Hudson Mobile Home Community Introduce
For many Hoosiers, finding a housing solution that balances affordability with a sense of personal space and community is a key goal. Mobile home parks, often referred to as manufactured home communities, provide a distinctive option, allowing residents to own their homes while leasing the land beneath them. In the charming town of Hudson, Indiana, Hudson Mobile Home Community offers such a living arrangement. This article aims to provide a factual and informative overview of what you might expect from a community of this nature, drawing on publicly available information and resident insights.
Hudson Mobile Home Community is a manufactured home park located in Hudson, Indiana. In a typical mobile home park setup, residents purchase or own their manufactured homes and then pay a monthly lot rent to the park owner for the use of the land. This model can often present a more accessible path to homeownership compared to traditional stick-built houses, appealing to a broad range of individuals and families across Indiana.
The experience of living in a mobile home community can vary significantly from one park to another, often influenced by the management, the residents themselves, and the specific rules and regulations in place. For Hudson Mobile Home Community, feedback from residents offers a mixed picture. One positive review highlights the friendly nature of most residents and the quiet atmosphere, stating, "Most people are friendly here. 🙂Everyone keeps to there self pretty much. 😁 Our new park manager she is doing very well trying to take care of thing. 🫠." This suggests a community where neighbors generally maintain a respectful distance while still being amiable, and where current management is seen to be making efforts to improve the environment.
However, another review expresses significant dissatisfaction, making serious allegations about past property management, including claims of being "horrible," "uninvolved," telling "lies to avoid confrontation," and making "life very difficult for people like single mothers struggling." This reviewer also alleges restrictive policies regarding personalization (fences, decorations), and concerns about selling or moving homes, claiming that the park asserts a "right to refuse and right to first refusal," and that homes were acquired from a "mobile home scrap yard" with "minimum repair." These are very serious claims that, if true, would represent substantial issues regarding resident rights and property conditions. It's crucial for any prospective resident to be aware of such feedback and to perform thorough due diligence. Indiana law, including IC 16-41-27 and related statutes, outlines specific rights for manufactured home residents and responsibilities for park operators regarding health, safety, sanitation, and fair practices. Fair housing laws also protect against discrimination. Therefore, understanding both the positive aspects and the serious concerns raised by past residents is vital for anyone considering Hudson Mobile Home Community.

This area is known for its peaceful, rural character, offering a quieter lifestyle away from the hustle and bustle of larger urban centers. Steuben County itself is famous for its numerous lakes, making it a popular destination for outdoor enthusiasts and those who appreciate natural beauty.

While Hudson is a smaller community, it provides essential local amenities, including some local businesses, a post office, and community gathering spots. State roads and local highways connect Hudson to these larger hubs, ensuring that residents can conveniently access broader services when needed.
The surrounding Steuben County area also offers various recreational activities, particularly water-based sports on its many lakes like Lake James and Crooked Lake. This blend of small-town tranquility, access to nature, and reasonable proximity to more comprehensive services makes Hudson Mobile Home Community's location suitable for those seeking a balanced lifestyle in rural Indiana.
Mobile home parks typically provide a set of fundamental services to their residents, which form the basis of the lot rental agreement. For Hudson Mobile Home Community, while specific details are not extensively advertised, common offerings in such communities generally include:
- Lot Rental: This is the core service, where residents pay a monthly fee for the lease of the specific plot of land where their manufactured home is placed. This fee covers the right to occupy the land and access the park's common facilities and infrastructure.
- Utility Hookups: The park typically provides the necessary infrastructure for individual homes to connect to essential utilities such as water, sewer, and electricity. While residents are usually responsible for their own utility bills, the park ensures the availability of these connections.
- Community Maintenance: This service generally includes the upkeep of shared areas, internal roads, and possibly some common landscaping to ensure the park remains functional and presentable. However, the extent and quality of this maintenance can vary, as suggested by resident feedback.
- On-site Management/Support: A management presence is standard in mobile home communities to handle administrative tasks, resident inquiries, and enforcement of park rules. The positive review mentions a "new park manager" who is "doing very well trying to take care of thing," suggesting an active management effort.
- Community Rules and Regulations: To maintain order and a certain standard, parks establish rules regarding property upkeep, modifications, noise levels, and other aspects of community living. These rules are usually part of the lease agreement. However, one review specifically mentions restrictive rules about fences, playpens, swing sets, decorations, and even the sale/removal of homes, which could be a significant consideration.
Given the mixed reviews, it is highly recommended that prospective residents thoroughly inquire about all services, utility arrangements, and especially the park's specific rules and regulations (including those pertaining to property modifications, visitors, and selling/moving homes) directly with the management of Hudson Mobile Home Community before making any commitments. Understanding the lease agreement and park policies in detail is crucial.

- New Home Sales Packages: If the park partners with manufactured home dealers or sells homes directly, there could be special pricing, financing options through preferred lenders, or packages that include certain upgrades or appliances for newly placed homes.
- Long-Term Lease Benefits: While not a "promotion" in the traditional sense, parks sometimes offer more favorable monthly lot rental rates for residents who commit to longer lease terms (e.g., a year or more), providing a stable and potentially lower cost of living over time.
- Referral Programs: Some communities have programs where existing residents receive a benefit (such as a rent credit) for referring new residents who successfully move into the park.

Mar 15, 2024 · KathieThese guys are horrible. The property management is uninvolved. The property manager should never have became one in the first place. Tells lies to avoid confrontation. Have went out of his way to make life very difficult for people like single mothers struggling, among others getting help from locals. You can't place a fence or a temporary one. No playpens or swing sets approved ect even if its not nailed down. If you drive through there are very few de corations up to make it your own. Only the chosen few can. Mind you 90% of the people own the mobile homes. No rv or boat parking even if its in your designated spot taking up no extra room. Now you can't sell it or take your home with you cause they made it so they have the right to refuse and right to first refusal. I got sick of fighting with the manager wanted out so tried to sell it to a needy family. They swooped in and wanted to match it or no sale. Wanted to move it and oh no can't do that either. They want you to pay repairs for the trailer but its never really yours. Not to mention they were all got from a mobile home scrap yard and they preformed minimum repair just to cover the problems. If you move there good luck.
