For Ohioans considering mobile home living, Homestead Mobile Home Park in Delaware, Ohio, presents a unique and important case study in understanding the dynamics of manufactured home communities. While mobile home parks often appeal to those seeking affordability and a sense of community, the experience within such parks can vary greatly depending on management practices and resident interactions. Homestead Mobile Home Park, located at 225 S Sandusky St, Delaware, OH 43015, USA, is one such community that has generated strong, albeit mixed, feedback from its residents.
Mobile home parks represent a distinct segment of the housing market in Ohio, offering a pathway to homeownership for many who find traditional housing options out of reach. Residents typically own their manufactured homes and lease the land, or "lot," from the park operator. This arrangement means that the relationship with park management is a critical component of the living experience. A well-managed park can foster a thriving, harmonious community, while challenges in management can lead to significant resident dissatisfaction.
Delaware, Ohio, itself is a desirable location, balancing its rich historical character with ongoing growth and modern amenities. The city provides residents with access to good schools, local businesses, and recreational opportunities. For those looking to reside in a mobile home park within such a city, it's essential to understand not just the location, but also the internal dynamics of the community. This article will provide an in-depth, factual overview of Homestead Mobile Home Park, drawing directly from the experiences shared by its residents to offer a comprehensive picture of what it's like to live there.
Homestead Mobile Home Park in Delaware, Ohio, is a residential community for manufactured homes. It is a place where residents typically own their mobile homes and rent the lot on which their home is situated. The park has seen various "Park" managers over approximately five years, leading to what some residents describe as "hit or miss" communication with tenants until "as of recently," suggesting potential improvements in this area.
The community's profile includes aspects common to many mobile home parks, such as the sale of pre-owned mobile homes. One resident noted that while some homes "have been scabbed together," they "seems reasonable in this crazy economy," advising potential buyers to "Buy at your own risk. Make it your own." This indicates that the park may offer more affordable homeownership opportunities, though with a caveat about the condition of some available units, emphasizing the need for buyers to conduct their own thorough inspections.
However, a significant concern highlighted by a resident pertains to management practices. This review describes "the worst management I've ever witnessed," citing issues such as "write ups and fines, without ever contacting you," the removal of skirting followed by fines, and property damage (a fence) for which the park allegedly tried to evict the resident, taking a year to repair. The review strongly advises extreme caution: "Absolutely the worst management you will ever encounter. Beware! ... make sure you protect yourself record take pictures of everything All The Time cause they will Rip you off As soon as they can. And when they have chance." This perspective suggests that while the park provides a living space, the management practices are a major point of contention and concern for some residents, impacting their peace of mind and financial well-being. It underscores the critical importance of understanding and documenting all interactions and agreements within this community.

Homestead Mobile Home Park, as a manufactured home community, primarily offers lot rentals for residents who own their mobile homes. While the core service is providing a space to live, the quality and consistency of supporting services are a significant point of discussion among residents, based on the provided reviews.
Typically, services offered in a mobile home park include:
Lot Rental: Providing a designated site with utility hookups (e.g., water, sewer, electricity) for a resident's manufactured home. While not explicitly stated what is included in the lot rent beyond the land itself, common practice in Ohio mobile home parks often sees water, sewer, and trash removal included, with residents paying separately for electricity and gas. It's crucial for prospective residents to confirm these inclusions directly with management.
Community Management: The park employs managers responsible for overseeing the community. However, resident feedback indicates significant issues with this service. One review states, "The worst management I've ever witnessed," citing a lack of communication, arbitrary "write ups and fines," and failure to address property damage (e.g., "They damaged my fence and tried evicting me for it. Took a year for them to repair"). This suggests a contentious relationship with management regarding their responsibilities for maintenance and resident communication.
Maintenance and Upkeep: While good mobile home parks typically maintain common areas, roads, and infrastructure, the reviews suggest a potential shortfall in this area at Homestead. The complaint about management "not do what they're responsible for" in terms of upkeep implies that routine maintenance may be neglected or poorly managed from a resident's perspective.
