For Texans considering a mobile home or RV spot in Houston, King Parkway Mobile Home Community presents a complex picture that demands thorough investigation. On one hand, its location in Houston is a significant advantage, offering unparalleled access to a major metropolitan area with abundant employment opportunities, diverse amenities, and key institutions like MD-Anderson Hospital and downtown Houston. The park's advertised features, such as large, shaded lots, a playground, clubhouse, and even a swimming pool, along with family-friendly programs, paint a picture of a desirable community. For locals seeking affordable housing or an RV base within the city limits, these aspects could be quite appealing. The availability of RV spaces with full hookups caters to both transient and long-term RVers, providing flexibility.
However, the suitability of King Parkway Mobile Home Community for local Texans is heavily challenged by numerous and consistent negative experiences shared by current and former residents. Concerns about a severe "lack of maintenance," including "HUGE potholes," "trash EVERYWHERE," "abandoned mobile homes," and unkempt common areas, directly contradict the image of a "well-maintained community." The reported closure of the swimming pool during peak season, along with a consistent absence of maintenance staff, indicates a potential significant discrepancy between advertised amenities and the actual resident experience.
Furthermore, communication issues, with residents struggling to "get management on the phone," and restrictive rules regarding fences and carports that seem to go unaddressed for months, suggest a lack of responsiveness and resident-centric policies. The sentiment that management "don’t feel like they put us residents first" is a critical indicator of potential dissatisfaction for local Texans seeking a supportive and well-managed community. While the rent may be presented as "cheap," residents contradict this, stating it ranges from $650-$700 just for the lot and increases annually, which may not align with expectations for affordability given the reported conditions.
Therefore, while the strategic Houston location and advertised amenities might initially draw interest, it is absolutely paramount for any Texan considering King Parkway Mobile Home Community to "move in AT YOUR OWN RISK." A comprehensive personal visit is essential to verify the current state of the park's infrastructure, cleanliness, and the operational status of amenities. Prospective residents should attempt to speak with current residents to gain firsthand, unfiltered insights into daily life and management responsiveness. For Texans who prioritize a well-maintained environment, responsive management, and reliable amenities, careful and extensive due diligence is crucial before making a decision about King Parkway Mobile Home Community.

King Parkway Mobile Home Community Reviews
To start off, if I could rate this place zero stars, I would. Lack of maintenance, it's crazy!! Sooo many abandoned mobile homes, trash EVERYWHERE!! The mailboxes are completely abandoned, the trashcans are completely full. The old manager kept everything in place, the office used to be a beautiful garden that had many beautiful flowers, but now it looks like a jungle with tall grass and lots of grass. HUGE potholes throughout the community. Not to mention, we are in July, kids are almost back to school and the pool is STILL closed!! NO MAINTENANCE. They say cheap rent, thats a lie! The lowest to rent the place is 650-700$ JUST for the mobile home lot. Move in AT YOUR OWN RISK
Jul 01, 2025 · Harry BallsI’ve stayed here almost 3 years. The rent goes up every year. We can’t have a fence unless it’s wire link and done professionally which is fine but I’ve been waiting on them to come mark out my land so I know where the fence goes. I’ve been waiting on that for months now. Can’t get any carports even if you buy it yourself. There’s no maintenance men most of the time I’ve stayed here. I don’t feel like they put us residents first and we should. Half of the time you cant get management on the phone. I just don’t recommend.
Jun 19, 2025 · Marie YoungI have been living in King Parkway for quite a long time and have seen managers come and go. When they hired the devil Gilbert he was straight from hell. When he first started working for the park he was cutting grass and then they made him manager which at that point i feel the park went to hell. He did not know how to talk to people and he also was a fraud getting people's car towed and getting a kickback from it. I am so glad that God moved him from this part and the new manager Anna is very pleasant and patience. I am sure that all the residence are now more at ease with the devil not managing this park. The park is quite except for the young people pasting back playing loud music which is stupid. This is not a bad place to live because when I was looking for a park to put my mobile home this was the best park to live in.
