Lafayette Gardens Introduce
For those seeking an affordable and community-focused lifestyle in the vibrant Boulder County area, a mobile home park can represent an excellent housing solution. In Lafayette, Colorado, just a short drive from Boulder and Denver, the Lafayette Gardens Manufactured Home Community offers a distinctive living experience that balances suburban tranquility with convenient access to the Colorado Front Range's most dynamic cities.
Manufactured home communities like Lafayette Gardens provide a viable pathway to homeownership or affordable lot rental in a region where housing costs are notoriously high. As a resident, you own your home while renting the land beneath it, a model that often results in significantly lower monthly costs compared to traditional stick-built housing in the same area. This structure allows many Colorado locals to enjoy the high quality of life and scenic beauty of Boulder County without the extreme financial burden of a typical single-family home mortgage.
The community itself is an all-ages environment, meaning it is suitable for families, individuals, and retirees alike. This mixed-age setting often fosters a diverse and supportive neighborhood feel. Prospective residents are drawn to the combination of manageable housing expenses and a desirable location that provides immediate access to local amenities and major metropolitan areas.
The sense of community is often highlighted by residents, describing an atmosphere where neighbors are friendly and look out for one another. This social fabric is crucial for creating a comfortable living environment, especially in a region where new connections can sometimes be hard to forge. Organized events, such as holiday gatherings mentioned by residents—like Fourth of July and Thanksgiving get-togethers—underscore a neighborhood that values shared experiences and camaraderie.
It is important to note, however, that like any community, Lafayette Gardens has operational aspects that residents should be aware of. Feedback from current users sometimes mentions challenges with utility maintenance, specifically regarding planned water shut-offs for community infrastructure work. In Colorado, mobile home park landlords are generally responsible for maintaining water lines up to the home connection point. State regulations require landlords to provide residents with a minimum of 48 hours notice for planned maintenance water shut-offs lasting more than two hours, a standard designed to minimize inconvenience. Residents should verify these maintenance schedules and processes with park management to ensure their needs are met.
In addition to utility considerations, the overall appeal for many lies in the value proposition: gaining a foothold in the high-demand Boulder County area. The cost of living in Lafayette, CO, while generally lower than in Boulder proper, is still substantial. Lafayette Gardens offers an alternative that makes the area accessible to a broader range of the local workforce and families.
Lafayette Gardens is ideally situated for Colorado residents who need convenient access to both the intellectual hub of Boulder and the bustling business center of Denver. Located approximately ten miles east of Boulder and twenty miles north of Denver, the community offers a strategic position for commuters and those who enjoy the cultural and recreational opportunities of the Front Range.
The official address for the community is 11700 East South Boulder Road, Lafayette, CO 80026. This location places residents on the eastern edge of Lafayette, providing quick routes to major roadways, including U.S. 287 and the Northwest Parkway/E-470 corridor. The close proximity to arterial roads makes trips to Denver International Airport (DIA) or the greater Denver area much more manageable than from locations further west or in the heart of Boulder.
Beyond regional access, the local neighborhood around Lafayette Gardens is highly convenient. The community is situated right next door to LaMont Does Park and The Great Outdoors Waterpark, offering immediate access to public recreational facilities that are great for families. Furthermore, the area is close to a variety of:
- Local shopping centers for groceries and essential services.
- Diverse dining options, from quick bites to sit-down restaurants.
- Well-regarded local schools.
- Movie theaters and other entertainment venues.
The community also features important accessibility considerations, demonstrating a commitment to serving all residents:
- Wheelchair Accessible Entrance: Ensuring smooth entry and exit for those with mobility challenges.
- Wheelchair Accessible Parking Lot: Designated parking that complies with accessibility standards.

Choosing Lafayette Gardens is about prioritizing affordable access to the Boulder-Denver metro area without sacrificing community or necessary amenities. In a region known for its high-cost housing market, this manufactured home park provides a crucial economic alternative. It allows Colorado residents to enjoy the benefits of living in Boulder County—such as excellent schools, access to outdoor trails, and proximity to major employment centers—at a fraction of the cost of a traditional house.
The inherent community benefits are a significant draw. The park's all-ages status and reported friendly, inclusive atmosphere, complete with community events, can be especially valuable for families and those looking to integrate into the local area quickly. The neighborhood functions as a supportive unit, providing a comforting environment that contrasts with the often-anonymous feel of conventional apartment living.
The on-site features like the playground and basketball court, combined with the unparalleled, direct access to the public LaMont Does Park and the waterpark next door, make it an extremely convenient location for recreation. You don't have to drive miles to find green space or family fun; it's right on your doorstep. This accessibility is a major factor in improving the daily quality of life.
Furthermore, while residents report occasional maintenance challenges—a common issue in older infrastructure mobile home parks across the state—the community remains a sought-after choice because the fundamental value proposition holds strong. Homeownership in Colorado is a dream for many, and Lafayette Gardens makes that dream an achievable reality in a prime location. By choosing Lafayette Gardens, residents select a balanced lifestyle: one that is budget-conscious, rich in community connection, and perfectly positioned for all that the Colorado Front Range has to offer.

★ 5★ 4★ 3★ 2★ 1They turn the water off to do maintenance all the time. Give you a time they will turn back on and nothing. 10:30am - 2:30pm, it's now 4:30 pm and no water. People have things they need to do. Went by the office and they are doing there monthly food drive that is supposed to help people out. But have the cars there are really nice cars picking threw the food. So they have no concern about getting the water turned back on in a timely manner
July 10 · JohnHonestly, if you care for your neighbors... Here all they do is care for you. Everyone will look out for you unless you are are terrible person.. 'sadly there are a few, bitter people, but such is life! Right?!?' Anyway, this really is a great place to live. I am always appreciative of the amazing food that we share here between Everyone and 4th of July, Thanksgiving. We always get together...
November 22 · korrie ponsorMarginally better than Boulder Ridge MHP, each home has their own mailbox at the end of the driveway, and are allowed to park on the street instead of only one's driveway. Park is tiny, no pool, and getting in and out can be tedious. Needs an entrance/exit opposite of Sir Galahad st.
November 13 · J RAnna May the manager is absolutely wonderful. She always cares about the people of the community. Thank you for your kindness and always understanding.
December 11 · Jessica WatsonFamily owns lot there so we visit. Of course there isn't much privacy from each other but it's fenced off from road. No where to park!! You can't park any where but in drive ways or a few strips set way back.
