Based on the provided reviews, it's challenging to detail specific positive services offered beyond the fundamental provision of mobile home lots. However, the reviews highlight significant concerns regarding administrative practices and environmental factors. It is essential for any prospective resident to directly verify the following common mobile home park services and their current status:
- Lot Rentals: The primary service is leasing individual spaces for manufactured homes.
- Utility Hookups: Typically, lots are equipped with connections for essential utilities like water, sewer, and electricity. (It is crucial to confirm which utilities are included in the lot rent and which are the resident's responsibility, and to inquire about the quality and reliability of these utilities).
- Maintenance of Common Areas: Standard expectations for a mobile home park include maintenance of internal roads and shared spaces.
- Fee Structures and Transparency: The reviews indicate a lack of clarity and potential inconsistency in late fee charges. Prospective residents should inquire about all fees, payment methods, and ensure full transparency regarding charges.
- Water Quality: A significant concern raised by a past resident relates to water pollution affecting a local fishing spot. While it's implied efforts might be underway to clean it, verifying the current environmental health around the park would be prudent.
It is strongly advised that individuals considering Hidden Springs Mobile Home Park obtain a written agreement for all terms, including rent, fees, and any promises of service, and always obtain receipts for payments.
Based on the provided customer reviews, here are features and highlights of Hidden Springs Mobile Home Park, along with critical concerns, from the perspective of a Georgia local:
- Residential Mobile Home Lots: The park provides spaces for manufactured homes, which can be an appealing housing type for those seeking an alternative to traditional stick-built homes or apartments in the Acworth area.
- Established Location: Situated in Acworth, GA, the park offers residents access to the amenities and community life of a growing Cobb County city.
- Existing Community: As an established park, it has an existing resident base, offering the potential for neighborly interaction.
However, it is crucial to present the significant negative features/highlights reported by residents, as these form a substantial part of the available public data:
- Inconsistent Late Fee Policies: A major concern is the discrepancy in late fees, with one resident reporting being charged $150 while a neighbor was charged $100 for the same offense. This lack of transparency and apparent inconsistency in billing practices raises serious questions about fairness and potentially unethical conduct.
- Questionable Payment Methods: The landlord reportedly requested payment methods that included a money order for part of the payment and cash for the rest, which can be seen as an irregular and potentially untraceable method, fueling suspicions of impropriety.
- Perceived Financial Misconduct by Management: The resident's strong suspicion that the landlord might be "stealing money from people and the owner of the park" is a very serious accusation, suggesting a profound lack of trust in management's financial dealings.
- Environmental Concerns (Water Pollution): While not directly related to living conditions within a home, a past review mentions pollution running into the water where fishing used to be enjoyed. This indicates environmental issues that could impact the surrounding area and potentially the quality of life for residents, even if efforts are being made to clean it up.
These significant concerns regarding management's financial practices and transparency, alongside environmental issues, are critical factors for any potential resident to consider. It is paramount that these issues be thoroughly investigated and addressed before making any commitment to live in Hidden Springs Mobile Home Park.

Such practices can lead to considerable stress and financial vulnerability for individuals and families, regardless of whether they are consistently on time with payments or facing temporary financial challenges.
Furthermore, while the review about water pollution is from the past and suggests potential cleanup efforts, it indicates a history of environmental issues that may affect the overall well-being of the community. Hidden Springs Mobile Home Pk Reviews
Worst place ever, I was always on time on my payments. I lost my job and the last 5 months I been late. I spoke to the landlord John, and he said it’s fine just pay 150 for the late fee. So I did then I was talking to my neighbor and he said he paid 100 for the late fee! I’m so confused. He said I need a money order and pay me the rest with cash. So is he stealing money from people and the owner of the park? I think he is. Someone needs to investigate him!! I’m so glad That I moved!!
Dec 29, 2019 · Michael CI used to love to fish there, but some a hole has let pollution run into the water. I think they are working on cleaning it out from what I was told.
Mar 05, 2024 · Joe WebbNice quiet place, but you can not work on your car in driveway or park on sides. They rent lots but you have to own your trailer. Not a bad community
Nov 11, 2016 · James KillgoreGps doesn't give good address info.not all the trailers are marked with number
