You DON’T own the land your maufactured house is on, you have to sign a 99 year land lease. Most who reside there are nice BUT residents pay an outrageous HOA fees (that’s what I call it because that is what it is, in fact). It’s for snow removal and garbage pick up and landscaping. It is not for rent. The monthly HOA fees go up every year 3 to 5% NO MATTER WHAT. What is worse, the first year you may pay $1000 per month so the second year you’ll pay $1050 per month. The third year you’ll pay 5% of $1050 and so on and on. it goes up a lot faster than you think. For people on Social Security and pensions that’s a lot to pay to keep Greenwood Village shareholders happy. If you move there you will start paying at least $1000 a MONTH the first year. The management has a high high turnover rate. Don’t bother complaining because nothing is gonna change. It is one step above a geriatric ghetto. The “maintenance” men just ride around in a truck and try to hide from management all day and get very little, if anything, done. Property taxes are outrageous, too!

Additionally, residents have access to a clubhouse with a gym, game room, and workshop, as well as a pool and picnic areasThe community is pet-friendly and also provides RV storage and a community bus service for local outings.If you're interested in a close-knit community with an active lifestyle, I highly recommend Greenwood Village!

They go up about 200 dollars per year. That seems high for seniors, but I guess it’s a business and the senior part is not so much considered.It includes grass cutting and trimmings, snow plowing after 2” water and trash removal.If you buy a home, it’s a cash deal only. No mortgages. You own the house but not the land. Like a mobile home park. The HOA fees considered very high by other standards. Check that out before you sign on the line.The people who I have met here are pretty wonderful. They are congenial and for the most part very friendly and even helpful at times. We’ve made some nice friends.The amenities include pickle ball, a clubhouse with various exercise programs, and other crafts and shows, etc. even a free bus that takes you to the stores. On their schedules of course, but still if you need it, it’s great. They also have a fitness room a woodworking room and a hall to rent out. The swimming pool is open from Memorial Day to labor day. However it is not heated so you need to wait till the warmer weather hits in July to get in, for me anyway. And it should be heated because seniors need that. Also it’s in an odd place on the property behind the clubhouse. You can’t access it unless you go to the clubhouse and take the stairs or elevator down to the pool. If you have trouble walking, it’s a chore. You used to be able to access it from the ground but not anymore. That’s a big detriment.You can pay your HOA or Rent online.It’s a lovely place overall but some things need changing.

It went from $1,000 a month to $1500 a month in a 5-year period how stupid is that? At this rate in five more years we won't be able to afford to live here anymore
