Homestead MHP, LLC Introduce
For those in Maryland considering mobile home living, Homestead MHP, LLC in Port Deposit, MD, offers a community-based housing option. Located at 4 Homestead Dr, Port Deposit, MD 21904, this mobile home park provides a different pathway to homeownership or long-term rental for individuals and families. Mobile home parks are often chosen for their affordability relative to traditional stick-built homes and the appeal of a close-knit community environment.
However, it is crucial for prospective residents to be fully informed about the realities of living in any community, and Homestead MHP, LLC is no exception. Public feedback from current and past residents indicates significant and recurring challenges with park management, infrastructure, and overall living conditions. These concerns, which include frequent unannounced water shut-offs, issues with tree maintenance, and allegations of incompetent and unethical management practices, paint a complex picture of the community. While the idea of affordable living in Port Deposit may be appealing, it is essential to consider these reported issues carefully before making any decisions. This overview aims to provide factual information based on available public data to help Maryland locals make an informed choice.
Homestead MHP, LLC is situated at 4 Homestead Dr, Port Deposit, MD 21904, placing it within Cecil County, Maryland. Port Deposit is a scenic town located along the Susquehanna River and the Chesapeake Bay, offering residents a mix of small-town charm and access to water-related activities.
The park's location provides relatively easy access to major Maryland roadways. Route 222 runs directly through Port Deposit, connecting residents to other parts of Cecil County and beyond. Just a short drive away, residents can access US Route 1 and Interstate 95, major arteries that facilitate travel to larger cities like Baltimore, Maryland, and Wilmington, Delaware. This accessibility can be a significant advantage for commuters or those who frequently travel for shopping, dining, or healthcare services. While Port Deposit itself offers local amenities, the proximity to larger metropolitan areas ensures that residents are not isolated. However, it is important to note that public transportation options directly serving the mobile home park may be limited, making personal vehicle ownership almost a necessity for most residents. Locals often appreciate the proximity to the Upper Chesapeake Bay and the various outdoor recreational opportunities it provides, from fishing to boating.
In a typical mobile home park, certain services are usually provided as part of the monthly lot rent, or as separate utility charges. Based on public feedback regarding Homestead MHP, LLC, the following can be inferred about the services offered, along with important caveats:
- Lot Rental: Residents pay a monthly fee to lease the plot of land their manufactured home occupies. This is the fundamental service provided by the park.
- Water Supply: Water service is provided to the homes. However, significant and recurring issues with water availability are reported. Residents frequently mention unannounced water shut-offs, often for extended periods, and sometimes due to plumbing issues within the park's infrastructure.
- Sewer Services: Sewer services are also part of the park's utility provision.
- Trash Removal: While not explicitly detailed in the provided reviews, trash removal is a standard service in most mobile home parks, though its specific implementation or inclusion in rent can vary.
- Snow Removal: Similarly, snow removal for common roadways within the park is typically a service provided by park management, ensuring accessibility during winter months.
- Maintenance (Limited Scope): The park management is responsible for the maintenance of common areas and infrastructure. However, resident feedback indicates concerns about the upkeep of elements like trees, with residents reporting that the park disclaims liability for damages caused by falling trees on individual lots.
It is critical for prospective residents to understand that while these services are technically "offered," the reliability and quality of their provision, particularly water, have been a major source of concern and complaint from current residents. The regular increases in lot rent and added fees, without perceived corresponding improvements in services or infrastructure, are also frequently mentioned.
While a mobile home park aims to offer a comfortable and affordable living environment, public feedback regarding Homestead MHP, LLC highlights a complex set of features, some of which are significant concerns for residents.
- Location in Port Deposit: The park's setting in Port Deposit, MD, offers access to the scenic beauty of the Susquehanna River and Chesapeake Bay area, appealing to those who enjoy waterfront activities and a more rural pace of life.
- Affordable Housing Option: Mobile home living generally provides a more affordable entry point into homeownership compared to traditional stick-built homes, which can be a key draw for many Maryland residents.
- Community Structure: As a mobile home park, it offers a community-style living environment, which can foster neighborly connections.
- Empty Trailers: A significant number of empty trailers are reportedly present within the park, which could indicate a high turnover or challenges in attracting new residents.
- Recurring Water Shut-Offs: A prominent and consistent issue highlighted by residents is the frequent, often unannounced, shutting off of water supply. These disruptions can last for hours and reportedly cause damage to residents' appliances and water heaters, for which the park allegedly disclaims responsibility. These issues are attributed to major plumbing problems and potentially a malfunctioning or untreated water system.
- Untreated/Rotted Trees: Residents report that many lots are "riddled with rotted trees" that pose a risk of falling and causing property damage. The park management reportedly states they are not liable for such damages.
- Management Incompetence and High Turnover: Public reviews heavily criticize the property management agency, describing them as "highly incompetent and nefarious." There is a reported high turnover of in-office agents, with some past agents alleged to have criminal records.
- Rent Increases and Added Fees: Residents report multiple rent increases over recent years, alongside the addition of new fees, without apparent reinvestment back into the park's infrastructure or services.
