price you can live happier.I know I am making myself a superior target now for upcoming spring inspections. I just hope Robin won't threaten me with an eviction notice this time!!
Feb 28, 2025 · Kyle D.Have lived here for over thirty years have had no issues. The community has guidelines to live by and that keeps the community in very good neat place to live. The management is great and the community has a great amount of immunities such as a pool basket ball court tennis court beautiful clubhouse to rent. Have no complaints.
Jan 28, 2025 · Viola MulderMy husband and I have lived in Logan Estates for 7 years and we have loved it! The community is one of the best!We decided to purchase a brand new mobile home and the process was so simple and quick! We love everything about our new home, it is so beautiful and perfectly done!We are so thankful for Logan Estates and the people who have made it all possible!
Mar 10, 2025 · Jennifer BecksvoortThis place is beautiful, with great choices for trailers. However, it is also expensive and extremely tricky to get approved for the park. There are many other trailer parks that are easier to get into. By the time you have your life in order to get approved for this place, you might as well buy a house - not a trailer.
