Lithia Springs Estates Introduce
For individuals and families in Georgia considering mobile home park living in the Lithia Springs area, Lithia Springs Estates presents itself as a community that warrants thorough investigation. The appeal of mobile home parks often lies in their potential to offer more affordable housing solutions compared to traditional homes, and Lithia Springs, a growing part of the Atlanta Metropolitan Area, is a location that combines suburban living with access to urban opportunities. However, public feedback regarding this particular park highlights significant and concerning issues that prospective residents must be aware of and carefully weigh before making any decisions.
Lithia Springs Estates, as a manufactured housing community, aims to provide an affordable, safe community with close access to the Atlanta job market and urban amenities, as per its description by Morning View Communities, its reported management company. It is stated to have 216 lots and offers new and used homes for purchase or rent-to-own options. There's also mention of a new management and sales team, a community center, and a pool under construction, projected to open in 2024, signaling an intent for revitalization and improvement.
However, the available customer reviews paint a considerably different picture of daily life and operations within the park. One long-term owner describes a distressing situation, alleging that the park attempts to "take possession of anything that the park does not own inside the mobile home place," calling it a "scam trailer park" and claiming its operation is "illegally ran." This reviewer details severe actions, including alleged intentional cutting off of water supply to a tenant, letting water run to inflate bills, and using "fear tactics" to force tenants out or gain possession of their mobile homes. These are very serious allegations that speak to potential legal and ethical concerns regarding management practices.
Another review offers a somewhat mixed perspective but still points to significant issues. While it states, "It's a fairly decent trailer park unless you live on the backside," it immediately follows up with a major complaint: "They haven't opened the pool the last 2 summers." This contradicts the management's stated goal of a pool under construction or opening, suggesting inconsistencies in amenity availability. The review also highlights a stark contrast in property conditions within the park: "There are some very nice homes and then there are dumps." This indicates a lack of consistent property maintenance standards across the community, which can impact the overall living environment for all residents. Furthermore, the comment "Lots of traffic!!" suggests that despite being a mobile home park, it may not always offer the quiet, low-traffic environment some residents might expect.
For Georgians considering Lithia Springs Estates, these reviews should serve as a strong cautionary note. While the prospect of affordable housing is enticing, the severe allegations of illegal practices, property seizure attempts, utility manipulation, and harassment, if true, represent significant risks to potential residents' financial stability and peace of mind. The reported lack of consistent amenity availability (like the pool) and varying property conditions also point to potential discrepancies between advertised features and actual living experiences.
It is paramount for any interested party to conduct extensive due diligence. This would include thoroughly researching the management company (Morning View Communities), checking for any legal actions or public records related to the park, and attempting to speak directly with current residents to gain firsthand, unfiltered accounts of their experiences. Relying solely on promotional materials or limited online information would be insufficient given the gravity of the negative feedback.
In conclusion, Lithia Springs Estates presents as a mobile home park in a convenient Georgia location with stated amenities and a goal of revitalization. However, the strong and detailed negative reviews concerning alleged management misconduct, property disputes, and inconsistent amenity delivery demand very careful and critical evaluation. For local Georgians, the decision to live here should only be made after a comprehensive investigation into these serious claims.
Lithia Springs Estates is located at 2970 Skyview Dr Lot 224, Lithia Springs, GA 30122, USA. Lithia Springs is a community situated in Douglas County, Georgia, approximately 15-20 minutes west of Downtown Atlanta. This location offers residents a blend of suburban living with convenient access to the extensive job market and urban amenities of the Atlanta metropolitan area.
Skyview Drive is a local road that provides access to the mobile home park. Its proximity to major transportation arteries like I-20 allows for relatively easy commutes to various parts of Atlanta and surrounding areas. This accessibility is a key factor for those working in the city or needing to travel frequently for personal reasons.
The Lithia Springs area itself boasts proximity to several local attractions and conveniences. Sweetwater Creek State Park, known for its hiking trails and natural beauty, is just a short drive away (approximately 8 minutes or 2.6 miles). Additionally, the park is conveniently located near various shopping centers and restaurants, including South Sweetwater Plaza, Sweetwater Village, and The Pointe at Lithia Springs, all within a 4-7 minute drive. Six Flags Over Georgia, a major regional attraction, is also noted as being just 2 miles away, which can be a draw for families.
While the location offers good external accessibility to the broader Atlanta area and local amenities, prospective residents should consider the internal traffic within the park itself, as one review mentions "Lots of traffic!!", which might impact daily movements within the community.
Based on the typical operations of mobile home parks and information from property listings, Lithia Springs Estates generally offers:
- Lot Rentals: Provides spaces for manufactured homes with utility hookups.
- Homes for Sale/Rent: Offers both new and used manufactured homes for purchase or rent-to-own options.
- On-site Property Management: Reportedly has a full-time property management, sales, and maintenance team available daily.
- Utility Hookups: Provides connections for essential utilities (electricity, water, sewer) at each lot (residents typically responsible for usage).
- Community Amenities: Intends to offer amenities like a swimming pool (under construction/projected for 2024 opening) and a playground.
- Community Events: Mentions resident participation in community-wide cookouts, get-togethers, and holiday celebrations.
- Maintenance Personnel: On-premises maintenance personnel to meet tenant needs.
It's crucial to note that while these services are reportedly offered or intended, customer reviews indicate significant issues with their consistent and ethical delivery, particularly concerning utility services and management conduct.
- Affordable Housing Option: Presents itself as an accessible path to homeownership or rental in the Atlanta metro area.
- Strategic Location: Situated in Lithia Springs, providing good access to Downtown Atlanta, major highways (I-20), and local attractions like Six Flags Over Georgia and Sweetwater Creek State Park.
- Reported Revitalization Efforts: Claims of new management, a sales team, a community center, and a pool "under construction" or "projected to open in 2024" indicate an intention to improve the community.
- Family-Oriented Community: Advertised as fostering a family-friendly environment with community events.
However, it is equally important to highlight the significant concerns raised by reviews:
- Allegations of Illegal Practices: One review claims the park is "illegally ran" and attempts to "take everything that doesn't belong to them," including tenants' mobile homes.
- Disputed Utility Management: Specific allegations of management cutting off water supply, disconnecting external spigots, and intentionally running up bills to antagonize tenants.
- Inconsistent Amenity Availability: Despite plans for a pool, reviews state it hasn't been open for "the last 2 summers."
- Varying Property Conditions: Descriptions of both "very nice homes" and "dumps" suggest inconsistent maintenance and quality across the park.
- High Internal Traffic: A review notes "Lots of traffic!!" within the park.
- Alleged Harassment and Fear Tactics: Claims that management attempts to "fear tactic" tenants into moving out or giving up possession of their homes.