- Allegations of Illegal Activities: Serious allegations include illegal sales of title-less trailers by in-office agents and "constant criminal activity" within the park, raising concerns about safety and legality.
- Lack of Management Presence and Communication: The main property manager is reportedly not based at the property and rarely present, leading to poor communication and difficulty in addressing issues. Allegations of harassment through text messages and retaliation against tenants for public complaints are also made.
- Not Family Friendly: Due to the reported criminal activity and other issues, some residents state the park is not family-friendly.
Based on the publicly available information and resident reviews, there are no specific "promotions or special offers" explicitly advertised by Homestead MHP, LLC in terms of discounts on lot rent, move-in incentives, or other typical promotional benefits. The provided feedback focuses heavily on operational issues and concerns from current residents rather than any marketing or sales initiatives.
In mobile home parks, the "special offer" often lies in the inherent affordability of the housing type compared to traditional real estate. However, the recurring reports of significant rent increases and added fees at Homestead MHP, LLC suggest that even this perceived affordability might be subject to frequent adjustments.
Potential residents interested in Homestead MHP, LLC should not anticipate any specific advertised promotions. Instead, their focus should be on directly contacting the park management or any listed real estate agents for current lot rent rates, any applicable fees, and to fully understand the terms of the lease agreement. It would also be prudent to inquire about any available homes and their pricing. Given the negative feedback regarding management, a direct and thorough inquiry into all costs and responsibilities is highly recommended.

For Maryland locals considering a mobile home park for residence, the suitability of Homestead MHP, LLC in Port Deposit hinges significantly on individual priorities and tolerance for potential challenges. On the surface, the community offers a geographically appealing location within Cecil County, providing access to the scenic beauty of the Susquehanna River area and reasonable proximity to major transportation routes like US Route 1 and I-95, which connect to larger Maryland and Delaware cities. For those who value a more rural setting and potentially lower entry cost into homeownership compared to traditional housing, Port Deposit's overall charm can be a draw.
However, it is imperative for local residents to be fully aware of the significant concerns consistently raised by current and past tenants. The recurring issues with water shut-offs without notice, often damaging appliances, along with alleged underlying plumbing problems, represent a major disruption to daily life. Reports of unaddressed rotten trees causing property damage, coupled with claims of management disclaiming liability, point to potential financial risks for residents. Furthermore, the strong and consistent accusations of incompetent, unethical, and poorly communicative management, coupled with reported rent increases without reinvestment and allegations of criminal activity, paint a challenging picture for resident satisfaction and peace of mind.
While the appeal of an affordable home in a potentially pleasant location exists, the extensive public feedback suggests that residents at Homestead MHP, LLC may face considerable ongoing frustrations and potential hazards. For a Maryland local, the decision to consider this park should only come after thorough due diligence, including perhaps speaking directly with current residents if possible, and a clear understanding of all terms and responsibilities, especially concerning utility reliability and property maintenance.

Homestead MHP, LLC Reviews
Park constantly either let's the water shut off or shuts the water off without notifying anyone. Weve had to drive 30 mins one way to a family's house to wash bottles for our baby. Hours and hours without water and no one to contact to ask bc there's never anyone in the office to answer the phone. We cant shower, wash our hands or bathe our child and no one let's us know when the water is going to be off. Or if they do, it's after it's already off
Dec 31, 2023 · Katlyn WalkerRUN! Don't move here!WATER IS CONSTANTLY SHUT OFF WITHOUT NOTICE! Multiple tenants appliances and water heaters have been damaged due to non-emergency water shut offs and the park holds no responsibility for damages from their actions. IF any notice is given, it's after the water has already been shut off. Water shut offs are due to major plumbing issues in the park due to non-permitted work as well as a malfunctioning/untreated water system. Most lots are riddled with rotted trees that fall and cause damage to mobile homes and other property, and the park says they are not liable for the damages caused by the trees and once a lot lease is signed all damages become the tenant's responsibility. The property management agency running the park is highly incompetent and nefarious. The in-office agents change often and the past few in-office agents were literal convicted felons. One was a felon from Virginia named Gregory and the other two were Maryland based felons named Ashley and Amy.There have been multiple rent increases within the past 4 years as well as added on fees. Also, The in-office agents commited illegal sales of title-less trailers. There is constant criminal activity in the park, it is not family friendly. The main property manager "Bobbi" is not located at the property, she is located in Virginia and only "visits" She is rarely in-office or present at the property. She is callow, unethical, and has been known to harrass tenants through text message over rent or other minor issues. The Homestead MHP fb group is ran by park agents/accomplices and tenant retaliation has been known to take place due to public complaints from tenants. This park is full of empty trailers for a reason.RUN FAR AWAY.
Feb 29, 2024 · J PIt's clean and the premises is well kept. They have new management in the office and it seems like they are trying to get good upstanding citizens in there. This will probably be where my new trailer goes after we buy it. The office manager is very nice and she tries to be very accommodating to us. If you're looking for a mobile home park I do recommend checking into this one.
