Inland Estates

4288 Black Horse Pike, Mays Landing, NJ 08330, USA

3.0
I personally plan to live here for the rest of my life. We are a wonderful community and you couldn’t dream of a better location. You will find yourself in civil court a lot because that’s the only way to get the landlord to change anything. I and both my neighbors are fighting with him now in court to get David Plaskon to fix the backed up septic tank and remove the dangerous trees that he doesn’t maintain. We’d love to have you as neighbors so that we can grow this lovely community! - R.S. Young

Introduction / Overview

For many New Jersey locals seeking an alternative to traditional housing, mobile home parks, or manufactured home communities, offer a distinct lifestyle often characterized by affordability and a strong sense of community. Inland Estates in Mays Landing, NJ, is one such community that invites consideration. It presents itself as a place where residents can truly feel at home, with many expressing a desire to live there for the long term. One resident enthusiastically states, "I personally plan to live here for the rest of my life. We are a wonderful community and you couldn’t dream of a better location." This sentiment highlights a significant positive: a tight-knit and welcoming atmosphere.

The reviews paint a picture of a community with friendly neighbors and a generally clean environment, creating a pleasant living experience for many. One past resident confirmed, "Inland was great. I have a friend that lives there and she enjoys it. I never had a problem parking or otherwise. Neighbors are friendly and the area is always clean." These points of positive feedback are crucial for prospective residents, suggesting a place where people look out for one another and the common areas are maintained. However, it is also important for potential residents to be aware of all facets of community living, as some reviews also indicate challenges related to property maintenance and landlord responsiveness.

Location and Accessibility

Inland Estates is conveniently situated at 4288 Black Horse Pike, Mays Landing, NJ 08330, USA. This strategic location in Mays Landing, within Atlantic County, offers residents a blend of quiet suburban living with easy access to major South Jersey attractions and amenities.

For New Jersey locals, Mays Landing is a desirable area, known for its mix of natural beauty and commercial convenience.

From Inland Estates, residents are within a reasonable driving distance of key destinations. The vibrant nightlife, casinos, and boardwalk attractions of Atlantic City are easily reachable, offering entertainment and dining options. The location of Inland Estates offers a practical and appealing balance for those seeking a home in South Jersey.

Services Offered

As a mobile home park, Inland Estates primarily offers land leases for manufactured homes. While the community prides itself on a strong sense of neighborhood, the direct services offered by the park management are inferred from typical operations of such communities and the provided resident feedback.

Based on the general nature of mobile home parks and the specific reviews, the following services would typically be offered or are implied:

  • Land Lease Agreements: Residents own their manufactured homes but lease the land on which their home is situated. Inland Estates manages these lease agreements, including rent collection and adherence to park rules.
  • Community Management: The park has a landlord/management entity (referred to as David Plaskon in one review). Their role involves overseeing the day-to-day operations of the community, including addressing resident concerns, enforcing park rules, and managing common areas.
  • Maintenance of Common Areas: One review notes that "the area is always clean," suggesting that the management undertakes efforts to maintain the cleanliness and general upkeep of shared spaces within the park. This typically includes internal roads, landscaping of communal areas, and waste management.
  • Utility Hookups: Mobile home parks provide the necessary infrastructure for residents to connect their manufactured homes to essential utilities such as water, sewer, and electricity. Residents typically contract for and pay for their individual utility services, but the park ensures the availability of these connections. (Note: One review mentions a "backed up septic tank" that residents were fighting to get fixed, indicating that septic system maintenance falls under landlord responsibility.)
  • Neighborly Environment: While not a direct "service," the consistent feedback about "friendly neighbors" indicates that the park fosters a social environment that benefits its residents. This sense of community can be a significant "service" in itself for those seeking a welcoming place to live.
  • Parking Availability: A resident mentioned they "never had a problem parking," indicating that sufficient parking is provided for residents and their guests.
  • Addressing Maintenance Issues (with noted challenges): While some reviews highlight difficulties in getting the landlord to address maintenance concerns (e.g., "backed up septic tank and remove the dangerous trees"), the expectation from residents is that the management should be responsible for such critical infrastructure and safety issues. This indicates that addressing maintenance is a core service, even if its execution has been a point of contention for some.

Prospective residents should always inquire directly about specific services, responsibilities of the park management versus residents, and any community guidelines before committing to a lease.

It is important for prospective residents to also be aware of the reported challenges regarding responsiveness to certain maintenance issues, such as septic problems and dangerous trees, as mentioned in one review. This suggests that while the community itself is highly valued, potential residents should inquire about current maintenance protocols and landlord responsibilities.

Promotions or Special Offers

Based on the provided customer reviews for Inland Estates in Mays Landing, NJ, there are no explicit "promotions or special offers" mentioned in the traditional sense, such as discounts on rent or move-in incentives. The reviews focus on the community's characteristics and management interactions rather than marketing specials.

However, mobile home parks, including those in New Jersey, may offer various types of incentives to attract new residents or facilitate the purchase of homes within the community. These might include:

  • Reduced Security Deposits: A common incentive for new renters of the land lot.
  • First Month's Lot Rent Discount: Offering a reduced rate for the initial month or two of lot rent.

  • Referral Programs: Existing residents might receive a benefit for referring new individuals or families who decide to move into Inland Estates.
  • Seasonal Specials: Depending on market conditions or time of year, certain offers might be available to encourage occupancy.

Given that one review mentions residents "fighting with now in court to get David Plaskon to fix the backed up septic tank and remove the dangerous trees," any discussions about promotions or incentives should be coupled with thorough due diligence regarding the landlord's responsiveness to maintenance and community issues.
