Hampton Oaks Mobile Home Park Introduce
Welcome to an overview of Hampton Oaks Mobile Home Park, a residential community located in Jacksonville, Florida. For individuals and families in the Sunshine State exploring various housing options, mobile home parks often represent a more accessible entry point into independent living. This article aims to provide a clear and informative look at Hampton Oaks Mobile Home Park, drawing on publicly available information and resident feedback to help potential residents in the Florida region understand what to expect.
Mobile home parks, sometimes referred to as manufactured home communities, offer a distinct living arrangement where residents typically own their home but lease the land it sits on. This model can often provide a more affordable alternative to traditional stick-built housing, making homeownership or long-term rental more attainable for a diverse range of individuals. However, like any housing choice, it comes with its own set of considerations and experiences.
It is important for prospective tenants or buyers to thoroughly research any mobile home park, understanding both its advantages and potential challenges. This article will delve into the specifics of Hampton Oaks Mobile Home Park, offering insights into its location, reported services, and highlights, while also acknowledging past resident experiences to provide a balanced perspective.
Hampton Oaks Mobile Home Park is situated at 5375 110th St, Jacksonville, FL 32244, USA. This location places the park within Jacksonville, a large and sprawling city in Northeast Florida. The 32244 ZIP code area is a residential part of the city, offering access to various local amenities and conveniences.
Being in Jacksonville, residents of Hampton Oaks benefit from the city's extensive infrastructure and opportunities. Jacksonville is Florida's most populous city by area and offers a wide array of shopping centers, dining establishments, educational institutions, and employment hubs. Its diverse economy and numerous recreational options, from its Atlantic beaches to its extensive park system, provide a dynamic environment for residents.
The park's location on 110th Street provides relatively straightforward accessibility to major roads and local services. According to general information about this address, the property is within walking distance to some shopping centers and parks, which can be a convenience for daily errands and recreation. It is also noted to be within a reasonable driving distance to major medical centers and military bases like Jacksonville Naval Air Station. While public transportation options might be limited, as indicated by a "Car-Dependent" Walk Score for the area, accessibility by private vehicle is generally good. This ensures that residents can navigate the wider Jacksonville area to access work, healthcare, and leisure activities.
Based on the nature of mobile home parks and the provided customer feedback, Hampton Oaks Mobile Home Park primarily functions as a rental community where the park likely offers spaces for mobile homes, and potentially rents out mobile homes themselves. While specific, detailed services are not extensively publicized, common offerings in such communities typically include:
- Lot Rental: For residents who own their mobile homes, the park provides lots for lease. The question from a reviewer about "how much is the lot fee" indicates this is a primary service.
- Mobile Home Rentals: It appears the park may also rent out mobile home units directly to tenants, as suggested by a review stating, "They should replace or repair trailers before tenants move in but they don't" and "rented to them."
- Utility Access: While not explicitly stated, mobile home parks typically provide the necessary infrastructure for utility connections (water, sewer, electricity) to each site. Residents usually pay for their own utility consumption.
- Property Management: There is an implied presence of property management responsible for collecting rent and addressing tenant issues, though one review indicates a challenging experience with management regarding repairs.
It is important for prospective tenants to directly inquire about the specifics of what services are included in rental agreements, what utilities are covered (if any), and the process for reporting and addressing maintenance issues.
Given the limited positive public information, the features and highlights of Hampton Oaks Mobile Home Park are primarily understood through its basic operational model as a mobile home community in Jacksonville.
- Affordable Housing Potential: Mobile home parks often serve as an affordable housing option in comparison to traditional stick-built homes or apartment rentals. The phrase "stepping stone" in one review suggests it may be viewed as an entry point for some seeking independent living at a lower cost.
- Jacksonville Location: Its presence in Jacksonville provides residents with access to the city's extensive amenities, employment opportunities, and recreational activities.
- Community Structure: As a mobile home park, it offers a defined community environment, which can sometimes foster a sense of neighborhood among residents.
However, it is crucial to address the significant concerns raised in available reviews. One detailed review explicitly states, "it's the worst place I've ever lived," citing major issues such as:
- Poor Trailer Condition for Rentals: The primary highlight of concern is the alleged renting out of "decrepit trailers" with significant structural issues like "a hole in the roof and dry rot around the front door and window," making them "uninhabitable."
- Unresponsiveness to Maintenance: A severe negative highlight is the claim that management "don't like it when tenants report problems" and expects tenants to perform repairs on rental units, even for fundamental issues.
- Tenant Responsibility for Repairs: The explicit statement "It is not the tenants responsibility to repair the decrepit trailers that are rented to them" points to a serious dispute over landlord-tenant obligations.
These points of concern are significant and prospective tenants should exercise extreme caution and thorough inspection before considering Hampton Oaks Mobile Home Park.
For direct inquiries regarding availability, lot fees, rental processes, or to address concerns, prospective residents can contact Hampton Oaks Mobile Home Park using the following details:

It is strongly advised to contact the park directly, and if considering a rental, to arrange a comprehensive in-person inspection of any specific unit, and to thoroughly review all rental agreements and maintenance policies before committing.
For locals in Florida seeking housing options in Jacksonville, Hampton Oaks Mobile Home Park presents a complex picture. On one hand, mobile home parks are often sought out for their potential to offer more affordable living arrangements compared to conventional apartments or homes. Its Jacksonville location provides access to a large city with numerous job opportunities, amenities, and services. The basic structure of a mobile home community can appeal to those looking for a specific type of neighborhood environment.
However, the suitability of Hampton Oaks Mobile Home Park is significantly overshadowed by the serious concerns raised in available public reviews. Allegations of renting "uninhabitable" trailers with major structural defects, such as holes in roofs and dry rot, coupled with claims that management is unreceptive to maintenance reports and expects tenants to bear repair costs, represent critical issues for any potential resident. The statement "Avoid this place at all cost" is a strong warning that cannot be overlooked.
While the appeal of an "affordable stepping stone" might be present, the reported conditions suggest that prospective tenants might face substantial challenges and unexpected costs. For locals considering Hampton Oaks Mobile Home Park, it is absolutely essential to proceed with extreme caution. This should include:
- Thorough Inspections: Inspecting any potential rental unit or lot in immense detail, noting every defect.
- Clear Rental Agreements: Ensuring all responsibilities for repairs and maintenance are clearly defined in a written lease agreement.
- Understanding Tenant Rights: Familiarizing oneself with Florida's landlord-tenant laws regarding habitable living conditions and repair responsibilities.
- Seeking Legal Advice: If possible, consulting with a tenant rights organization or legal counsel before signing any lease, especially if concerns arise during the inspection.
In conclusion, while Hampton Oaks Mobile Home Park exists as a housing option in Jacksonville, the factual feedback from past residents highlights significant drawbacks concerning property condition and management responsiveness. Any local considering this park should be prepared to undertake extensive due diligence to protect their interests.

Hampton Oaks Mobile Home Park Reviews
I lived at this trailer park for about a year and a half & it's the worst place I've ever lived. They should replace or repair trailers before tenants move in but they don't. They don't like it when tenants report problems and there are many. It is not the tenants responsibility to repair the decrepit trailers that are rented to them. I did one repair the entire time I was there and it cost me $20, plus cost of rent . I shouldn't have to pay a penny. Avoid this place at all cost. The $20 was for Flex Seal. I came home to find water on the carpet. There was a hole in the roof and dry rot around the front door and window. I bought flex seal to spray on the rotting wood. You can say it's a stepping stone be there is no excuse to rent out an uninhabitable trailer.
