The park managers prey on certain residents of non white race and residents with disabilities on parking on the street meanwhile his neighbors across the street can park on the street with no action taken. He sneaks on the properties and places letters on vehicles. Whenever you try to speak to him or his wife they blatantly ignore you. They seem unapproachable and lack communication skills to deal with the large community and to manage it. In my opinion if you hold that position you should have effective communication skills and be fair. They will pick and choose who they enforce the rules on. this practice is biased and not equal to everyone in the community. I feel they could do a better job or just step out of their position if they arent willing to communicate. They parade around in their nissan pickup truck like God. If this is the way they conduct businesses. I hate to say but residents will roll out of the community. In all fairness a less bitter bored person with great people skills and a fair should hold said position. They lack intelligence when it comes to the adults with disabilities act and are racist in my opinion. My hispanic and blended families with african american neighbors have been impacted by their action and will take measures to file a lawsuit. They will place a towing notice on their vehichles meanwhile theres about twenty other cars parked the same way with out that nice lil letter on their windshields do they know or have they been made aware it is ilegal to touch someones private property and leaving notes on cars where anyone can remove them and the party its intended for has no clue? For as much as they charge here they make communities like Waterford look like the Haptons of mobile home communities less rent nicer management and they have people skills unlike here. - Betsy Campbell

Hunters Run Introduce

Are you considering a fresh start in a vibrant community within Delaware? Mobile home parks offer a unique and often affordable alternative to traditional housing, providing a sense of community and the benefits of homeownership without the typical high costs of land. In the heart of Bear, Delaware, Hunters Run presents itself as a notable option for those exploring this lifestyle. This article aims to provide a comprehensive overview of Hunters Run, designed to help local Delaware residents understand what this community offers.

Mobile homes, also known as manufactured homes, play a significant role in Delaware's housing landscape. According to a 2024 report by the Federal Reserve Bank of Philadelphia, roughly one in 16 households in Delaware, totaling over 24,000, live in a manufactured home. This includes units on both owned and leased land. The report also highlights that recent manufactured home buyers are disproportionately lower-income, and the affordability of manufactured homeownership is heavily influenced by lot rents and financing costs. Many manufactured home communities in Delaware are located in census-designated urban areas, suggesting strong demand in these regions where affordable homeownership alternatives might be scarce. The median household income of a manufactured homeowner in Delaware is just under $54,500, significantly lower than the nearly $105,500 for the median site-built, single-family homeowner, emphasizing the role manufactured housing plays in providing opportunities for modest-income households.

While manufactured homes offer a path to homeownership, it's also important to be aware of certain aspects. For instance, these homes may have less wealth-building potential compared to traditional homes, as owners don't rely on stable or increasing land values. Residents are also vulnerable to increases in lot rents and potential displacement if a community owner decides to close the park. Additionally, financing for manufactured homes often relies on personal property, or "chattel," loans, which can have shorter terms and higher interest rates than conventional mortgages.

With this context in mind, let's delve into the specifics of Hunters Run.

While comprehensive details on Hunters Run's specific amenities are not extensively publicized, manufactured home communities generally offer a selection of features designed to enhance resident life. These may include:

  • Community Atmosphere: Mobile home parks often foster a close-knit environment, where neighbors can connect and participate in community events.
  • Affordable Homeownership: For many, the primary highlight of living in a manufactured home community is the lower entry cost into homeownership compared to traditional site-built homes.
  • Off-Street Parking: Most communities provide dedicated parking spaces for residents, ensuring convenient access to their homes.
  • Pet-Friendly Policies: A significant number of mobile home parks are pet-friendly, allowing residents to live with their beloved animals (though breed and size restrictions may apply).
  • Managed Community Living: The presence of a dedicated management team can be a highlight for residents, as it provides a point of contact for community-related concerns and rule enforcement.

It's worth noting that some residents have expressed concerns regarding the enforcement of community rules, specifically citing instances where parking regulations appeared to be applied inconsistently. There have also been mentions of management being perceived as unapproachable, which can impact the overall resident experience. Furthermore, some residents have raised questions about the inclusion of "gas" in lot rent, suggesting a lack of transparency or fairness in billing practices, and have indicated that they might pursue further investigation into these charges. These points highlight the importance for prospective residents to thoroughly inquire about all rules, fees, and management policies before committing to a residency.
