Very rude attitude from Becca. We moved in last Monday… have been here 6 days only and are getting fined for not having our lawn mowed (pictures posted, WHAT GRASS?) anyways, I simply asked since we have not even had time to fully MOVE IN yet, could we at least get an extension of ONE DAY since we have not been here and have only signed a lease a week ago (maybe it could’ve been cut before they rented out if they knew the deadline of cutting was going to be so soon?) And I got a very cold “No 😊 if it’s not cut today, you will be charged”. I can assure you that landlords that are very inconsiderate, do not care about their tenants. I understand that it’s to keep the community nice, clean, and inviting. But we simply asked for one day to get it done. We are more than willing to comply with all rules but within moving in only days ago, it would be very considerate and at least showing to have SOME compassion for new tenants that may not have all means to adhere to the yard rules yet of allowing a day to cut a small yard that isn’t even very bad. (We paid over 3,300 in deposit+rent fee just Monday when signing the lease, so a lawn mower was not in the image yet) I also asked for future reference, WHEN and how often does it need to be cut and she stated it’s in the lease to “figure it out” and to only have my husband contact her. Very disheartening that out of all places I have been a tenant at, this is the only one who didn’t have welcoming first impressions with the office staff. (This was my very first time meeting her, very first impression of her) The home is very beautiful and hoping to have a change in the view of her one day but as of now, I wouldn’t recommend this place just based off of that customer experience. Given we’ve JUST got here, I see this being our first and last year here.Update: we fortunately did NOT get fined because I had to scavenge around to find someone to cut the grass that same day and luckily someone came out to do it. (No one really wanted to come out because they kept saying there wasn’t really anything to be cut) And Becca has now reached out to my husband to request that this review be taken down since we didn’t get fined, which may be true but the reason of this review wasn’t due to the fine. It was the inconsiderable attitude and disrespect she gave when speaking to her. She didn’t come to me with an apology for the way she spoke to me, she went to my husband which is kinda cowardly. - Desiree Correa

The accessibility of Indian Creek is a significant benefit for its residents. Its position within Fort Worth allows for relatively straightforward commutes to various parts of the city and the broader Dallas-Fort Worth Metroplex. This makes it a practical choice for those who work in the city or regularly utilize its services. Beyond daily necessities, Fort Worth offers a rich array of leisure activities. Indian Creek Mobile Home Park aims to provide a comfortable living experience by offering a selection of community amenities. While the specific list of fully operational and consistently available services can sometimes be a point of contention among residents, the intention is to create a well-equipped community. Based on typical offerings for a family-oriented manufactured home community and insights from resident feedback, here are the services and amenities residents can anticipate:

  • Spacious Homes: The community offers homes that are generally described as spacious and comfortable, providing ample living area for residents.
  • Community Playground: A dedicated area for children to play safely, fostering a family-friendly atmosphere.
  • Swimming Pool: A communal pool is typically offered as a recreational amenity for residents to cool off and relax during the warm Texas months.
  • Clubhouse: A central gathering place for community events, social interaction, and potentially featuring a community room.
  • On-Site Management: The presence of office staff and management is intended to assist residents with concerns, maintenance requests, and general community inquiries. (Note: Resident reviews indicate varying experiences with management responsiveness).
  • Maintenance Support: While specific details on the scope of included maintenance services are often part of a lease agreement, communities typically manage common areas and may offer assistance with home-related issues. (Note: Responsiveness to maintenance needs is a point where resident experiences diverge).
  • Pet-Friendly Environment: Indian Creek is generally pet-friendly, acknowledging that many residents have animal companions.

Indian Creek Mobile Home Park possesses several features and highlights that are intended to make it an attractive living option in Fort Worth. These aspects contribute to the community's overall appeal, though it's important to consider them in light of reported resident experiences:

  • Affordable Living Option: A primary highlight of mobile home parks like Indian Creek is providing a more budget-friendly housing solution in Fort Worth compared to traditional homeownership or even some apartment rentals. This accessibility to housing is a significant draw for many Texans.
  • Family-Oriented Community: With dedicated amenities like a playground and a general focus on community, Indian Creek aims to be a welcoming environment for families with children. The presence of shared spaces can facilitate neighborly interaction.
  • Sense of Community: Many residents appreciate the potential for a close-knit community atmosphere where neighbors look out for each other, which can be a key advantage of mobile home park living.
  • Spacious Homes: The homes themselves are often highlighted as being spacious and comfortable, offering good value in terms of living area.
  • Convenient Fort Worth Location: Being within Fort Worth means residents benefit from access to the city's job market, schools, shopping, dining, and cultural attractions, offering a blend of suburban peace and urban convenience.
  • Essential Amenities: The presence of a swimming pool and clubhouse, when operational and well-maintained, provides valuable recreational and social opportunities within the community.
  • Safety: Some residents specifically mention feeling safe within the community, which is a crucial factor for any residential area.

Important Considerations (Based on Resident Feedback):

  • Management and Communication: While some residents praise the staff as courteous and responsive, others report "very rude attitude" and "inconsiderate" behavior from specific staff members, particularly concerning initial interactions and clarity on rules. Issues like strict enforcement of lawn mowing rules immediately upon move-in, without grace periods, have caused significant frustration.
  • Consistency of Service: The stark contrast in reviews regarding management responsiveness and problem resolution indicates that the quality of service might be inconsistent.
  • Rule Enforcement: While rules are necessary for community upkeep, the perceived lack of compassion or flexibility in enforcing them, especially for new residents, can lead to negative experiences.

Prospective residents are strongly encouraged to visit the park, observe the common areas, and if possible, speak with current residents to gain a balanced perspective on daily life at Indian Creek.

Its Fort Worth location is undoubtedly a strong draw, providing residents with convenient access to a wide range of employment, educational, and recreational opportunities that the city offers. The idea of a strong, neighborly community where residents look out for each other is also a significant benefit that mobile home parks can provide. However, it is essential for any Texan considering Indian Creek to weigh these advantages against the reported challenges, particularly concerning management's communication style and consistency in service delivery.