For residents of Georgia considering a mobile home park as their housing solution, Lithia Springs Estates in Lithia Springs presents a complex and potentially challenging option. While its geographical location and stated goals of affordability and community improvement might initially appear suitable, the extensive and severe negative feedback from former and current associates of residents necessitates a very cautious approach from local Georgians.
From a purely locational standpoint, Lithia Springs Estates offers the advantage of being in Douglas County, a growing area with reasonable access to the job opportunities and cultural attractions of the greater Atlanta metropolitan area. This could appeal to locals seeking a suburban setting with urban connectivity. The proximity to local amenities like shopping, dining, and natural parks (Sweetwater Creek State Park) is also a plus for daily convenience and leisure activities.
However, the gravity of the issues raised in customer reviews—allegations of illegal management practices, attempts to seize property, intentional utility disruptions, and the use of fear tactics—cannot be overstated. These claims, if accurate, represent profound risks to a resident's security, financial well-being, and peace of mind. For Georgians looking for a stable and respectful living environment, these reported management behaviors stand in stark contrast to what a desirable community should offer.
Furthermore, the inconsistency in amenity availability (like the repeatedly closed pool, despite being advertised as newly renovated or under construction) and the varying conditions of homes within the park indicate potential discrepancies between promotional claims and the lived reality. This suggests that the promise of a "five-star manufactured housing community" may not consistently translate into practice across all aspects of the property.
Therefore, while the concept of affordable housing in a convenient location is inherently suitable for many Georgians, the specific challenges and allegations associated with Lithia Springs Estates make it a highly questionable choice. For local individuals and families, the paramount suitability factors should be safety, fair treatment, consistent utility services, and a well-maintained living environment. Based on the provided public feedback, Lithia Springs Estates appears to fall significantly short in these critical areas. Any local considering this park should proceed with extreme caution, conduct independent legal counsel if necessary, and prioritize verifiable information over promotional content.

Lithia Springs Estates Reviews
This park will screw u over i have owned a trailer there for 11 years I have rented it and even tried to give the trailer to family the park is so insistent on making sure they take possession of anything that the park does not own inside the mobile home place. This is a scam trailer part by trying to take everything that doesn't belong to them. And make it theirs, it is illegally ran that has been proven. They cut the water off. I'm one of my attendants that was paying their utilities and their lot rent. They quit connected the water so she could not turn it off herself. They cut her outside water spigot, and let gallons and gallons of water run to run her bill up, they antagonized and tortured my tenant, they tried to fear tactic her into Moving Out. They tried to Fur tactic her into giving them possession of the mobile home. Well, possessions back in my name now.Good luck.Try the part enjoy my lawyers

Oct 26, 2024 · Sheila BentonThis property is now called MorningView Communities. I've lived here for 2 years. At first, it was a nice place to be. But in the past year, the new management has shown that they do not care about families. If you are a day late on paying the lot fee, they take you to court. They send you text messages saying that you need to either move your home off the lot or vacate your home. You have a hard time reaching someone in the office. When you finally speak to someone, they always state that they will call you back but never do. DO NOT PURCHASE/RENT/LIVE HERE. You can find someplace much better and more caring.
Jun 03, 2024 · Jamyra JamesThis place it’s very clean you don’t see trash on the ground the houses are also all very nice very maintained also
Sep 28, 2024 · Daniel DuqueManager was always nice, never rude. But the mobile home I rented had high humidity, which as a result had mold. Owner said if I wanted I could buy a dehumidifier which run about $300. And to keep the A/C on 24/7, which I didn't want to because I was already paying almost $300 a month hottest and coldest months of the year for a single wide because it was not insulated properly.
