Indian Bluff Mobile Home Park Introduce
For many Oregon residents, achieving the dream of home ownership in the desirable Clackamas County area can feel out of reach due to soaring conventional housing costs. **Indian Bluff Mobile Home Park** offers a practical and established solution. Located conveniently on SE 122nd Ave in Clackamas, this all-ages manufactured home community provides an affordable entry point into owning your own dwelling in a well-connected, suburban setting.
Indian Bluff is a large, established community featuring approximately 80 to 100 units built around the mid-1980s. The park is characterized by its **diverse resident base**, welcoming the elderly, middle-aged individuals, and many families alike. This mix contributes to a rich, community atmosphere, as noted by long-time residents. One resident happily confirms the atmosphere, stating it's been a "nice quiet place to live" where "Most of the neighbors are pretty cool and take pride in the way there space looks!" The park's management is also recognized as being "always nice and listens to you."
Like any long-standing community, Indian Bluff manages the challenges of maintaining and updating its grounds and shared facilities. However, this dedication to ongoing maintenance and improvement—such as recent updates to the recreation center—reflects the current ownership's commitment to enhancing the park's value. Prospective residents should be aware, though, that these improvements, alongside rising regional costs, have led to significant increases in the monthly lot rent over recent years. This is a common and important concern for residents on fixed incomes, where the shift in utility and service charges has been noted.
Nonetheless, the core appeal of Indian Bluff remains its location, the sense of neighborly pride, and the opportunity for affordable housing in an expensive market. Homes here often feature amenities like **carports, tool sheds, fenced yards, and modern interior upgrades**, allowing residents to create a comfortable, personal living space that they own.

Indian Bluff Mobile Home Park Reviews
I have lived here since 1988 when we moved in the rent was about $300 which included sewer and water and garbage. The rent would increase about $10 a year. Then they took away garbage service which was fine and we still only got small rent increases. About 7 years ago the next generation of owner took over and every time the do anything to update the park the raise the rent $30 a month more. This time they updated the rec center which they keep lock from the residence and since I have lived here I used it once because it is so difficult. Because of this they have informed us they are increasing our rent an additional $59 a month which is so they don’t have to pay for the improvements and they also get a big write off on their taxes and what do we get nothing no equity on the property and no bank will give anyone who has a manufactured home any loan on your house because isn’t considered a home. When the economy is so bad and the people who own this property they increase the rent when they make close a million dollars a year and we are living month to month on our social security.
October 07 · Sherri WallaceI've lived here since 2008 and So far its been a nice quiet place to live! Most of the neighbors are pretty cool and take pride in the way there space looks! Manager is always nice and listens to you. It has a wide variety of folks living here, from the elderly to middle age to many families, quit diverse! I love walking around the park for exercise, although vehicles speeding through here has increased over the years and I am quit disappointed that nothing has been done about it, so stick to the sidewalk and watch the corners. But overall I like it here!
November 02 · Cheyenne MarieLived here for a bit. Was a nice, quiet place where they have certain standards for their yards and outside appearances. The neighbors were mostly older folks. One of which was very nosey and would report anything she saw or "thought" she saw. Overall a nice place if you're older but not great for younger crowds.
August 19 · Alex BowersThis a a very nice park snuggled into a community that makes it feel like a traditional home setting. Close to shopping and easy freeway access.
May 22 · John StilwellLived there for 12 years. It was mostly good. I feel the lot rent is a bit to high!