Given the strong negative feedback regarding management's performance and communication, it is absolutely essential for any Ohioan considering Homestead Mobile Home Park to:
Thoroughly review the lot lease agreement to understand all included services and management responsibilities.
Document all communications and issues with management in writing, retaining copies.
Take photos and videos of property condition and any incidents as a precautionary measure.
While the basic framework of a mobile home park is present, the effective delivery of management and maintenance services at Homestead Mobile Home Park appears to be a significant concern for residents, demanding careful consideration and proactive measures from anyone looking to live there.
The features and highlights of Homestead Mobile Home Park are best understood by acknowledging both its inherent characteristics as a mobile home community and the direct experiences of its residents. While some aspects might be appealing, others raise significant concerns that prospective residents should carefully weigh.
Potential positive aspects and inherent features:
Affordable Homeownership Potential: In a "crazy economy," the availability of mobile homes, even those that have been "scabbed together," suggests that the park offers a more accessible route to homeownership compared to traditional housing. This could be a key highlight for individuals and families in Ohio seeking a more budget-friendly living solution.
Established Community: Having been around for at least five years (as indicated by a resident's tenure), Homestead is an established community, which often implies a sense of permanence and a more settled neighborhood feel than transient rental properties.
Personal Space: Mobile homes typically offer more personal space, including a yard, than apartment living, which can be a significant draw for those looking for more room for themselves or their families.
Location in Delaware, Ohio: As highlighted in the location section, being in Delaware provides good access to local amenities, schools, and a reasonable commute to Columbus, which is a practical benefit for residents.
However, the most prominent features, based on resident reviews, are significant challenges related to management and living conditions:
Highly Problematic Management: This is the overwhelming highlight, albeit a negative one. Reviews describe "the worst management I've ever witnessed," characterized by arbitrary fines, lack of communication, failure to address maintenance issues (like a damaged fence taking a year to repair), and alleged attempts to evict residents unfairly. The advice to "Beware!" and "protect yourself record take pictures of everything All The Time" points to a deeply distrustful and potentially adversarial relationship between residents and management.
Inconsistent Communication: While there's a glimmer of hope that communication is "getting a little better," residents have historically experienced a "hit or miss" approach, leading to frustration and unresolved issues.
Concerns over Home Quality (Resale): The warning about purchasing homes that have been "scabbed together" means that while homes might be affordable, their quality or previous repairs could be a significant concern, requiring buyers to be extremely diligent in their inspections and purchase decisions.
In summary, while Homestead Mobile Home Park might offer the fundamental structure of affordable homeownership in a desirable Ohio location, the severe and consistent negative feedback regarding management practices overshadows these potential benefits. For any prospective resident, the primary "feature" to acknowledge is the critical need for extreme caution and proactive self-protection due to reported management issues.
As a professional content writer specializing in factual, SEO-optimized descriptions, it is crucial to state that the provided resident reviews for Homestead Mobile Home Park do not contain any information about specific promotions, discounts, or special offers. The feedback focuses heavily on management issues and living experiences rather than promotional incentives.
However, general information about "Homestead Manufactured Home Community" (which appears to be a broader company name associated with this park) indicates a "TENANT REFERRAL PROGRAM." This program offers a unique incentive: "If you refer an approved tenant for one of our new or pre-owned homes, you will receive one month FREE lot rent!" While this is a promotion, it's a referral-based one and not a general offer for new residents directly. It implies that the park does have new or pre-owned homes available for sale.
For any Ohio resident interested in Homestead Mobile Home Park, the best and most reliable way to inquire about current lot rental rates, available homes for purchase, and any potential promotions (beyond the referral program) is to contact the park management directly. This will ensure you receive the most accurate and up-to-date information specific to your needs and any terms and conditions associated with offers.
