They can offer a distinct community experience and a different pathway to establishing a home base in various regions of our diverse state. Hidden Acres Trailer Villa, located in Vacaville, California, is one such community that has served residents for decades, having been built in 1966. Understanding what a mobile home park like Hidden Acres Trailer Villa offers, from its location to its operational aspects, is crucial for anyone considering this living option.
Mobile home living is often chosen for its potential affordability compared to traditional site-built homes and for the community atmosphere that many parks cultivate. As local users in California navigate their housing choices, it's important to have a clear and factual understanding of each option. This article aims to provide an objective overview of Hidden Acres Trailer Villa, drawing on available public information and customer feedback to give you a comprehensive picture of what it's like to live there.
Hidden Acres Trailer Villa is situated at 700 Shady Glen Ave, Vacaville, CA 95688, USA. This location in Vacaville, a city within Solano County, positions residents with access to a variety of local services and regional attractions. Vacaville is centrally located along Interstate 80, placing it approximately halfway between San Francisco and Sacramento, and providing a strategic point for those who need to commute or simply wish to explore Northern California.
The park's address on Shady Glen Avenue provides a sense of being somewhat tucked away, as implied by its name "Hidden Acres." Despite this, its proximity to major roads and city amenities generally ensures accessibility. Residents can typically reach nearby shopping centers within a short drive, such as Glenbrook Hills Shopping Center (approximately 1 mile or a 20-minute walk), Standish Plaza, and The Ranch. Essential services like hospitals are also within reasonable driving distance, with Kaiser Foundation Hospital - Vacaville about 6 miles away and Travis Air Force Base roughly 9.7 miles away. For those who rely on public transportation, accessibility might be more limited, as indicated by a low Transit Score. However, for those with personal vehicles, the location offers convenient access to Vacaville's core and connections to the wider Bay Area and Sacramento Valley. The setting is described in one online review as "a rural setting, nested in a city!" with "a variety of trees, a creek, open lands and a peaceful setting," suggesting a blend of natural appeal and urban convenience.
Information regarding specific services directly offered by Hidden Acres Trailer Villa is somewhat limited in publicly available data and customer reviews primarily focus on challenges rather than stated services. However, as a mobile home park, certain fundamental services are typically implied for residents who rent lots for their homes. These general services often include:
Lot Rental: The core service is the provision of a space for a mobile home, where residents can place their manufactured home.
Utility Connections: Mobile home parks generally offer connections to essential utilities such as electricity, water, and sewer lines to each lot. Residents are then typically responsible for their individual utility usage charges.
Basic Infrastructure Maintenance: While specific details are not available, mobile home parks are generally responsible for the upkeep of common areas like internal roads and basic infrastructure within the park's boundaries.
On-Site Management/Contact: While direct positive feedback on management communication is not prevalent in the provided reviews, a park typically has some form of management or administrative contact for rent collection and addressing general park-related inquiries, even if the responsiveness varies.
It is important for prospective residents to note that, based on provided customer reviews, there have been significant issues reported regarding the consistency and reliability of some services, particularly concerning power supply during hot weather and responsiveness from management to tenant inquiries.
Based on the provided information and general characteristics of mobile home parks, here are some features and potential highlights of Hidden Acres Trailer Villa, alongside notable concerns raised by past and prospective residents:
Established Community: Built in 1966, Hidden Acres Trailer Villa is a long-standing mobile home community in Vacaville, which can sometimes imply a more settled and mature neighborhood.
Natural Setting Potential: One review describes the park as being "located in a rural setting, nested in a city! It boasts a variety of trees, a creek, open lands and a peaceful setting," suggesting a potentially pleasant natural environment for residents who appreciate greenery and a quieter atmosphere.
Community Feeling: Another aspect mentioned in a positive review (though from 2024 and somewhat at odds with other feedback) is a "small community feeling and a friendly atmosphere," implying a potential for neighborly interaction.
On-site Pool: One online listing mentions a pool, which can be a valuable recreational amenity for residents, especially during California's warm summers.
However, it is critical to present the significant concerns raised in customer reviews, which impact the overall perception and experience at Hidden Acres Trailer Villa:
Lack of Communication/Unresponsiveness: Multiple reviews highlight a significant issue with unreturned phone calls and voicemails from the park's management or office, leading to frustration and wasted time for those trying to inquire about availability or other matters. This indicates a potential lack of professional communication and customer service.
