Kimberly Mobile Home Park provides the fundamental services expected of a mobile home community. While customer reviews indicate challenges, it's important to understand the typical services a park aims to deliver:
Lot Rental and Management: The primary service is the leasing of individual land lots to residents who own their manufactured homes. This includes the administrative aspects of lot rental, such as lease agreements and rent collection.
Basic Utility Infrastructure: Mobile home parks are responsible for providing the necessary hookups for utilities such as water, sewer, and electricity to each lot. While residents are typically responsible for their own utility bills, the park ensures the availability of these connections. Public records indicate that Kimberly Mobile Home Park has historically used a private well for water supply and has connections to Seymour's sewer system, though there have been reported disputes regarding water usage and sewer fees with the city.
Road and Common Area Maintenance: Mobile home parks are generally expected to maintain the internal roads within the community and ensure that common areas are kept clean and safe. This includes aspects like snow removal on park roads and general upkeep of shared spaces. Customer reviews suggest that maintenance, particularly for grass and general repairs, can be an area of ongoing challenge for the park, with one review noting "only one maintenance man in whole park to fix things and he's not young either, and can't get to everything."
Tenant Guidelines and Enforcement: The park establishes rules and regulations (often in a lease agreement) to promote a harmonious living environment. This can include guidelines for yard maintenance, quiet hours, and general conduct. One review touches on this, stating, "of course if you don't pay rent and keep your yard clean your not gonna have a grand time here either," indicating that adherence to park rules is expected.
Communication with Residents: Ideally, mobile home park management should maintain open lines of communication with residents to address concerns, provide updates, and foster a sense of community. However, resident feedback explicitly mentions difficulties with communication, stating, "Nobody answers the phone," which suggests this is an area where improvement is needed.
Based on the provided information, the features and highlights of Kimberly Mobile Home Park present a mixed picture, reflecting both the realities of managing an established mobile home community and areas where improvements are desired by residents.
Affordable Housing Option: Like most mobile home parks, Kimberly Mobile Home Park offers a comparatively more affordable housing solution than traditional stick-built homes in Seymour, Indiana. For individuals and families on a budget, this provides an accessible pathway to private living spaces. The financial advantage of mobile home living is a consistent draw for those seeking value in their housing choices.
Established Community: The park has been in operation for many years, suggesting an established community with long-term residents. An established park can offer a certain level of stability and familiarity, where neighbors may have developed relationships over time. This can contribute to a sense of belonging for those who appreciate a settled environment.
Individual Home Ownership/Lot Lease Model: Residents typically own their mobile homes while leasing the land, which provides a degree of autonomy not found in apartment living. This allows residents to personalize their homes and enjoy their own private space, including a yard, even if it's small.
Accessibility to Seymour City Amenities: The park's location in Seymour provides residents with convenient access to the city’s services, shopping, schools, and recreational facilities. Being within the city limits means residents are connected to local infrastructure and opportunities without extensive travel.
Understanding of Challenges (from a resident perspective): One review attempts to highlight the realities faced by the park, noting "there's only one maintenance man in whole park to fix things and he's not young either, and can't get to everything." While this identifies a challenge for the park, it also points to a resident's attempt to offer understanding, which, in turn, can be seen as an indicator of a resilient community that acknowledges its circumstances. This nuanced view indicates a recognition of the park's limitations by some residents.
It is important for prospective residents to consider these highlights in conjunction with the reported challenges regarding maintenance and communication, as these are critical factors for daily living.

For many individuals and families in Indiana, especially those in the Seymour area, Kimberly Mobile Home Park offers a particular set of characteristics that may make it a suitable housing option. Understanding these aspects, alongside some of the challenges noted by residents, is key to determining if it’s the right fit.
Firstly, the most significant draw for many is the affordability that mobile home living typically provides. In a housing market where traditional homes can be out of reach for some budgets, Kimberly Mobile Home Park presents an opportunity for private dwelling at a more accessible price point. This financial advantage allows residents to manage their housing costs more effectively, which is a major consideration for locals seeking economical living solutions in Seymour.
Secondly, the park's location in Seymour, Indiana, offers considerable practical benefits. Seymour is a well-connected city with a good range of local amenities, including shopping, dining, schools, and recreational facilities. Its proximity to major interstates like I-65 is ideal for commuters and those who appreciate easy access to larger cities like Indianapolis or Louisville. Living in Seymour means residents can enjoy a community atmosphere with the convenience of urban infrastructure nearby.
Thirdly, the nature of mobile home park living offers a degree of independence with a sense of community. Residents own their homes, allowing for personalization and a private space, including a yard. While challenges with maintenance have been noted, the fact that some residents acknowledge the realities of managing an older park with limited resources suggests a certain level of community understanding and perhaps resilience. For individuals who prefer a less formal housing arrangement and value the ability to own their dwelling, this model can be highly appealing.
However, it is crucial for prospective residents to be aware of the feedback regarding maintenance and communication. While the park offers an affordable entry point, addressing these concerns directly with management before moving in is advisable. Understanding the current state of maintenance efforts and the responsiveness of communication channels will help set realistic expectations.
In conclusion, Kimberly Mobile Home Park can be a suitable choice for locals in Indiana who are primarily seeking an affordable homeownership option in a convenient Seymour location. For those who prioritize budget-friendly living and understand the potential operational realities of an established mobile home park, it offers a pathway to a private dwelling within a community setting.

Kimberly Mobile Home Park Reviews
Nothing gets fixed, even after months of problems. Nobody answers the phone. Not trustworthy. So many problems it's not safe.
Jun 06, 2025 · Jessica Schraderunderstand that there's only one maintenance man in whole park to fix things and he's not young either, and can't get to everything. Stop expecting everything to be pitch perfect clean. Some of these trailers have been here for years so ya there gonna be damaged. Try to look at there shoes for a minute. And of course if you don't pay rent and keep your yard clean your not gonna have a grand time here either.
Dec 21, 2022 · Willow AllmanDrove through here recently to visit a family member and this location needs to be cleaned up! The property owners need to care just a little bit more about their residents. Just because people are low income does not mean that you can treat the residents like this. And it's not ok to have falling down trailers everywhere and not keeping up on maintenance. That's a safety concern especially for the children in the neighborhood. Very disappointed in how the property is being managed. Dare I say slumlords 🤷♀️
Oct 10, 2022 · Crystal QuateMy experience with that was we asked for an application for a place to live she was busy we took the application and she said fill it out and bring it back if they close at 6:00 well upon looking at the application I noticed at the top of the first page it says $25 application fee and there is no way that I'm giving my money to anyone just a little piece of paper out I think it's wrong that they do that and there will be laws against that because if you don't get the apartment you don't get your money back and if you do get the apartment you still don't get your money back that's just pocket money for them that's dead wrong to the consumer
Jun 07, 2024 · John BarrettI lived here for years. All the trailers have whole on floor and walls. Bugs everywhere. They will never fix your stuff. They even make you pay $50 if they mowe your lawn. Even if you don't ask then to they will still do it.