Given the significant concerns raised by residents regarding management practices, it is especially important to obtain any information about rates, inclusions, or special offers in writing. This proactive approach will help protect your interests and provide clarity on all financial arrangements before making any commitments.

Verify Information: Confirm current lot rental rates, what utilities are included in the rent, and the availability of specific lots or homes.
Understand Policies: Ask for clarity on park rules, pet policies, and the application process for new residents.
Address Concerns: This is an opportunity to directly inquire about the management issues raised in reviews, seeking their perspective and understanding their approach to resident relations and maintenance. Pay close attention to how they respond and the level of transparency.
Request Documentation: Request all lease agreements, rules, and any special offers in writing before making any commitments.
Given the serious nature of some complaints, it may also be wise to visit the park in person if possible, observe the current state of maintenance, and perhaps speak with existing residents (if appropriate and respectful) to gather more current insights into the living experience. Always document all interactions and agreements for your own protection.
For Ohio residents considering Homestead Mobile Home Park in Delaware, suitability is highly nuanced and depends heavily on individual priorities and willingness to engage proactively with potential challenges. While the park offers certain inherent advantages of mobile home living, the significant concerns raised by current residents demand careful consideration.
The primary draw for locals might be the potential for an affordable pathway to homeownership in a desirable location like Delaware, Ohio. In a challenging housing market, acquiring a manufactured home and leasing a lot can indeed be a more budget-friendly alternative to traditional housing. The park's location on S Sandusky St in Delaware also provides good accessibility to local amenities, schools, and a reasonable commute to Columbus, which is a practical benefit for families and commuters across Ohio.
However, the pervasive and serious concerns about management practices—including alleged arbitrary fines, lack of communication, and neglected maintenance—are critical factors that drastically impact the quality of life within the community. For any Ohioan, considering this park necessitates an exceptionally high level of personal vigilance and proactive self-protection. This means rigorously documenting every interaction, obtaining all agreements in writing, and understanding your rights as a manufactured home park resident under Ohio Revised Code Chapter 4781. Failure to do so, as suggested by resident warnings, could lead to significant frustrations and financial strain.
Therefore, while Homestead Mobile Home Park might offer the basic framework of a mobile home community in a convenient location, it is only suitable for Ohioans who are prepared to navigate potential management challenges with diligence and assertiveness. It is a choice that requires being an informed and vigilant resident to ensure a stable and fair living experience.

Homestead Mobile Home Park Reviews
The worst management I've ever witnessed. Once you pay off your loan, they will start the write ups and fines, without ever contacting you. They remove skirting and then write you up for it. They damaged my fence and tried evicting me for it. Took a year for them to repair after repeatedly threatening to evict me. Absolutely the worst management you will ever encounter. Beware!
Apr 15, 2025 · Joe McdanielBeen here for about 5 years, have had multiple "Park" managers. Has always been hit or miss on communication with "Park" managers and tenants until as of recently. Seems it's getting a little better. They sell mobile homes that have been scabbed together, but seems reasonable in this crazy economy. Buy at your own risk. Make it your own.
Dec 08, 2023 · Cory CiarrocchiThey don't even deserve a star. I just tried calling to see how much it would be to live there and and sounded like a scam call. You have to press one for English. Then you have to press one again. Before you can even speak to somebody. And then they just hang up on you.
Jan 11, 2024 · Loretta HallI would not recommend this place to my worst enemy. Management and owners don't seem to communicate and management does not communicate with residents at all. They wait until you're not home and leave notices on your door instead of actually communicating. If they see you outside they simply walk the other direction.
Jan 25, 2024 · Christi MerolaPark manger very nice and professional. He's a good guy. The mobile homes are very old and in seriously bad condition. Park owners seem to think that putting in some cheap carpet and some paint fixes a 40 year old home. No talk of new wiring, appliances, water heater or furnace warranties. 8-10k for what? Avoid this deal.
