Services Offered:
Based on the park's dual nature as a mobile home and RV park, and considering typical offerings in such establishments, the following services would generally be expected:
- Lot Rentals for Mobile Homes: The park provides designated spaces for long-term placement of manufactured homes, catering to residents seeking a more permanent living solution.
- RV Site Rentals: Spaces equipped for recreational vehicles, likely including hookups for utilities, would be available for both short-term and potentially extended stays.
- Utility Hookups: For both mobile home and RV sites, access to essential utilities such as electricity (commonly 30/50 amp for RVs), water, and sewer connections is standard.
- On-Site Management/Landlords: The presence of owners/landlords (mentioned as Raymond and Marcie in a positive review) indicates that there is a management team responsible for the day-to-day operations, tenant relations, and handling park-related matters.
- Basic Park Maintenance: While specific details are not provided, basic upkeep of common areas, roads, and utilities within the park would typically be managed by the park owners to maintain functionality.
Features / Highlights:
Customer reviews offer contrasting perspectives on the park's features and highlights:
- Positive Management Relations: One significant highlight, as noted by a long-term resident, is the positive relationship with the owners/landlords, Raymond and Marcie, who are described as "the best!" This indicates a welcoming and supportive management style that contributes to a positive living experience for some residents.
- Long-Term Resident Satisfaction: The fact that a resident "really enjoyed our time there" for "2 and a half years" before moving due to an out-of-state job transfer suggests that for some, the park provides a stable and enjoyable long-term living environment.
- Perceived Community Vibe: The positive review subtly hints at a sense of community fostered by good management, where residents feel comfortable and content.
- Concerns about Cleanliness and Upkeep: A significant counterpoint is the feedback describing the park as "very trashy and nasty." This highlights a serious concern regarding the overall cleanliness, maintenance, and aesthetic appeal of the property, which could significantly impact the living conditions.
- Issues with Deposit Returns: Another critical highlight from a negative review is the claim that residents "will not get your deposit back." This is a serious concern regarding financial transparency and fairness in tenancy agreements.
- Challenges with Repairs and Responsibilities: The complaint about getting "the third degree if there are any repairs that needs to be done as if it’s your responsibility not there’s" points to potential issues with property maintenance and the allocation of responsibilities between tenants and management for repairs.

For locals in Louisiana, particularly those in the Baker and greater Baton Rouge area, Lavey Lane Mobile Home & RV Park presents a complex picture that requires careful consideration. Its suitability hinges significantly on individual priorities and what one seeks in a residential or temporary RV park setting.
On one hand, the park has evidently fostered a positive environment for some residents, as evidenced by the long-term stay and glowing review for Raymond and Marcie, the owners/landlords. This suggests that for certain individuals, the park can indeed offer a comfortable and enjoyable living experience, potentially characterized by a supportive management team. For those seeking an affordable mobile home lot or a convenient RV spot with a personal touch from the owners, this aspect could be highly appealing. The park's location in Baker provides a balance of suburban quietude with reasonable access to the amenities and employment opportunities of Baton Rouge, which is a practical consideration for many Louisiana residents.
However, it is crucial for potential residents and RVers to also acknowledge and investigate the serious concerns raised in other reviews. The descriptions of the park as "very trashy and nasty," coupled with allegations of deposit retention and difficulties with repairs, are significant red flags that cannot be overlooked. These issues suggest a potential lack of consistent maintenance and transparency in tenant relations, which could lead to dissatisfaction and financial burdens for residents.
Therefore, while Lavey Lane Mobile Home & RV Park might offer a viable option for some, especially given its location and the positive experiences of certain past residents, it is imperative that any local considering it for their home or RV stay conducts thorough due diligence. This should include direct communication with the management, an in-person visit to assess the current condition of the park, and perhaps speaking with current residents to get a comprehensive understanding of the living environment and management practices. By taking these steps, locals can make an informed decision and determine if Lavey Lane Mobile Home & RV Park truly aligns with their expectations for a quality and reliable living or travel experience in Louisiana.

Lavey Lane Mobile Home & RV Park Reviews
We lived here for 2 and a half years and really enjoyed our time there. Raymond and Marcie are the best! Only moved because of out of state job transfer.
Jun 18, 2025 · Guitar DragonOnly click one star to give a brief review but one star is way too much! It’s very trashy and nasty. The owners and landlords are cons. If you move here you will not get your deposit back so write it off as a lost. And you practically get the third degree if there are any repairs that needs to be done as if it’s your responsibility not there’s.

Apr 25, 2023 · Stormi HillGreat place to live, I work in plants and I got an rv lot for my camper. Couldn't ask for a better place to go. The staff makes you feel at home. Never could ask for a better place to stay.
Apr 25, 2023 · Barry smithWe stayed here at the beginning of this year and got scammed out of out $150 deposit. She told us that our lot had to stay clean and garbage had to go in the garbage and we would get it back (not hard to do). We did that! When we went in to pay for our last few days here my boyfriend told her that we would be leaving in 4 days and that we would need our despoit back she told us "I don't have the cash right now I'll have to mail it to you" (we thought that was weird cause we had just given her $80 (cash) for our rent for the next few days. So anyway we gave her our address and waited for our deposit return and after a month I called and asked about it and she said we didn't give her a 30 day notice before we left (WE WEREN'T EVEN THERE FOR 30 DAYS) so long story short, it has been 4 months and NO DEPOSIT RETURN. We've called and talked to the woman and she tells us we need to talk to the guy, and we talk to him and he tells us either to talk to the woman or that he will "get it sent out" BLAH BLAH BLAH. Plus this place is just trashy anyway. DON'T STAY HERE.
