While an exhaustive official list of services specific to Greenwood Terrace isn't readily available, we can outline common offerings based on industry standards and general information about such communities in Illinois.
- Lot Rental and Home Sales/Leasing: The park primarily offers lots for manufactured homes. Public information from Roots Management Group indicates the availability of homes for sale, such as a "1 bed, 1 bath home" built in 2021, and the possibility of purchasing a mobile home and placing it on a lot. It also appears there have been options for leasing homes in the past, though some information suggests a move away from new rentals.
- On-Site Management: Roots Management Group's listing for Greenwood Terrace indicates an "On-Site Office" at 104 Greenwood Ave. This implies a management presence to handle day-to-day operations, resident inquiries, and ensure community guidelines are followed. The presence of a specific contact person, Lisa, in one of the reviews, further supports the existence of on-site personnel.
- Utility Hookups: Essential utility hookups, including water, sewer, and electricity, are standard for individual manufactured home lots within such communities. Residents are typically responsible for their own utility bills.
- Maintenance of Common Areas: General upkeep of the community's common areas, such as internal roads and shared green spaces, is usually a service provided by park management. However, one review noted that "Maintenance and management SLACK and are SLOW when reaching back out to you," suggesting this is an area where service delivery might be inconsistent.
- Community Events (Inferred): Roots Management Group promotes Greenwood Terrace as a "wonderful example of community living" where "community events are curated for everyone, creating connections and lasting memories." This suggests efforts to foster a social environment through planned activities.
- Waste Management: Proper garbage collection services are a standard offering in manufactured home communities to maintain cleanliness.
It is crucial for prospective residents to verify all current services directly with the management, especially considering the mixed feedback regarding responsiveness and the availability of rental units.
Greenwood Terrace in Bloomington, IL, presents several features and highlights that contribute to its appeal, while also having aspects that prospective residents should carefully consider.
- Established Community with Long-Term Residents: A significant highlight is the presence of long-term residents, as evidenced by a review from someone who "Loved here for 16 years as a kid and came back 20 years later to raise my children." This suggests a stable, deeply rooted community where neighbors look out for each other, fostering a sense of belonging and familiarity. The phrase "Great neighbors we all watch out for each other and great community" reinforces this.
- Family-Friendly Environment: The desire of a former resident to return and raise their own children in the community speaks volumes about its suitability for families. The presence of a playground, as listed in the Roots Management Group's amenities, further supports its family-friendly appeal, offering a dedicated space for children to play.
- Affordable Homeownership Potential: Manufactured home communities like Greenwood Terrace typically offer a more accessible path to homeownership compared to traditional stick-built homes. This can be a significant advantage for Illinois residents seeking affordable housing solutions. Roots Management Group lists homes for sale within the community, with one example being a 2021-built 1-bed, 1-bath home, indicating opportunities for purchase.
- Community Spirit: The positive review highlights a "great community" where residents "all watch out for each other," indicating a strong communal spirit and a supportive neighborhood atmosphere.
- On-Site Management Office: The presence of an "On-Site Office" at 104 Greenwood Ave provides a direct point of contact for residents regarding management needs and inquiries, aiming to create a "welcoming environment."
However, it is equally important to address the significant concerns raised in another customer review, which represent notable challenges and should be considered as part of the park's current features:
- Application Process Issues: A severe concern raised is about the application process, with allegations of "lies," attempts to "scam people," and application fees ($50 per applicant) being taken without a decision or timely communication. This indicates potential issues with transparency, responsiveness, and fairness in the application handling.
- Communication and Transparency Problems: The review details repeated instances of management (specifically "Lisa") allegedly lying and failing to provide updates or decisions on applications, even going so far as to post a unit for rent elsewhere after telling an applicant it was "available for us." This points to significant communication and trust issues between prospective residents and management.
- Maintenance and Management Responsiveness: Another review, while not as directly negative on the application process, stated that "Maintenance and management SLACK and are SLOW when reaching back out to you," suggesting a broader issue with responsiveness even for current residents.

Greenwood Terrace Reviews
Please be careful applying for homes with this company. They lie and try to scam people with filling out an application for lease and go forward with processing your application, but do not give u decision. Keep in mind the application fee is $50 per applicant. I paid 2 application fees and disputing them both with my bank. I followed up with Lisa several times and she would always lie and keep saying the manager will look over the application and give a decision which never happened. The application was completed 2 months ago and still only says submitted and never received a call from Lisa. Such a waste of time. I should have known something was up when, we came to view unit 9 and was told it will be ours for rent once application gets approved. I just so happen to check on Zillow and she posted it for rent there. Why would u tell a tenant that it is available for us and then say u rented it out without even notifying us after the fact. All lies so beware!!!!

Jan 07, 2023 · Cheranda ShipleyGod awful communication and a revolving door of managers. If you rent and ever need something fixed, don't even bother calling. Find a better place to live than this cesspool.