Infrastructure Issues, Specifically Power: A critical concern raised by a resident details a prolonged period of "ONLY 110v POWER TO OUR homes FOR MANY DAYS" during a "100+ degree streak" in summer, rendering central air conditioners ineffective. This resulted in "unbearable" indoor temperatures (95 degrees or higher) and indicates a severe and potentially health-hazardous issue with park infrastructure and management's responsiveness to vital resident needs.
Perceived "Sketchy" Appearance: One prospective resident described the park's appearance as "a bit sketchy" after driving through, which could suggest issues with maintenance or overall upkeep that might detract from its appeal.
Owner Responsiveness: The review regarding power issues explicitly states that the "Park owner IGNORED THAT ENTIRELY for at least two weeks.....then 'took his time' getting it resolved," highlighting a serious concern about owner accountability and prioritizing resident welfare.
These significant negative reviews heavily influence the overall perception of Hidden Acres Trailer Villa, indicating potential challenges that prospective residents should thoroughly investigate.

When considering Hidden Acres Trailer Villa as a potential living option in California, particularly for locals in the Vacaville area, it's essential to approach it with a comprehensive understanding of both its inherent advantages as a mobile home park and the significant concerns raised by current and prospective residents.
From a broader perspective of mobile home living in California, these communities can offer a more affordable entry point into housing compared to the high costs of traditional homes. They may also foster a sense of community, and the idea of having a "rural setting, nested in a city" with "a variety of trees, a creek, open lands and a peaceful setting" could be appealing to locals seeking a quieter environment while still being close to urban conveniences. The presence of a pool, if actively maintained and accessible, would be a welcome amenity, especially during Vacaville's warm summers.
However, the suitability of Hidden Acres Trailer Villa for locals is critically impacted by the very serious issues highlighted in customer reviews. The consistent complaints about unreturned phone calls point to a fundamental lack of communication and professional courtesy, which can be a major barrier for anyone trying to inquire about or reside in the park. More alarmingly, the detailed account of prolonged power outages during extreme heat, with alleged disregard from the owner, raises significant concerns about basic living conditions, resident safety, and the responsiveness of park management to critical infrastructure failures. These issues directly contradict the expectation of a safe and comfortable living environment that any resident, particularly locals seeking a long-term home, would reasonably expect.
Therefore, while the concept of a mobile home park in Vacaville might appeal to those seeking affordability and a community feel, potential local residents must conduct extremely thorough due diligence. This would include attempting direct contact multiple times, and, if possible, speaking with current residents to verify the ongoing status of utility reliability and management responsiveness before making any commitments. The suitability of Hidden Acres Trailer Villa for locals ultimately hinges on whether the core issues of communication and infrastructure reliability, as described in public feedback, have been definitively addressed. Without clear evidence of resolution, the park presents considerable challenges that may outweigh its potential advantages for Californians looking for a stable and comfortable place to call home.

Hidden Acres Trailer Villa Reviews
Their answering machine indicated that they had a few spots available, so I left 3 voicemails several days apart (2 to the main # and 1 to the alternate #) and no one even had the decency to return my call. It's inconsiderate and unprofessional not to return a call, even if there are no longer any spaces available. Also, they should change their voicemail message. It was a waste of my time. I drove through to check it out and it looks a bit sketchy too. No thanks, now I'm glad it didn't work out. I would have given them zero stars, but the rating system wouldn't allow me to.
Jun 09, 2016 · Kimberly RamosLast summer, a large portion of this park had ONLY 110v POWER TO OUR homes FOR MANY DAYS! This meant of course that NO CENTRAL AIR conditioners cooled our homes. Park owner IGNORED THAT ENTIRELY for at least two weeks....then "took his time" getting it resolved. The temperature inside my home was 95, even higher at times. This was at the height of summer!!! and that was 100+ degree streak. This was unbearable..... But, hardly the sole problems one encounters dealing with this owner. (I WOULD HAVE GIVE A ZERO STAR RATING BUT THIS WEBSITE WOULD NOT ALLOW THAT)
